We had a wonderful two-night stay at Villa Pandolfi Elmi with our family. The villa is absolutely unique — it feels like staying in a real castle-museum, full of history, charm, and beautiful details. Everything was very clean and comfortable, and the atmosphere was peaceful and authentic. The location is perfect, close to the historic center of Spello. The host was extremely kind, welcoming, and attentive, which made our stay even more special. We truly enjoyed every moment and would highly recommend this place!

The location is amazing, caple meters from the old city, the mansion is beatiful, the host Fabrizio is a very nice and kind person, gave us a full explantion about the city and her history and recommendation of good restaurants. The room was very big and clean in a historic beatiful house. Very recommended.

In the more than 15 years we have used Booking. com. we have never encountered such a disappointment as this place.
We were unable to stay as the room and in fact the whole premises was unsuitable. The stairs were steep (not a problem) but no handrails and quite uneven. The costs was taken out 30 days prior to our arrival and no refund was given the customer service from Booking.com was unacceptable. The description of the place on the website is misleading so therefore we can only warn potential guest to be aware of these issues.

We couldn’t have asked for a better experience! The house has so much history and character. You can walk to everything you need, past wildlife and wildflowers, making the ease of our stay perfect. We could even see Spello from out window and our daughter said- I feel like Cinderella! Our host was so intentional to give us all the details and history we could need. It felt like staying with a family.

Fabrizio was the most remarkable host. This is his home, a beautiful historic house in large peaceful gardens within easy short walking distance of the town's walls. He was welcoming, informative and generous - the kind of person anyone would be fortunate to have as a friend.

Villa Pandolfi Elmi was an absolute dream. If you’re looking for an authentic Spello experience with true Italian hospitality then this is the place. Fabrizio was a wonderful host who was always on hand to help and gave incredible recommendations for food and activities. You truly feel you’re in a home rather than a hotel, and the stroll into and out of Spello looking up at the village walls, or navigating the leafy country lanes, is a constant reminder of where you are.

It is both an Italian 18th century palazzo, (beautifully decorated and furnished) and at the same time a much cherished family home, situated on a country lane but still within easy walking distance of the old walled part of Spello and of the rail station.

We could just spend a couple of days at the Villa Pandolfi which is situated at the entrance to one of Umbria’s most spectacular towns: Spello! Anyway, we immensely enjoyed the privilege to be guests in a stunning historic country house which has preserved the atmosphere of bygone centuries beautifully and still offers all amenities one can reasonably expect from a B&B. Note that this is not an anonymous hotel but a family home that oozes tradition and style. The host is a true Italian gentleman who will provide you with all the information on the area you need and who is happy to engage in a chat on the beautiful things in life: classical art, natural treasures and good food – all of which can be found abundantly nearby. If you always wanted to know how living in a stately home in Umbria feels like, this is as close as you can get. Past and present chime in beautifully in this peaceful place and you will almost certainly feel a bit sad when you have to leave – unless you’ve already pledged yourself to return one day.

Fabritzio the owner is kindhearted . Its obvious that its important for him that his guests absorb the atmosphere and history of the place. He is always willing to help and give you information.

Excellent charming host who was very attentive to all our needs. Beautiful old villa with garden, close to old walls of Spello. Spello was a particularly sweet small hilltop town.
Breakfast was self serve with prepackaged wrapped food and no fruit but did include fresh muffins one day.

Nothing really. Getting to the bathroom was a little out of the ordinary. For those with mobility difficulties be warned there are a number of stairs.

La villa è situata in una zona molto tranquilla poco fuori dal centro di Spello, ma abbastanza vicina da permettere di raggiungere il paese a piedi in 5 minuti. Saletta comune con tutto il necessario per una buona colazione con una vasta scelta di prodotti di qualità sempre disponibili. Camere spaziose (matrimoniale, doppia e singola) molto pulite, così come il bagno e la biancheria in generale. La villa è circondata da molto verde, a partire dall'ampio giardino con parcheggio privato.
Una sorpresa gradita sono state le lucciole che si possono ammirare in tarda serata e ormai scomparse da molte zone d'Italia.
Un ringraziamento speciale al Sig. Fabrizio che ci ha fatti sentire subito a casa, sempre disponibile con preziosi consigli per vivere al meglio la zona.
Unica cosa da segnalare, per chi magari ha qualche problema, sono le scale (un po' ripide) per raggiungere il secondo piano, dove sono situate le camere, e la doccia abbastanza piccola.

Villa Pandolfi Elmi è una splendida villa del 1700, ricca di fascino e perfettamente posizionata a due passi dal centro di Spello. La struttura è comoda, pittoresca e immersa in un’atmosfera che fa subito respirare storia e tranquillità.
Fin dal nostro arrivo il proprietario, il signor Fabrizio, si è letteralmente fatto in quattro per accoglierci al meglio. Ci ha fornito tutte le indicazioni e i consigli utili per vivere Spello e i dintorni al massimo, facendoci sentire a casa sin dal primo momento. La sua disponibilità e gentilezza hanno davvero impreziosito il nostro soggiorno.
Una soluzione consigliatissima per chi cerca autenticità, comfort e un’accoglienza calorosa. Torneremo sicuramente!

Linda casa histórica com um ambiente familiar e acolhedor. O cafe da manhã tambem farto e gostoso alem de proporcionar total privacidade para nossa familia. O estacionamento é na porta da casa e o anfitrião super simpático.
Não recomendo para pessoas alérgicas e com locomoção reduzida porque as escadas tem degraus altos e tem muitos objetos antigos como livros no quarto.

Se amate dimorare in una villa di campagna del XVIII secolo allora questa villa fa per voi. La villa ha le camere al terzo piano, si trova a 5 minuti a piedi dal paese ed è circondata da un giardino personale molto esteso, in cui è possibile rilassarsi nel silenzio e nella privacy. La notte non c'è alcun rumore se non quello raro della fauna locale ed è possibile godere del cielo stellato e della piena immersione della campagna umbra.
Le camere si sono dimostrate comode, pulitissime e tipiche di una villa del genere. La colazione è ricca e variegata, accanto le camere e l'host è disponibile a qualsiasi richiesta alimentare.
Fabrizio, il proprietario, è una persona eccezionale, disponibile e gentile. All'arrivo ci ha raccontato con passione la storia della villa e del territorio.
Si è inoltre speso per procurarci una carta con i principali punti di interesse del paese, nonché i ristoranti migliori dal suo punto di vista e che si sono rivelati un piacere per il palato.
Fabrizio si è anche dimostrato disponibile a venirci a prendere e lasciare alla stazione dei treni (si trova a 10 minuti a piedi) qualsiasi volta ne necessitassimo e a darci consigli sulle zone limitrofe che avevamo intenzione di visitare.
