Simply put, I will be returning and recommending it to my friends.

Breakfast was of a constantly high standard. Room was spacious, well decorated, clean, tidy and comfortable. Access was secure and easy and corridors and public rooms of the same high standard.

A seaside gem.

Friendly hosts, very comfortable room, immaculately clean, inviting common areas eg reception and the breakfast lounge with tasteful autumnal seasonal decorations dotted about for a lovely touch, high quality breakfast cooked freshly to order and a lovely selection of fresh fruits, yogurts and cereals to complement. Dog friendly room with absolutely no doggy smell, the cleanliness levels are second to none Beds were super comfortable and cosy duvets too! Having our own entrance doors into a small porch area with mini fridge etc was perfect for returning from walks with the dog so we could dry him off and also offer him space for his food bowls etc without them being by our beds. Location is quiet, nice walk to the main area of Skegness via the marsh/beach path by the property. Easy parking on the street right outside. Rear yard is enclosed so very handy for night time or early morning popping out with the dog too! Little touches like bottled water in the room on arrival and chocolate biscuits were welcomed. Towels are big bath sheets which is always nice in a hotel!

Not so much a didn't like just a point of note, Room 3(triple ground floor, dog friendly) is one of the last remaining rooms awaiting a decor update that the owners have planned to sort on the next round of renovations as they are just in their second season here, however despite dated decor this did not detract from the ambience and quality of the property overall. The bedding was modern and fresh and the room light and spacious. Providing fresh cups for the second day for brews would have been nice however had I asked for these I know it wouldn't have been a problem.

Great location. Very quiet. Great access to the beach. Lovely rooms with a very comfortable bed. Breakfast was fresh cooked and lovely. All in all, a really enjoyable overnight stay. Thank you.

We stayed for one night, very spacious and clean room. Great location if you have a dog it's a few minutes walk to the beach. The breakfast was excellent and we will definitely go back.

A quiet location, made very welcome and well run by the hosts, who were friendly .room was very clean, the en-suite had a heater and an amazing shower. Had a lovely well cooked breakfast .

The B&B was a short walk into the centre but also in a nice quiet street. All the accommodation was spotless & the hosts were so friendly. We would definitely stay here again if we came back to Skegness & would recommend it to all.

the accommodation, hospitality and food were just what we needed

Breakfast was exceptional; very tasty and lots of options. The staff bent over backwards to ensure our stay was highly enjoyable (and succeeded!). The view from our bedroom window was truly awesome!

The only frustrations were rooted in our own immobility. We would have loved to explore the beach footpath nearby!

Double room a bit small but for 1 night it was doable, bathroom massive, good night's sleep, but the bed was a bit sqeeky so husbands sleep was disturbed when he turned over, as it was the side he slept on, but I would stay again as the place was spotless

Mother and daughter vacation

My daughter and I stayed here in July 2925. The proprietors Jason and Richard were a joy to behold. They were very friendly and jovial and treated us with extreme kindness. The breakfasts were delicious and cooked to perfection. The room was big and extremely comfortable and clean . Thank you Jason and Richard will definitely be back next year.

Lovely weekend

Just got back from a 3 night stay at this place. Booked through booking.com. We were visiting for the reggae festival. The guest house is very nice and homely. We had room 9 which was at the top of the building. Very big bathroom and room was nice. Everything was spotless and clean. Jason and Richard are very nice hosts, they go out their way to talk to you and make you feel welcome. They do the BEST breakfast in the morning either cooked or help your self cereal, fruit, croissants etc. They have done major work on the property and still have plans to do more. It’s in a great location, near the sea and parking on road which is handy. You can come and go as you like. They also have doggy rooms down stairs so people can bring their fur babies on holiday. If we ever come to Skegness again we will definitely be contacting to stay here. Thank you Jason and Richard for being great hosts.

Last minute One night stay

we booked here last minute after not being able to drive home to Blackpool so needed somewhere to get my head down ,Owner was very friendly and helpful , room was spotless and decorated beautifully,we didn't have breakfast but it smelt gorgeous,highly recommend Oh nearly forgot,they also have electric beds!!

We stayed here last year and came back for our daughters birthday trip. The hosts are so lovely and welcoming. They have refurbed and our room was beautiful, comfortable and clean. The breakfast room was homely and beautifully decorated. The breakfast itself was delicious! As it was our daughter’s birthday, the host brought out a little cake with a candle which made her day! We wouldn’t stay anywhere else and have recommended to family and friends.

Will book again and again! Amazing value, wonderful stay

Amazing hosts, greeted on arrival by Jason, room was massive, ground floor perfect for guests with dogs, which we had Beds were reclining, small fridge with water and milk provided. Spacious bathroom/shower. Breakfast was amazing, fresh fruit, large breakfast, exceptional value for money.

TV Channels 1-3 were unwatchable, no signal at all. Could find Wifi code - I would recommend this being in the room for guests, not in the hall way, as didnt see it until the next day, as it was not pointed out to us.
