Location is in the country side with lovely views, the breakfast was excellent, the room was large and airy.
for us there was nothing that we didn't like. the only thing that i could say is that some one would not like the shared bathroom but that is explained in the write up

Spacious & comfortable room & private bathroom with lovely meadow view. Serenely peaceful location - just beyond pretty Ibthorpe, where Jane Austen visited & handy base for travel. Relaxing outdoor table setting. Host (also Jane) spoiled us so with a delicious home cooked breakfast served at a beautifully set table.

Jane was a fantastic host, she cooked a delicious breakfast and I had a nice chat with her. Room was huge with a giant mirror and comfy bed, washroom was spotless. Would stay again if I'm in that area! Ample parking for at least 4 or 5 cars if they park how I did :)

Nice quiet location in the countryside
Bathroom was not en suite. This was not made clear in the initial write up
Cooked breakfast was previously made and held in the oven so was dry
No toast even though butter and marmalade was on the table
Might just have been a bad morning but was disappointing
Can't really understand previous ratings based on our experience
