We had a wonderful stay at Boutique Hotel Palazzo Sbutega. The location is stunning, right by the water and very peaceful. The hotel is beautifully restored, combining historic charm with luxury, modern comfort, and style.
Nigel and Filip were incredibly friendly, welcoming, and went above and beyond to make our stay unforgettable. Their attention to detail, local knowledge, and genuine passion for hospitality created such a warm and personal atmosphere we truly felt at home.
Breakfast was delicious, with everything homemade. The muesli was so good I even asked for the recipe. I am gluten intolerant, and they were so kind to accommodate me with lovely seeded bread that Nigel even gave me a packet to take home.
As hikers, we really appreciated Filip’s recommendations for local trails. The morning dip on our last day was the perfect way to end our stay.
Highly recommended for anyone looking for a homely yet luxurious experience. I loved all the thoughtful furniture and design details, and the view from our bedroom was magical, watching the cruise ships glide by in the mornings and evenings. The bed was exceptionally comfortable, and Nigel’s restaurant recommendations

We felt at home in Montenegro thanks to Nigel’s place, and the breakfast experience was great with the other guests. The hotel was amazing from decor to cleanliness, and the whole team were very kind, we didn’t want for anything. I hope that other people will have the same experience we did. Special remark to Filip as well, his suggestions and the way he made us feel at ease was a great help. The weather was the only thing we were unlucky about, so we already decided to visit again in early september.

We absolutely loved our stay here! It was beautiful & stylish, chats over the delicious breakfast, swims from the pontoon and the captivating views from our bedroom windows brought such joy to each day.
Nigel & his team were welcoming, kind & always happy to offer suggestions for the best restaurants, things to do and assist you getting there.
Palazzo Sbutega is a stunning place to stay but it’s real beauty & charm is in Nigel, Filip & Vedran, they have huge hearts & will make your stay truly special.

It has been so thoughtfully designed and finished to a high quality. The beds are comfortable, lovely outdoor areas, and Nigel & Philip were wonderful hosts. The breakfast is the best continental breakfast we’ve ever had. There is also good parking, and its location means you need a car.

This beautifully remodeled property in the quiet part of Kotor Bay offers breathtaking views and a location just meters from the water. Everything was super clean and well maintained. The best part of the experience was hands down our host, Nigel, who was incredibly charming and attentive, making this the best place we stayed on our Montenegro trip.

Communication was great even before we arrived. Nigel was very helpful in giving advice on the best way to get to the Palazzo.
Once we arrived we were blown away by how beautiful it was. We were staying in the pool house so walked through the garden every time we were coming and going, which was lovely. The trees and plants create natural shade, which was appreciated in the heat! The area by the bay was stunning and being able to jump straight into the Bay of Kotor and swim gave the most incredible view of the mountains.
Nigel and Philip are wonderful hosts. The breakfast with homemade muesli, fresh fruit, homemade jams and great coffee was a bonus as was meeting other guests.
We are already looking at when we can come again!

Beautifully and tastefully renovated building.
Location is super pretty and quiet, about 5- 10 minutes walk from a handful of decent restaurants, and an hr walk to old town. Mini mart and bakery is 15 minutes away which you will need. You can catch a 10Euro taxi in and out of town too.
The pool area is stunning! And the water temperature is perfect. It's like a Tuscan villa with rhe mountains in the background. Plenty of sun loungers for all guests.
Very quiet room despite being on the main road, the windows are obviously double glazed plus shutters.
Very comfortable bed with quality sheets and towels.
It was clinically styled, not homely at all.
Nigel and Phil were almost always around working/taking calls in a common area making it hard to relax. It felt like you were intruding in their space rather than being in your own space.
Everything comes at a cost, even the coffee at breakfast was charged in addition to your accommodation cost! Speaking of breakfast, it was muesli, Special K, yoghurt, mini croissant/danish and fresh fruit and juice. That's it. Sugar and carbs. My husband is a coeliac, they gave him two slices of GF bread bought the day we arrived (we notified them when booking). We then had to pay extra for eggs. At 250 Euro per night, that's a joke.
You have to pay to rent paddleboards, all the transfers other reviews mention (which I suspect were written by mates) come at a fee. Yes, you can go on the boat for a GIANT fee!
There's no shower head, just a hand held nozzle which makes it impossible to shower standing or wash your hair. You have to sit in the bath and hose yourself down. There was also no glass wall in the bathroom, just the tub, so everything gets wet.
There's no toiletries, just one three-in-one wash for hands, body and hair. Again, you're paying $500AUD per night, that's terrible!
The yard is full of mosquitoes at night but no Mozzie coil is provided like other accommodations. I wear special mosquito wrist bands but was still getting bitten so I asked for some spray and when I used it was told to go buy my own as it's their personal supply and not a shop.
To us, it felt like all the money was spent on the beautiful lodgings and th recoup, they were not providing anything else. This was the stingiest four star we've ever stayed in! You get nothing for the price, just the roof over your head.

A phenomenal place to stay, Nigel is a fantastic host who has thought of everything to make your stay pleasant. He will book restaurants for you, park your car in the tricky spot he has reserved for guests, and always make sure you’re having a nice time. Phillip is also an amazing member of staff who prepares a beautiful breakfast each morning and makes a great coffee. We would love to come back again!

Our experience at Palazzo Sbutega could not have been better. Just 5km outside Kotor Prcnj is a perfect and authentic village to explore the bay. The Palazzo is wonderful, nicely decorated with much thought and style. Yet, the best are Nigel and Filip. Both are such warm and kind hosts, always giving you the feeling to be truly welcome. They provide such valuable advice to explore the area. I will definitely come back to Palazzo Sbutega when visiting the area.

I loved our stay in the Boka room. We felt like the luckiest people in the world to have picked this place to stay. Nigel made everything so easy for us with restaurant bookings and suggestions. It was like staying with a friend. Breakfast was great. Swimming in the crystal clear water just opposite the house was magic.

We arrived by taxi & before we were fully unloaded, Filip greeted us. I was immediately taken by the elegant, luxurious & chic design in every room we entered. What a find! Filip is a local and knows everyone and everything about the area. He directed us to a small grocery store & ATM within walking distance. He made us a dinner reservation at a lovely spot on the water just steps away from the B&B. We picked our sea bass from a cooler! It was delightful and delicious. Upon returning, the view from our window was a beautiful illumination of the town across the water. The bed was so comfortable and our towels were heated. Soon we met Nigel, the owner and creator of this outstanding B&B. I took to him right away. He is as charming as the property. He told us all about this piece of paradise & how he has renovated and flipped houses all over the world. His experience and expertise is reflected throughout. He also has a connection to our town north of Houston. Unusual! Time permitting Nigel visited with us at breakfast & whenever we were”home” at the property. It’s a nice walk or short taxi ride into old town. Climbing the old city walls is a must. Amazing views. A trip to the blue cave is not to be missed. Breakfast is fresh, light and delicious. Excellent cappuccino!

There’s nothing not to like about Palazzo Sbutega - it is a truly dreamy place. The property itself is stunning and so tastefully renovated. Prčanj is charming and so idyllic, but close enough to benefit from everything Kotor has to offer. The views of the bay (especially at night) are stunning - we recommend breakfast out on the pontoon for the perfect boat watching spot! But the most special thing about this property is by far Nigel and Filip and their exceptional hosting. From the offset it is like being welcomed by friends and they went above and beyond to make our stay a special one. Nigel’s recommendations of where to eat around Prčanj, Kotor and Perast were second to none! We loved our stay and will be recommending this place to all of our loved ones. Beautiful house in an amazing location. Nigel was great, very friendly and accommodating, he bent over backwards to ensure we had a great stay, booked us the best tables in local restaurants, had great tips for seeing the local sights, provided valet parking (thanks again Nigel)! First of all, the hotel is very clean, as in the photos, and its location is beautiful. The location of the hotel is quiet and very close to the sea. But most importantly, Philip, who took care of us, was very polite and helpful. I thank him again. We stayed at the hotel for 2 days and enjoyed it very much.

Palazzo Sbutega exceeded our expectations. We've been lucky enough to stay in some beautiful hotels and this really is up there with the best of them!
Nigel has done a fantastic job with the property and we were really made to feel at home. Our room was perfect, beautifully decorated with a stunning view of the bay from the windows. We particularly enjoyed being able to go downstairs and walk out one way to the sea or the other to the lovely back garden and pool.
Nigel and Philip also gave us some great recommendations for the local area. It was easy to walk into Kotor (c.45-60 mins) or arrange a taxi and we appreciated staying somewhere that was a bit quieter and more relaxed than the centre of Kotor itself.

We had an incredible stay at Palazzo Sbutega. Nigel, went above and beyond to make us feel like part of his family. They made my partner's birthday truly memorable by organizing a surprise birthday cake even with just a day's notice! The spacious courtyard with pool provided a peaceful atmosphere, perfect for unwinding. The availability of bicycles allowed us to explore the beautiful bay area at our own pace. The location, away from the town center, offered a tranquil setting that was ideal for a relaxing holiday. I highly recommend this place to anyone seeking a memorable and relaxing getaway.

Would recommend the property to anyone visiting Montenegro. On the quieter side of the bay which was great for us, with some really nice restaurants close by if you don't want to head towards the Old Town.

the villa, the view, just the whole atmosphere was amazing. we had a super relaxing vacation. the location was really good for us, as it was close to all the hotspots but at the same time it felt very calm and had a great view of the bay. Nigel and Filip have been the best hosts.

Nigel and Phillip were brilliant hosts, who made organising everything seamless and provided excellent recommendations. The homemade breakfast was lovely, with beautiful homemade preserves, often sat on the sunny terrace at the back of the property. The rooms are stylish and well appointed (ours had an incredible view of the Bay) and the property has a gorgeous pool and waterside lounging area where you can watch the boats go by and have a swim in the Bay.
