Fabulous location outside Main Kotor, close enough to be walking distance, far enough it had a really chilled vibe. Super friendly owners were really chilled out and keen to ensure a no stress stay.

I really enjoyed my stay at Hotel Pana. The people here are absolutely lovely and always ready to help, even when we had to rely on Google Translate to communicate! The location is perfect if you prefer peace and quiet, away from the busy crowds of Kotor. It’s about an hour’s walk to the town centre, or just €10–15 by cab and €2 by bus. Bars and eating joints are all at 5 mins walkable distances. The sea is calm with far fewer people around, giving plenty of space to swim and relax. Breakfast is simple but essential, with coffee served between 8–10 am and enough to start the day, don’t expect a big spread. Overall, it is a peaceful and authentic place to stay if you want to experience Kotor at a slower pace.
Rooms are simple, so if you are after luxury, this may not be for you. Wi-Fi can be patchy at times. Nothing otherwise. So for peace, kindness, and a local feel, Hotel Pana makes for a restful stay.

A charming old guesthouse in Adriatic style. The room is quite spacious, the bed is comfortable, and there’s a wardrobe and a nightstand. The view of the Bay of Kotor is undoubtedly a huge plus. And what’s more, it’s a true “feet-in-the-sea” hotel -- you step outside, walk 10 meters, and you can immediately dive into the warm Adriatic Sea. The staff is fairly friendly. There’s a kitchen available where you can make tea, fry something, make sandwiches, and so on -- plus a fridge. Be sure to have cash on hand! Also, keep in mind that a taxi from Tivat Airport to this place shouldn’t cost more than 30 euros — call a taxi instead of overpaying twice as much to the touts waiting at the airport!
The soundproofing in the hotel is rather poor. In the morning, you’ll hear people walking around, doors slamming, and chairs scraping against the tiled floor. Additionally, I would have preferred a cleaner and better-maintained bathroom -- without chunks of dust in the ventilation and rust everywhere.

I've been here before and, as usual, I am astounded by the sheer beauty of this place and it's location. You have the most amazing sea right in front of the hotel, very clean and nice. It's modest but comfortable, you have a mix of nature and seaside experience. It's one of those, unfortunately rare, places that do have a lot of buildings but not too many, you don't get buried under concrete and glass. The place has preserved the overall structure from before mass-tourism era.
Not strictly about the place but - traffic, traffic, traffic. The road between Budva and Tivat is under heavy constructions in the middle of the season, which probably disrupts everything. Dobrota (the place where this hotel is located) is only 5 km away from Kotor and it routinely takes 30-40 minutes or more to get to it. It's always been bad, Montenegro coastline has been notorious for it's summertime crowdedness on the roads but never like this. Public transportation (well, bus) is cheap but awful, taxi service scarce and expensive.

Hotel was a traditional look to the area, the bedroom size was perfect for two people, the views from the bedroom was stunning.
The location was perfect, away from the busy tourist location, some hotels located at a distance to the lake but this hotel was literally walk out and tour there.
We didn’t get the breakfast at the hotel as there was a restaurant that served from 7am until midnight which was a lot easier for us.

It is a little further out from Kotor (approx 4km) but if you aren’t looking to go into Kotor alot then this is perfect. It was easy to order cabs or ride a bike.

The location was good, right on the beach, although far away from old town Kotor.
Price is extremely high for the type of room offered, extremely poor facilities, poor quality of bed linen and towels, dodgy wiring, poor shower, where shower head hangs at waist level, not enough space to have a family stay in that room with luggage, misrepresentation of the type of accommodation it is.
It needs complete modernisation.
Neighbouring properties are up to good standards.
The old man was rude at first but mellowed later. The lady receptionist was helpful.
I would openly ask for a refund, if not 75% of what we paid, definitely 50%.
First time in Montenegro, and it was an unpleasant experience as far as accommodation is concerned.
Kotor itself is an absolutely lovely place to visit. A boat trip is a must and was very well organised.
I am not the one to complain, but this place is 3 decades behind in what travellers expect now a days.

Right on the waterfront at the Bay of Kotor, with private access to the sea. Very friendly staff, and breakfast was good, too. Nice restaurants at walking distance. Fascinating old building. Quiet area, away from bustle. Outstanding views of the Bay. Parking possibility definitely a major plus.
Not the newest decor and amenities, but good for a couple of nights. Somewhat overpriced, but compared to other properties, still acceptable.

The facility is clean with good breakfast. The location is great, just steps away from the beach with amazing view of Kotor bay. The owner is kind, cheerful, helpful and accomodating so as the staff. I would definitely recommend it. His grandaughter drop me off to Podgorica airport for a reasonable price.

It’s right on the water…so you can swim right outside the door. I also had a window facing Kotor Bay and it
was beautiful to watch the sunsets.
I don’t speak Italian or Serbian so it was hard to communicate with the owner. There were two women on staff
that spoke fairly good English, so I was able to get what I needed.

Dream location and very quiet with a superb view of the mouths of KOTOR. We had a large family room that was well equipped and very clean. Places for the car next to the establishment, a great welcome and a very good breakfast.

Rooms were quiet. Walk across a little street to a lovely swimming area, with the clearest of water.

Perfect!!! Just perfect! first impressions count and was I blown away! Steps from the most beautiful beach in the world, surrounded by mountains and the Adriatic. Immaculately presented cottage with well appointed rooms and facilities. Exceptionally clean. Tasty and delicious breakfast, the grand daughter presents the food with a smile each morning!! Free mountain bikes to use and the owner Tito offers then best travel advice and helped me hire a local car and I saved $150 euro.
HIGHLY recommended to stay at Pana Eustahije at Kotor Montenegro - beats Budva by far and yet only a short drive away.

This is a charming hotel - very personal with a hands on owner who is a joy. It may not be as modern and deluxe as big chain hotels, but the wonderful location and delightful owner and staff more than make up the difference. PS the air conditioning worked great!
