Location - it is right in the town center, and close to everything.
The facilities are in good maintenance. Good bathroom amenities. Complimentary water, juice and tea all day long. The property is beautiful with a garden and a guest lounge. Staff are very friendly.
Breakfast starts from 8.30 am which is quite late if you want to have an early start of the day. Breakfast is French-style, and adequate. It could be better if there are eggs at breakfast.

Wonderful BnB in an old historic building, in the heart of Avignon. Our hosts were very nice, and communicated with us directly before and on our arrival day. Room was very clean, and comfortable. Breakfast was good (traditional European breakfast with croissants and jams, and a bit of fruit and yoghurt), and there was a common fridge to store our own fruit and water. Nespresso machine in the common area to get the first morning coffee.
Not a complaint, but merely a fact - the hotel is in the old inner city, so vehicle access (unless you drive a tiny car) is very hard. The recommended parking lot is about 300m away, and it#s easy to park there and walk in - just more difficult if you have a lot of luggage.

Very nice and small, so very peaceful and amazing green outlook for middle of old town. I loved the plunge pool as it was very hot during my stay.
