location was amazing, and the English breakfast is good to have. this property is located in middle of the town, Hamilton garden was around 2-3 km from there.

A beautiful home, obviously they take a lot of pride in their home.

The location was great, beautiful beautiful hostess and home. We would definitely stay there again however, the other guests from upstairs were extremely noisy and the dogs were a bit annoying too, otherwise a very lovely stay.

We both love dogs but the barking and scratching at the door was definitely a no no! However we can appreciate the fact that they are a means of security and for such a gorgeous property you definitely need security. The bathroom door somehow locked on us too??

Friendly and helpful host. Very accomodating for your schedule and needs. The house was clean. Breakfast was really good. Overall, couldn't fault too much. 2 beautiful and very friendly dogs. Reasonable price.

Too much essential oils smell and incense . Pillows a little old and lumpy and not very comfortable. The room needs thick curtains to block the street lights coming through the windows for a good night sleep.

I was a bit late getting there, but my hostess sent me a text, as it happened, just as I arrived. I have stayed there before, but she gave me a quick briefing on breakfast and the facilities anyway. It's comfortable, quiet, at the end of a short street with no through traffic. Ideal from my point of view, and very clean.

our hostess Sanjeeta was very welcoming as were her 2 dogs Digger & Romeo. The whole facility was spotless, our bed was comfy & breakfast was fine. We liked the fact that there is a pear tree in full fruit on Pear Tree Lane. It took <10 mins into Hamilton cbd. 90 min drive to Auckland airport - perfect for connecting with late morning flight.

Hosts were fantastic, lovely home. Beautiful pet dogs.

Nothing but if you don't like heat this may not be the best property for you as it does get hot in the rooms. Air con in the adjacent landing... I don't mind heat so was fine. Neighboring guests right next door and host cannot help their behaviour although she asks for them to be mindful of others so this is just a be aware if you are looking for a private getaway. We loved interacting with our fellow guests and the hosts when we had the opportunity to chance upon them.

I booked this for Hamilton 7s 2023 and wasn’t expecting this level of service. The couple were so friendly and good service, they even had kava as a welcome gesture and I loved it even though I was knackered from the long drive on our first night there and from watching the rugby game. LOVE LOVE LOVE THIS PLACE ! will definitely be returning 👍🏽😍

Unlawful Accusations at a B&B

The pets x2 friendly and very adorable dogs.

I was accused of stealing our breakfast foods and milk which wasn't true. I was absolutely disgusted by the accusations. 4 adults, we bought our own food, we made sandwiches, toast, we prefer to drink milk. I'd paid in full and we only consumed what we'd been advised was for us and didn't consume much cereal or use sugars. Food we had touched, I removed from the fridge for obvious hygiene purposes. I received an apology, when she realized she was wrong. It's disgusting to pay to stay in accommodation providing breakfast and be accused of theft. Absolutely disgusting to encounter such discrimination in my own country.

Loved that it was clean and we had “free reign” in the kitchen.

The bed has a mattress topper that is far too soft, making sleep difficult and painful (you lie with your hips lower than your neck).
