The location of the apartment was good, and the staff were very friendly and very helpful, the bed was comfy and the kitchen appliances were enough for what you need.
The apartment was on the 3rd floor in a student block for the university, and it’s in a totally separate block, the apartment had a very strange smell to it, also the heating only works for 9 minutes then turns itself off, we had to get housekeeping to give us an oil heater to plug in. Breakfast was well not great, on the second morning there was only sausage and bacon left with toast and the coffee was cold, all in all I would not recommend staying here, I paid over £250 for this the Hilton would have been a lot cheaper and less of a drama…

I thought the location of the stay was brilliant. The rooms were clean and comfortable. I especially liked that the apartment had its own section of the building, with multiple security measures required for access.
Firstly, the apartment did not reflect the images displayed online. We believed we had paid more for a suite with both an upstairs and downstairs, as advertised for the type of suite we chose, so this was disappointing.
Additionally, the heating in the apartment was poor. It was controlled by an electric wall heater, which took a long time to warm up and automatically turned off once it reached 30 degrees. As a result, we woke up several times during the night feeling cold.
The doors used throughout the apartment were fire doors, which made the space feel very segmented and less like a usual home. The heavy doors constantly closing behind us disrupted the flow of the apartment and again did not match what we believed we had booked.
Lastly, noise during the night disturbed us significantly on one occasion. Deliveries were being moved around at approximately 10pm, which we assumed were for breakfast stock creating loud noise. There was also general noise throughout the night, possibly from elevator use or movement downstairs.

The location was very good, near cowsgate and just off the royal mile.
Bed and sofa bed was comfy, good shower pressure and kitchen facilities. It is located beside university accommodation but despite that it was a very quiet area.

The breakfast was excellent. The location was perfect for our purpose (close to the University). We've got an apartment with a kitchen and a set of tee/coffee packs. At the reception we've got two UK/EU power adapters for free.
My daughter found the mattress hard, but this is a personal judgement. The air cleaning device located next to our entry door was a bit too loud in the night.

Waited 25 minutes to check in, only 1 member of staff on duty.
Hotel made additional charge to my credit card without discussing with me.
Heating in room is through air heaters but it is escape room level puzzle to work out how to get it to work.

Very clean and great location for central Edinburgh and events at the university
The bed is on a mezzanine with one side pushed against a glass wall . If you need to get up in the night you have to climb over the other person and then negotiate a narrow staircase to get to the bathroom ! No problem if you don’t need to get up in the night !
No windows as the one is opaque and so you can’t look out or get any natural light .

Friendly receptionist. They kindly upgraded my room without being asked.
The apartment was cold and the small radiator on the wall seemed inadequate to heat such a big space. I had to use both duvets on bed to stay warm during the night.
The water flow from the shower was little more than a dribble and the temperature wasn't adjustable, so not great when it's really cold out.
There was hardly any natural light, despite the huge windows, so lights are always needed, even during the day.
No socket to plug in a hairdryer beside the mirror, which is annoying if you want to do your hair properly.

Location was good, room was clean and facilities were very good. Reception staff very polite and attentive. Room was very nice.
The only thing we could say could have been better was that there was no plug near a mirror. My partner struggled to get ready (hair and makeup). Maybe a mirror near the bed would have been better or plug in the hallway entrance next to the large mirror.
Also, when cooking, we were worried about the smoke alarms going off as it got very Smokey. There were extraction fans which we used with the window open but we were just a bit anxious of setting off the alarms.

I loved the free cookies and hot chocolate packs in the studio. The toiletries were good too, and really appreciated how nice and clean everything was. This is probably not relevant to most people but the acoustics of the room were incredible and playing my guitar there sounded divine, and it was so relaxing. It's super walkable to everything as well, especially Edinburgh uni campus.
I wish I could've turned the heating on. I know it was 'only' September, but it's still Scotland and not all of us are accustomed to the cold. There were some teenage hooligans who caused a lot of trouble (smashing flowerpots in the common hallways, breaking into people's rooms, setting off the fire alarm at 2 am, forcing the entire building to evacuate). Property needs to vet its guests better- these kids were local troublemakers, clearly NOT uni students or families/ people travelling for work.

Due to ongoing construction, the lift or front door to Churchill House was not working. One of the main reasons I booked at KM was to do laundry mid-week. But the laundry app did not work on our cell phones (We live in Italy but have U.S. phone numbers).

What a mess, refurbishing taking place everywhere, lifts OUT OF SERVICE, they took us through a back door and had to walk with suitcases AND our dog throught a maze of never ending corridors and stairs to the point of even getting lost and worrying if we could even remember our way back to the street.
Everything screems cheap uni accomodation but we paid over 500 pounds for a dark, claustrophobic room, with a tiny bed NOT A DOUBLE BED as they advertise, the window had this blurred sticker on, awfull and our view were a kind of a dirty backyard with stuff trapped there, even a wellie boot and all sorts of rubbish, so so bad...
There were stains next to the bed, the room stunk of dump and there were an overwhelming amount of sings apologising for the refurbishing taking place.
When asked if we could be moved to a diferent room their answer was a big fat no saying there were no other rooms available, i checked their website AND Booking. Com and there WERE plenty of other rooms available to book at the time.
Manager had no manners on the phone, terribe behaviour, so we just asked for a check out and booked another nearby hotel fortunately we had the financial means to do so otherwise we'd be stuck in this Horrible place for our 1st visit to Edinburgh.
This was 500 quid in the bin... NOT A PENNY WAS REFUNDED.

Bad is very small for two people and there NO space from right side to get off the bed ( bad is near the wall ).
I had a terrible experince with the safety box. We put passports, wallet, money into the safety box and the night before to leave we tried to open the safe without sucess and we noted the safety box WAS not fixed to the wall ( crazy!!) . Receptionist and person in charge of maintenance came to the room but they didn't suceed to open the safety box so, they took the safety box to the reception and at 2:00 we got my personal belongings back. So, we slept only a few hours before our tour to Skype.

Location was fabulous. Our room was small but it had everything we needed for a few days in Edinburgh. The hop on hop off bus is an easy walk as are other to attractions.

Not accessible for people with mobility needs. During my stay, the building was under construction, which made access especially difficult. Reaching the apartment involved navigating a complex route that took around 10 minutes, including 8–10 doors, several sets of steps, and other physical obstacles. As it stands, the space is not suitable for wheelchair users or anyone with limited mobility.

Bed was comfortable, shower was decent.
The heating and lights were left on all day on the hottest day of the year, we checked in at 8pm. The small gap in the window the room was uncomfortable all night despite switching the heating off.
Downstairs needed a hoover, there was no microwave or alarm clock despite being advertised.

The location was excellent; we were able to reach everywhere on foot. It was also very good in terms of safety. All the staff were friendly and helpful. The room had everything we needed, and all the items were clean. Our room was cleaned daily. I would definitely choose this place again if I go back.
It would have been great if there were slippers in the room, even disposable ones.

Handy apartment style in a decent location
SO incredibly noisy even, at 6am on a Sunday, entire building shaking at one point meant we got barely 4 hours sleep. All of the noise really upset our dog too and there was no warning that it would be so noisy or of the construction going on. There was no cutlery in the kitchen. When it cost us £245 for a one night stay for two people you’d expect atleast a half decent sleep!

The studio was clean and comfortable.
Also a good location to explore Edinburgh City Centre.
The booking we made was a ‘compact studio’. This means you only get a 4’ double bed not even a regular size double.
We are a couple around 60 years old and would have found it far too small. Speaking to the member of staff on reception, who was very helpful, she kindly upgraded us to another studio with a normal 4’ 6”, which is comfortable.
The advert on Booking. Com does not mention bed size as far as I can see so make sure you are aware.
The studios, along with the hotel, are also within a university student accommodation block so this may put some people off.
The accommodation, despite a good location city-wise, is quite expensive and, in our opinion, only offers fair value for money.

The apartments are in a great location. We stayed for two nights in order to run the Edinburgh marathon. The start line is literally a 4 minute walk from the apartments which was great. Also just a 10/15 minute walk to Waverly. The apartments had everything you need to cook and clean up should you need to and were very clean
The apartments are part of a block of student accommodation which wasn’t clear when we booked. We didn’t see many students but it was a bit noisy. We stayed as a couple and the bed is not a double, it is a 3/4 bed at best. It’s up against the wall and is not big enough for a couple (we are not big people), which given we were running a marathon in the middle of our stay was not ideal as we slept very little. This wasn’t advertised at all and made for a very uncomfortable stay.

The apartments were lovely and modern. Everything you need is there from toiletries, towels, hairdryer, iron,etc. Beds were super comfy. We were in the larger apartments plenty of space fo 4 people. The ability to have a full kitchen was handy. The staff were so friendly and always ready to help. Although it's in a uni setting it doesn't feel like it and apartments are in a seperate floor.
It was noisey at night with road noise but its a city. Also found rooms quite warm but there was a fan to use which helped

Beautiful interior design and layout
On the day I stayed the lift was t working which would not normally be an issue but I had a problem with my hips so going up and down stairs wasn’t ideal. However I was offered and gratefully accepted help carrying my bag up to my room
