Excellent location.

Facilities are good for the price, but a shower stall was really lacking. When taking a shower, the whole bathroom got wet, including the toilet, very annoying.

Everything was OK,location was perfect near by the beach, restorants, markets and places for walking. Stuff was really helpful and nice, they were available all the time.I recommended the place.

Not recommended! There are better and cheaper places to stay

Nothing

No hot water; the roof was emanating heat therefore heating up the room even more; there was a bad smell coming from the draining system in the bathroom and the smell wouldn’t go away; no dish washing fluid provided and had to buy our own; the TV was not working at all; the 2 clubs around the property played really loud music until 3am in the morning

A lovely little seaside cabin

We travelled with our two children age 10 & 7 and we loved our stay at the seaside cabin. It's a basic self-catering accomodation, but it was fine for us, we only had breakfast & snacks there then ate out, as doing so is very reasonable in Ksamil. It's perfectly located right on the best beach which was just stunning & everything (bars restaurants etc) was on the door step. Towels and bedding were changed during our stay and the host provided local information and organised taxi's for us when we wanted to venture into Saranda. All in all, a good choice due to proximity to the beach (if you're OK with evening music) & we would definitely stay there again due to great location and lovely hosts.

The cabin lacked some utensils as mentioned in other reviews, but our host Angela was lovely and anything we asked for, such as wine glasses, an iron etc.. she brought it right away, without problems. As it's so centrally located, there is music playing at night, but it didn't bother us as we like music, you could sit on the veranda with a drink if the kids are in bed early & the music goes off at 12. I'm mentioning it as it could be a problem for others, maybe with a baby who would wake easily, but we actually enjoyed the buzz of the resort.

In my opinion, best location in Ksamil! You are literaly 20 secounds walking to the beach, restaurants, night life! Apartments are very clean, you have a kitchen and bathroom! Very recomended!

The location is the best part of this guest house. It is so close to the beaches, restaurants and shops. The room had basic amenities and AC. This is a budget-friendly place and we enjoyed our stay.

What you see is what you get.

Short distance to the beach is the main 'pro' of this property, since the conditions could not equal the luxury of the neighbouring hotels/villas. Ground level apartments, no stairs to climb. Sort of isolated, gives you the feeling of privacy. Bed sheets changed every 2 days.

Porch roof was falling apart. Needs to be fixed asap. The driveway was gravel. A bit tricky and unsafe for small children. The bunk bed ladder was broken. Lots of ants in the kitchen.

Cafards

C est un manager qui gère la communication et il est réactif

Cabine pas fidèle aux photos, nous avons retrouvé des cafards. Et la douche se fait dans une bassine… Nous avions pris 2 nuits et nous n’avons été remboursée que d’une nuit, alors que nous avons dû payer un autre logement. C’est une famille qui tient les logements et la mère n’a pas été très aimable.

Отличная доступность к пляжу , действительно менее минуты. Все просто , но в номере есть все необходимое

Рядом расположены бары , в которых до поздней ночи очень громко играет музыка , а утром на рассвете солнце светит очень ярко в окна , нет абсолютно никакого затемнения. У меня не было шансов нормально выспаться

Estadia com boa localização, mas com sérios problemas de conforto, limpeza e segurança elétrica.

Adorámos a nossa estadia neste alojamento em Ksamil! A localização é simplesmente imbatível — mesmo em cima da praia, super central e a poucos minutos a pé de todos os restaurantes e cafés da zona. Os funcionários foram sempre muito simpáticos e prestáveis. Em especial, o senhor que nos fez o check-in, que esteve sempre disponível para nos ajudar com qualquer dúvida. Enviou-nos sugestões de restaurantes nas redondezas (ótimas, por sinal!), levou-nos a uma ATM segura no primeiro dia para trocarmos dinheiro, e até passou pelo nosso alojamento na última noite para confirmar se estava tudo bem. Sentimo-nos muito bem recebidos e acompanhados durante toda a estadia

Infelizmente, a nossa experiência neste alojamento em Ksamil ficou muito aquém das expectativas. Apesar da excelente localização e da simpatia dos funcionários, houve vários aspetos que comprometeram seriamente a estadia. O alojamento era extremamente pequeno — muito mais do que parecia nas fotografias — e dava quase a sensação de estar num parque de campismo, com pouco conforto e pouca privacidade, dado o recinto partilhado com outros hóspedes. Os quartos tinham um cheiro bastante desagradável, provavelmente devido a problemas com os esgotos, o que tornava difícil estar lá dentro. À noite, o ruído vindo das discotecas próximas era constante e muito perturbador para quem procura descansar. A casa de banho também deixou muito a desejar: não havia banheira nem poliban, apenas um chuveiro junto à sanita, o que tornava o banho desconfortável e pouco higiénico. Além disso, a cozinha não estava minimamente equipada para cozinhar, como seria de esperar num Airbnb. No entanto, o pior de tudo foi a questão elétrica: uma das tomadas deu um curto-circuito que danificou por completo a minha câmara fotográfica profissional, um equipamento bastante caro. Esta situação ocorreu logo no terceiro dia de viagem, o que foi extremamente frustrante. Alertámos os responsáveis, mas não mostraram qualquer preocupação ou vontade de resolver o problema. Não nos foi oferecida qualquer compensação ou apoio. Foi uma experiência bastante dececionante e, infelizmente, não recomendaria este alojamento.
