Great location, beautiful garden, we had a room at the back of the hotel and it was very quiet despite being on Ponsonby Road.

The best thing about the property is the good location in lively neighbourhood the building itself is very pretty
The room is very small and quite basic. The bed is not a queen size and if you are two men as we were it’s a very very tight space.

Great location. Public transport outside the door. Lovely garden in rear, peaceful and restful. Host and assistant helpful.
Bathroom was a challenge. No mirror above tiny sink. Impossible to shave. Towels were scarce. Need larger garbage cans. No daily cleaning. Needed table between 2 arm chairs.

Ponsonby Manor is in a perfect location when holidaying in Auckland . Lots of nearby eateries and great shopping .

Very central to all the cafes.
There are actually only 2 balconies in the way that we understand balconies to be second floor. The other rooms are off the deck. Bottom floor.

Staff were pleasant and easy to deal with.
The bathroom was very small. The shelf above the handbasin made it difficult to clean one's teeth without hitting your head!

Review – Disappointing Experience Despite Beautiful Property
While this hotel is undeniably beautiful and very well located, my overall experience was extremely disappointing and not something I would recommend to others.
I stayed for one night on my initial arrival in Auckland, which I genuinely enjoyed. Based on that positive experience, I had booked a second night for a later date when I would be returning through Auckland. I informed the hotel in advance that I would be a late check-in, arriving around 6:00 pm on the night of my booking.
Despite this, upon arrival I was informed that I had been moved to an alternative hotel in the same area, without my consent. I do not believe it is acceptable to relocate guests to a cheaper or different standard of accommodation and expect them to simply accept it.
The alternative hotel did not suit my plans at all. I was required to drag a 23 kg suitcase, along with hand luggage and a handbag, up a hill to reach a hair appointment I had scheduled—an appointment I had made specifically because the original hotel was only a three-minute walk away. This was extremely inconvenient and physically difficult.
Additionally, the replacement hotel was a completely different style from what I had booked and from what I prefer. I was placed in an external room, which I found uncomfortable and unsafe, particularly as a 60-year-old solo traveller. The accommodation bore no resemblance to what I had originally selected and paid for.
In summary, while the original hotel itself is attractive and well positioned, the practice of relocating guests without agreement and providing accommodation that is clearly not equivalent has left me very dissatisfied. Unfortunately, this experience means I would not book this hotel again.

Charming building, with good fixtures and nice tiles in bathroom. Centrally located in Ponsonby neighborhood with great access to cafe, restaurants, and bars. Easy walking to shops, from boutiques to grocery.

This little gem really is situated in a great part of town. Easy access to downtown Auckland and lots to do and places to eat locally too. The room was well equipped with excellent shower and self catering facilities.

Very central to everything on Ponsonby Rd, Fatima’s just opposite and up a few so perfect for a yummy take away. Great Skyrower vows out landing window, comfy bed, fridge, clean bathroom, all excellent
Small room
If you were big people it might be a bit small

The location is excellent, near so many walkable shops and restaurants. There's a lovely porch and garden if you just want to relax outside and a kitchen if you prefer to cook your own meals. It feels very homey and comfortable.
The sink is tiny and there is limited space to hang clothing.

Highly recommend the Penthouse With Private Veranda. The location of this stay is perfect walking distance to everything in central Ponsonby, parks, shops, food. It's a beautiful and well kept historical home, and the view of the downtown skyline and tower from the balcony was so nice!
Nothing we didn't like!

Beautifully maintained, exceptionally clean, wonderful location. Loved that there were communal spaces outside of the room to read or eat.
The room was smaaaaall, the bathroom was smaller. Nowhere to unpack my toiletries or hang clothes. Was constantly playing Tetris with my luggage and belongings.

Brilliant location-
Overpriced for room size, terribly small bathroom and storage - whole place needs an update

Lovely room in a beautiful old home. Great communal kitchen. Dragging your heavy suitcase up the stairs is a challenge if you have physical limitations which we did.
Would book a ground floor room next time to avoid the stairs

Great location with lots of eating places within easy striking distance. The communal kitchen area was useful.
We had a bit of difficulty accessing the building but were helped out by a fellow guest. We had received a message but my phone had run out of battery so I didn’t receive it.

Its a beautiful place, right in the middle of Ponsonby Road with lots of cafés, eateries and shops. Very nice atmosphere and nice common areas: living room, kitchen and veranda. Our room pointing towards the garden was quiet and we could sleep with open windows during the night.
We stayed in room nr. 9, first floor, with a wonderful, private veranda and a very beautiful view towards the city centre with the sky tower. The room is rather small, especially the bathroom and it might be a challenge to get organized here. - Beside the size this is a very nice, special place to stay.

Can’t beat this location.
2 minutes walk to little bird. 3 minutes to lululemon.
5 minutes to Tattys and many fabulous food places.
I’ve stayed a few times as it’s hard to beat.
Shower door a bit sticky..
