Everything is perfect.

We stayed at Palazzo Banicevic for one night and our experience far exceeded our expectations. The hotel is very well-equipped, its location is extremely central, and it's easily accessible. The rooms are like works of art; details inspired by Ottoman history add a very special atmosphere to the rooms. Cleanliness and comfort were impeccable. One of the things that impressed us most was the friendliness and sincerity of the staff. Their attention and care were truly wonderful, we felt very special. We would wholeheartedly like to return and definitely recommend it.

Unforgettable stay at Kotor bay

Really beautiful Villa! We stayed two nights on the first floor, left side, the one of 40m2, with the huge terrace with the most beautiful views on the bay of Kotor. We fully enjoyed our stay! Made use of swimming pool and sauna after our visit to Kotor. The room is large and the bed is very comfortable. Views were spectacular. One can sit on the terrace for hours watching the boats and cruiseships! We would definitely book here again. The owner of the house, that also lives there, is a very kind and helpful lady.

- we took the bus to Kotor, and waited nearly an hour as the regular time of 20 minutes after each hour wasn’t accurate. On our way back the bus just left before our eyes so we took a taxi instead of waiting another hour. - arrivals really are a mess as many guests stated before: upon arrival we waited for 20 minutes as we were very correctly in time between 13 and 14 hours, as previously announced. Nobody showed up. Other guests arrived and within minutes sent a message to the host Sasha. She arrived by car 10 minutes later and showed them to their room first. In a very rude way she told us we had not contacted her and that now we should wait. Apparently she sent us a WhatsApp message the night before which we had not received because we had no Internet at our previous hotel. She could have seen I had not received nor read her message. She was very quick, seemed in an enormous hurry and she was quite disrespectful in her language. Later that evening she was helpful though at resolving a little problem. - breakfast at the restaurant is at 200meters, not nextdoor, starts at 9 o’clock and is good but restricted to the breakfast choices of the menu, the waiter sometimes forgets to bring juice or coffee; English breakfast doesn’t come with grilled vegetables but with some tomato and lettuce - we give a 10 only for the house, the room and the kind lady owner. For reception lady Sasha we would have given a 5 as she nearly ruined our first impression on arrival with her unkind behaviour!

Although the room itself was nice, there was a complete lack of communication resulting in delayed check in and overpaym

Lovely house with great balcony views; our room was very spacious. Free parking available outside the property.

There was no communication from staff prior to our stay. When we arrived, no one was available on site for check in and we had to wait for someone to arrive. We were then told that the payment had to be made in cash (not clear from the property information, and not communicated to us beforehand), and were directed down the road to an ATM. On return from the ATM, the staff member had left and we had to wait for her to come back to collect the cash - she didn’t have change, would not accept a bank transfer, and we were overcharged for our stay. The entire check in process took >1 hour, and we lost our dinner reservation (and were charged more than advertised for the room) To be fair, my WhatsApp number had changed with an overseas sim - but no attempt was made to contact us through the official Booking.com platform.

Absolutely stunning property with spectacular views.

This property is absolutely beautiful. The location is stunning. Everything is spotlessly clean and tidy. The pool area is so nice and relaxing. The view from the balcony is gorgeous, overlooking Kotor Bay and the mountains. Bedroom 4 is beautifully decorated, the bed is comfy, the ensuite shower is good, and we had a very peaceful night's sleep. Check in was easy and Sasha, who greeted us, is very nice and friendly. Kotor Old Town is so nice. If you get chance, go up in the cable cars to watch the sun set over Kotor, as it is breathtaking. There are lots of bars and restaurants at the top, along with activities for families to enjoy. You can buy tickets for the cable cars at the bus station. Kotor is a wonderful place to stay. I wish I could've stayed longer.

The walk to the Kotor bus station and the Old Town takes around 45 minutes to an hour, and we are reasonably fit. There is little shade along the route and cars come round the bend very quickly, so it feels a bit unsafe. The bus runs hourly, but you never know when it will turn up, so you may wait a long time. On a Sunday afternoon and evening, we didn't see any buses. You can get a taxi though for around €10 to €15 from the bus station. The property is worth the journey, as it is stunning. There are kitchen facilities but we didn't know if we could use the things there, so we didn't. There are no shops within walking distance, so be sure to get snacks and drinks before you travel there. I would've liked a kettle in the room, with tea, coffee and milk, but there weren't any of these things. There is a fridge though which is useful. Other reviews mentioned muffins, but we weren't offered any. There was no shampoo, just bodywash, so bring your own toiletries. Breakfast was not included, but we were given a card to get 10% off at the Fish Restaurant just 2 minutes along the road. The food there was very nice and again, the views are spectacular. We loved our stay, despite these little things. I wish I could live there, as it is so stunningly beautiful. The price was very reasonable and I can definitely recommend it as a lovely place to stay.

Beautiful property, away from the busy Kotor old town but easily reached in a 10min drive. Hosts were great, with the occasional delicious snack provided. They have a deal with a restaurant 2 mins away which does a good breakfast and great seafood.

Don't come close!! Worst attitude

The view

When we arrived we walked around for 20 minutes but there was no one at the reception, we waited outside the entrance gate was closed finally we entered through the parking lot. There is no possibility to make coffee or tea in the room, only to go downstairs in the kitchen. We came back from the sea but there was no hot water at all. I talked to the owner of the place who said to wait half an hour. We waited and there still no hot water at all. I talked to him again and the answer was that it is what it is and if it doesn't suit us we should leave and he will return the money. Of course, at eight in the evening we could not leave. In addition, he reported to Booking that we did not arrive at the hotel at all and canceled our reservation on booking. . It is important to note that he charged the full amount as soon as it arrived A disgrace like no other

Prima verblijf met zeer aardige beheerders.

Het personeel was zeer behulpzaam en erg vriendelijk. De kamer was prima vertoeven en de sauna was een bonus voor de prijs. Locatie is een prima uitvalsbasis weg van de drukte.

Enige wat ik ka bedenken is dat de mini koelkast wat lawaai maakte ‘s nachts dus stekker eruit gehaald . Verder alles prima zeker voor het geld.

Die Lage und die Ausstattung des Zimmers waren sehr gut; bequemes Bett und sauberes Bad! Die Buchung des Zimmers empfehle ich!

Die Begrüßung der Verantwortlichen war geprägt von Hektik und Unfreundlichkeit. Sie erweckte den Eindruck, dass sie uns einfach nur schnell los werden will. Auf die Nachfrage, ob wir ein Frühstück buchen könnten, wurde nur abfällig gelächelt und es wurde verneint, obwohl es bei Booking angeboten wurde. Die beiden Damen, die vor Ort für die Zimmer verantwortlich waren, waren sehr nett. Den Abzug von 10 auf 8 hat lediglich die Dame bei der Begrüßung zu verantworten.

El desayuno estaba incluido en el precio y no nos dieron nada, pusieron como pretexto un problema personal y no cumplieron con lo que ofertaban y pagamos. Asi que en ese aspecto decepcionante.

Excelentes vistas, buena habitación pero desayuno a 1,2km con lluvia y viento. Poco conveniente.

La amabilidad y predisposición de Sonia, es una genia. Las vistas desde la habitación son increibles y la habitación era amplia y limpia (la de arriba de todo).

El desayuno, si bien era bueno, en temporada baja (noviembre) lo sirven a 1,2 km! Hay que caminar 15 min, y en nuestro caso bajo la lluvia, lo cual hizo que reiteradas veces llegamos completamente empapados al restaurant y hotel, apenas arrancada la mañana. En verano creo que hay otor restaurant más cerca, pero deberían informar este tema en la descripción del alojamiento, o al menos evaluar opciones alternativas para estos casos. Por otro lado, la información de la habitación decía que tenía Lavadora, pero no es así, no tiene, por lo cual o pudimos lavar la ropa que teníamos planeada a esta altura del viaje. Justo se dió la casualidad de que estaban filmando una película en la calle del hotel y complicó todo mucho, para entrar y salir, dependíamos de la gente de seguridad, lo que además el tema de ir a desayunar a 1,2km lo hacía toda una travesía.

Hermosa casa de piedra a orillas del mar. Llena de pequeños detalles y delicadeza. Una gran anfitriona siempre dispuesta. Un baño maravilloso con yacuzzi y vista a las montañas.

Lamentablemente no pudimos desayunar en el lugar. Quedará para la próxima.

Le fait qu'on ne puisse pas prendre de petit déjeuner alors qu'il était prévu dans le prix, mais plus encore de devoir nous doucher à l'eau froide ! Bien-sûr pas de nouvelles de l'hôte jusqu'à notre départ. Et lorsque nous n'étions plus là elle s'est proposée de nous faire une remise. Comme évoqué avec elle, ce n'est pas sérieux !

Consigliato ma con qualcosa da rivedere.

Camera ampia spaziosa e con vista frontale da godere sul terrazzo. Arredamento storico ben tenuto. Pulizia impeccabile della stanza. Jacuzzi in camera è un plus. Palestra semplice ma ho apprezzato che ci fosse. Essendo una struttura di lusso, c'è qualcosa da rivedere per tenere il livello alto. Piccole accortezze.

Jacuzzi in camera solo nella fascia oraria dalle 18 alle 20 scoperto il giorno del check in. Colazione esterna in un ristorante, niente di chè. Ultima mattina non era disponibile e abbiamo dovuto pagare la colazione da un'altra parte. Ci aspettavamo più problem solving. Parcheggio interno, ci sono solo pochi posti e non è prenotabile. Se parcheggi prima non sai se qualcuno può metterti l'auto dietro. Essendo bassa stagione non è un problema è abbiamo messo l'auto in strada.

Super nette Gastgeberin und schönes Zimmer mit kleinem Balkon. Am letzten Tag gab es sogar einen selbst gebackenen Kuchen.

Leider gab es in der unmittelbaren Nähe keine Option zu frühstücken. Es gibt aber eine kleine Bäckerei ein paar Kilometer entfernt. Aber keine Kritik an der Unterkunft, dass hatten wir wahrscheinlich einfach falsch verstanden.

Geweldige rustige stek in kotor bay

We kregen de bovenste kamer. Het was een suite met alles er op en er aan. Zelfs een biljart. Er was een heerlijk zonnig zwembad, een sauna, en een keuken en woonkamer . Alles even netjes. Voor het huis kan je zo in het meer zwemmen.
