ROOM WAS NICE, CLEAN,BED WAS COMFORTABLE
IT WAS ON THE VERY TOP FOOLR , THE LIGHT WAS NOT WORKING ON THE HALLWAY , IT WAS A BIT OF A HAZRD GOING TO TOILET IN THE MIDDLE OF THE NIGHT. THE HEATING WAS ON, BUT ROOM WAS LITTLE COLD.

Had lots of space and felt comfortable. Was in the perfect part of town and wish I could have stayed another day to explore the area more. Was debating between this and a hostel, this wasn’t much more and it was so much more comfortable
Being able to use more of the kitchen would have been nice. Good restaurants across the street so wasn’t a big deal

Initial communication from the host was prompt and clear.
Our stay at St James Street Townhouse Belfast was deeply distressing and unsafe due to two late-night incidents of aggressive banging on the door at midnight and 5am and objects being thrown at our room's window at night. The host failed to respond during the emergencies and later offered an unacceptable explanation involving another guest and no compensation. The experience left my family terrified, and I strongly urge Booking.com to review this property’s safety and management standards.

Really cosy room in simple but comfortable house at walking distance to the Cathedral Quarter.
Comfy bed and heated room enough for a nice stay.
John was particularly nice as he prompltly delivered me two sets of keys i left in the drawer.
Good quality for price in otherwise not so cheap Belfast.
Recommended.

The guesthouse is refusing to provide an invoice for my stay. I have repeatedly contacted them, they initially said they've sent a link but I didn't receive it and now they are not responding to me or to Booking.com customer service. Avoid!!!

The key for each occupant is not being labelled with number . This has lead to confusion when collecting keys and some travelers being stranded overnight due to inability to access the unit. Problem with toilet pump so we are unable to flush properly.

This property was basic but clean. Kitchen had kettle, toaster, microwave, cooker and washing machine facilities. Small shower room was additional to the main bathroom. Carpets looked new and I think someone came everyday to clean. Location was good for transport links into city centre and not too far from the train station. Ideal for a short stay and just need a base.
The room I had was at the top of the house was very tiny with a sloping roof which meant I hit my head every time I approached the bed or sat up in bed. Luckily I am only 5’2”. I probably would not have chosen this property had I known the size of the room or the amount of stairs I had to climb.
I found the front door had been left open one night by another resident but fortunately I had come down for a drink and noticed it.

The fact you could not cook anything other than use the microwave. The fact you cannot drop off or leave bags. Room is tiny! Shower can get very hot...maybe scalding, so be careful.

I had a fantastic experience at a hotel in Belfast. The place was nice, clean, and conveniently located close to the city center. Victorian House of 5 Hotel quality bedrooms with 2 shared bathrooms, shared kitchen and dining rooms. The house was exceptionally clean and well cared for. Location is within a short walk of the city centre. Very reasonably priced.

Thank you for a great stay! A very modern, clean and comfortable room in a lovely house in a quiet area. The city centre and bus station are less than 30 minutes away on foot. Highly recommended!

The room and the washroom.
The reception on the bell. She was really harsh.
We came as three friends and wanted the 2 more rooms or beds on the charges.
More over she was not ready to accept the early check in on additional cost. That made us stranded. I had booked room for 2 nights and due to the behaviour of the door bell receptionist I wasn't able to come for the first night.
John was welcoming and kind enough but the lady shouted at me which resulted me in shock and I was unable to close the door properly.
Secondly the key collection is the hardest part. I hurt my nails and finger in the process.

Everything was very modern, new, well kept and clean. Check in and check out was very quick and easy as it was self serve. There were locks on each of the room doors. The bed was comfortable and the basics were provided (a bath towel, hand towel etc).
Sharing the house with others means they aren't always considerate so it can be quite loud, doors banging and people talking/laughing. When there is wind the bedroom doors rattle too. Two times that I came back to the house the front door had been left wide open, anyone could have walked in which didn't make me feel safe. There is also a bit of a damp smell in the shared areas.

There was no meal at all at the place
I did not like the fact that I had to come out of my room to go to the bathroom especially at night. There was no floor mop to wipe the wet floor left by the people who used the bathroom before.
On Friday morning there was some drilling from downstairs which woke me up as I was taking a nap having woken up at 3 in the morning to catch my plane to Belfast . This was one of the reason I paid an extra fee to access the room before the normal checking in time !
On Friday night from 2 am until 5 am . I was woken up by the noise made by the people in room 2, next to mine .They were having a party I think, or were simply drank. They made so much noise and loud conversation with swear words. I did not sleep until 5h30 and could not wake up on time , Nearly missed the time for my meeting !
I had to talk to them the following day and tell them about this as the owner or whoever is responsible for the property management was not available for me to lodge a complaint .

Convenient location in a quiet residential street, a few minutes walk from the city centre. Very good value for money. It was clean and tidy. I don't usually stay in shared accommodation but the other guests didn't impact on my stay at all. I needed somewhere convenient and cost effective for a few days and this worked out absolutely fine for me. It was close enough to go in and out of the city on foot, and for those who need it the bus stop is just round the corner.
There's a good kitchen but hot food must be bought from elsewhere and not cooked on the premises (toast is okay).

Someone gives you the key (after you wait for a while) at the beginning and that's it. No checking the guesses again. They leave you alone with the other inconsiderate respectless guesses, shutting the doors to death.
Next time pay a little more but at least you will sty with mature people hopefully.
Note for the owner's response: sorry you are wrong in your every assumption, it is making the situation funnier. Budgeted or not, regardless of who booked the accomodation (which was me), I have the right to expect a peaceful stay and it is your responsibility. Your hostile answer shows your personality very well, instead of saying you are sorry and will try to pay attention to these points could have been a constructive attitude but you chose not to.
