This is a great Perugian hotel.The location is ideal for the old town and public transport connections.I slept soundly and was comfortably refreshed for the next day but the best thing about this hotel is the staff; all the staff were professional, friendly and helpful,especially the triplets on the front desk.
Minor criticism - the breakfast could be improved with a drink refill and a little bit of fruit.

The staff was super friendly! Excellent communication even before our arrival date. Parking inside the property was a plus. Location was great, right by the escalators and not too long of a walk even with little kids.
It is a beautiful but old building with wooden floors, so the sound carries easily.

Staff was very kind, the room was big and nicely decorated. Many sockets available to recharge phones and electrical equipment.

As soon as you walk out you have the escalator that brings you to the centre, which was really great.
The property could have some renovation done to the walls, bathroom fixtures (it shows its age), but overall it is also a feature of this hotel.

Loved eating breakfast on the roof/deck area. The view is fantastic. The tea was especially a fine one!
Both the men with whom I dealt (at the desk) went out of their way to be helpful and accomodating!
The location is, of course, fantastic for someone using the bus option to nearby towns from Perugia.

The location
The air conditioning was SO loud and the exhaust kept falling from the window. The bathroom light would randomly start strobing to the point of just having to turn it off. The room was so tiny and the bed was quite uncomfortable. We changed our plans to leave early. Could not stay

Perfect location to visit Perugia without having to bother about finding a parking spot. Very kind hosts, breakfast was offered despite not being included in the reservation!

Above all, the staff. Everyone from reception to waiters and cleaners was enthusiastic, very helpful and very friendly.
The location is marvellous - a short walk from Perugia S. Anna station in one direction, and 5 minutes from the centre of this most beautiful city (via public escalators, no less !) in the other. The hotel itself is an historic building, and the rooms have all the modern conveniences you would expect, but respecting the original decor. The terrace where we had breakfast looks out over the trees to the medieval monastery of S. Dominico, resplendent in the morning sun. We will be back.

Great value for money. It is a bit neglected but if you look through fingers it's actually gorgeous spot. Beautifull building, fantastic location.
The twin brothers managing the place are exceptional. Have tips, help arrange everything, upgraded our room etc etc. That makes it all even better. 10 for amazing customer service !

It was a good location. Close to the city center but in a quiet area. They were good at recommending restaurants and getting you reservations.
They said they had booked me a 9 AM taxi, the day I was leaving. None showed up. I called them a few times to get me one. I was outside the locked gate in the hot sun and no taxis were coming. I made my train by five minutes, when I should have been there 25 minutes early.

This is a beautiful old-fashioned hotel, very close to the city centre. The room was a good size with a modern and clean bathroom. The staff are really what make this hotel the wonderful hotel it is. They couldn't have been more friendly and helpful. The two brothers who run the hotel are super friendly and helpful. Nothing is too much trouble. We would definitely return.
The hotel could do with a re-decoration and refurbishment in some areas but, for the price, we had no complaints at all.

Great building, great staff, great vibe. My room had a spacious bathroom and very good shower. Perugia is a beautiful city and the Iris is at the heart of it.

Friendly and helpful staff. The hotel is nicely located right at the foot of the escalators up to the city center and just blocks from the bus station at piazza dei partigiani. Although the daytime temperature was in the 90’s, I was comfortable and able to sleep in my non air conditioned room with just a fan thanks to the thick walls of the old building.
The entrance gate was easy to miss. I walked right past it twice. Had to ask some locals for help.

I understand the hotel is very classic and it does have its charm, but some of the room equipment (fans, widow shutters etc) could really use refurbishment.

Location is great ~ walking distance to Piazza November - lots of restaurants, shopping, taxi stand and bus bus station. Lovely view. Beautiful outside sitting area. They do speak English and are helpful. Good continental breakfast for 6 euros outside in lovely area.
If you need AC, there are only fans. Even in very hot weather, the room fans were fine. I don’t believe there is an elevator to rooms. So if you have heat luggage or have trouble with stairs beware!

The location of this hotel was fantastic for us. We stayed in a triple room on the first floor. It is very close to the bus station and the airport bus stop (5 euro to airport pay on bus). For us it was a one night stop to see a concert at the Arena Santa Giuliana which was just across the road. So absolutely perfect. It is also close to the escalators that take you up to the historical centre. We thoroughly enjoyed all the free Jazz concerts going on which was an extra bonus.
The room was clean with a little fridge, fan for cooling and a tiny balcony. The bathroom was clean. The staff work very hard and the guys at reception are very friendly and helpful. Great value for money.
They offer a simple breakfast for 3.50 euro. We opted to go out into town as there are a multitude of lovely places to eat.

Although the exterior of this grand building has deteriorated since Wagner stayed here in 1880, the interior has been upgraded. Our room had a very modern bathroom but much of the decorative ceiling artwork was still intact. A great view. Perfect location. Big terrace and Armin, the manager was very helpful and friendly communicating in excellent English.
Nothing to dislike. Although the window shutters and hotel exterior are in need of maintenance, they gave the place a sense of historic character.

Gorgeous hotel, building full of character! The staff were really lovely and accommodating. It's super close (2min walk) to the escalators that take you up to the beautiful historic centre of Perugia.
Given how old the building is, you could hear everything. But there isn't much to be done about that! Our room was renovated to a great standard.
