Excellent location with breakfast included and offer of dinner included in accommodation cost which we accepted. Would definitely recommend this option as dinner was excellent.
Everything was great with exception of the shower above bath which I found uncomfortable to get in and out being a middle aged lady with short stature. Would not be comfortable for people with disability.

Spello was beautiful but we were unable to relax fully back at the hotel
Breakfast was nice. Quiet location Pool - albeit small
No coffee or tea making facilities in the room (and no refreshments/snacks available after breakfast throughout the day) Lack of information in rooms: eg I had to go and ask reception for information regarding breakfast (there was nothing at all in the room); also no instructions for the jacuzzi which started making a noise late at night. After going up to reception someone came and turned the electric switch off on the electric circuit board. Some local information would have been helpful too (for instance, we took a trip from the train station and we discovered there had been a local market that day. We would have loved to have gone if we’d known). We discovered ants in the room on the last night. Dripping water from ceiling - reception advised that there were no alternative rooms. It got worse during our stay and a hole developed. The constant drip affected our sleep. We were only offered €21 off our bill plus €16 for a dessert we’d ordered.

Nice location, but...
The location.
The breakfast service was well below the standard. There was no more food,litteraly, at 9 pm. The staff at the welcome desk was annoyed and not friendly. The service did not meet our expectations. In the swimming pool, the cleaning robot and its cable were left in the pool and around. It seemed that works were ongoing.

Excellent location
Located just inside the city walls, it’s got wonderful views and is well situated for exploring Spello.
We appear to have been charged €20 for our 1 dog to stay with us for 1 night in the hotel. Usually we pay €5-10. Extensive breakfast buffet, but sadly no gluten free bread, or dairy-free cheese or yoghurt.
