Struggle to find something to eat, it was a bit of a distance to the nearest restaurant. Almost all restaurants close by where closed, understandable because it’s a seasonal business and we travelled in winter

Just the view was nice and private beach that’s it but nothing else

Staff was not helpful, you need to bring your luggage down and up from stairs yourselves. I asked them for iron they said we will bring it but no luck i never got it. Food and drink was pricey, not helpful in guiding about the city. Hotel was far you need a taxi or a car everytime to go around. Waste of money and not worth it

Relaxed, famiy run guest house in idyllic location - stunning sea views.

Lovely family run villa in an idyllic setting on the outskirts of Sarande. The views are stunning and to be right be the sea was amazing. The service was attentive but relaxed so it felt like you could enjoy the place as if it were your own and truly relax. Breakfast was always really tasty and enough options to try. The restaurant area is really nice and the views are amazing. A real treat to have the sea on the doorstep too and to dip in as and when away from the crowds.

Layout of the room could have been improved - the bath was uncessary in the ground floor room as you wouldn't have the privacy to enjoy a sea view anyway. Just a shower/wet room would give more space and comfort. Small improvements could be made as design lacks practicalities - more cupboards/closed storage needed, places to put shampoo/soap whilst in the shower, towel rack in bathroom etc. It would be great if you would consider reducing single use plastic - perhaps local soaps/products could replace current ones and refillable bottles be used. Please please replace the pastic stirrers with the morning coffee with non plastic teaspoons and perhaps also stop using the plastic butter/honey and put in small serving dishes. As a small, family run hotel I think steps towards protecting the enivornment and supporting sustainable tourism would be appreciated by many guests and set you above the competition. Personally we would have preferred the music not to come on till after 10am or 11am as it would be nice to enjoy breakfast in peace maybe we are just getting too old!

Booked a seaview room with bath facing the sea and got a black roller blind view as the room is situated overlooking the restaurant which serves breakfast lunch and dinner therefore no privacy Facilities in the bathroom Toilet too crammed next to the bath Basin clogged Forget getting a warm shower Water changes from hot to very cold in few seconds While booking there is no mention of the stairs to get to the room 67 steps thank you very much

Overall had a nice stay but for the price we were expecting much more.

- The room was clean, comfortable bed, as described on the pictures. - The location was perfect, further from the city noise, amazing private and quiet beach. Pretty restaurant and terrace.

- The staff wasn’t really welcoming, we were really feeling like we were in their home, intruding while they were out there smoking and drinking with their friends. - Our room had a view over the staff’s rooms or an under renovation building. - The TV wasn’t working, we had a few cold showers because hot water kept running out. - We paid around 180€ per night and the service for that price wasn’t there. - The breakfast : almost nothing fresh, juice out of a box, reheated croissant, and you either have to choose between a full plate with eggs or 2 small croissants for the same price.

Very nice

The private beach is amazing. You can spend the whole day without going out of the hotel. Location outside the super busy center. Rooms are very clean the bed is comfortable.

Amenities for the price paid (150€/night) can be better. Maybe a coffee/tea machine in the room. Only one coffee per person at breakfast. Shower gel/ shampoo are not refilled daily (one mini shower gel for 2 persons per 2 nights). But honestly the view and private beach make up for it.

Rude staff, misleading marketing and disappointing food

The sea is very calm in the morning and swimming in the crystal clear waters was a delight.

Starting with the reservation of the room. It is a non refundable booking. And I made the reservation thinking that I am staying in the room with a bath tub towards the front of the room and the sea view from the window. At least that’s what they make you believe when you are making the booking. But after I confirm the reservation, I was disappointed to see that the room type is different. I contacted the property and they didn’t really help and just said that the room I am looking for is fully booked. Anyhow, I try to have a good time. The property is run by a family, and the husband/owner is pleasant and greeted me when I first arrived after a long bus drive from Tiranë. But it went downhill very quickly. The lamb kofte that I ordered was mediocre and the caprese salad had almost no mozzarella cheese on the tomatoes. Breakfast is included and the omelette with vegetables is okay, but they nickel and dime you for everything. I asked for another coffee and without telling me the wife/woman charged my room the extra coffee. There were no towels provided for the beach side chairs and I chose to air dry myself. But the worst was the bed and pillows in the room. I stayed here for 3 nights (and paid a lot at 140 Euros per night) but didn’t sleep well either of the nights, as the bed was hard as a rock and the pillows could sprain a neck. When I mentioned this to Aldo (who insisted I pay for my room at least once every day but would disappear every time I came out to pay), he just said “this is the best bed in Albania and he paid 1500 Euros for it”. There was no understanding of how tough it was for me to sleep on it and he just shrugged it off. Overall, I would have been okay with all these issues as I understand it is a small family run operation and summers are busy everywhere.

Great location for a beach holiday

We had a wonderful stay! The location of the hotel was perfect for us as we wanted to spend most of our time at the beach — and we were not disappointed. The water was crystal clear, and it was just steps away from the hotel. One of the great advantages was the free parking right in front of the hotel. Since the nearby hotels are owned by the same family, we were allowed to park pretty much anywhere in the area, which made things very convenient. In the evenings, it only took us 9 minutes by car to reach the promenade and the restaurants, though it’s worth noting that parking near the promenade can be a bit of a hassle. The hotel staff were extremely friendly and helpful, always ready to assist with anything we needed. Our room looked exactly like the pictures and was cleaned every day, which we really appreciated. Overall, it was a great experience, and we’d definitely recommend it to anyone looking for a beach stay.

On the downside, our room was located on the ground floor, directly next to the restaurant/bar area with sea view. While the view was lovely, it did come with quite a bit of noise. Breakfast starts at 07:30, and they would already have music playing at that time, which made it difficult to sleep in. The same happened in the evening, when the restaurant was busy and music played until late. Also, at the beach, the music was a bit too loud for our taste. It’s definitely a matter of personal preference — some may enjoy the beach bar vibe — but I would have preferred either no music or something more subtle and quiet to fully relax.

Disappointed

Beach & view

First of all If you are expecting a Hotel experience and facilities just run away, this place is more like a guest house but not offering the advantages of a guest house. Its family-run which make it less formal with less servicing. The room was smaller than pictures, not intimate at all (bathtub with a view on the terrace where all people chill and have breakfast). If you have heavy luggage you will have to carry them alone all over stairs and they don’t suggest to help you. Breakfast and extra food was tasteless. Facilities were not maintained and looked cheap. Overall for this price you can find better options in Sarandë center.

Best place in Saranda.

We had the best experience during our stay here. The location, rooms and food everything is fabulous. Aldo, Lily and Nili are really good people very friendly and helpful. They provide delicious and plentiful breakfast The sea in front of the property is very clean with nice bio-diversity. Had a great snorkeling time out there. Overall it is 10/10 place.

Fantastic stay!

- The location is fantastic, it's in a smaller bay off the side of Sarandë, so it's very peaceful, and has it's own beach with beach chairs and sunshades. - The family that runs the hotel is extremely friendly, we felt very welcome and at ease - The rooms are really modern - The hotel is spotlessly clean - The breakfast is great!

- Walking to the center of town is easy if you're fit and healthy, but takes between 20-30mins. This is also how the beach can feel so much more private, but worth knowing in case you are looking to go into town all the time.

I recently had the pleasure of staying at this beautiful villa resort, and it was truly an unforgettable experience.

Beautifully relaxed and pleasant hotel

Loved this boutique hotel. The staff were so friendly and helpful. I think all the rooms were superb, but ours was by far the best. double shower, wonderful decor and tasteful lighting options. Breakfast was typical for the area and freshly cooked to order. drinks, lunch and dinner are all reasonably priced and of good quality.

My only moan and its not really a problem as the solution offered by the hotel was perfect. There were no tea or coffee facilities in the room, when I mentioned this to the staff their reply was "why would we do that to you, when your more than welcome to come down in the morning and we will make you fresh tea and coffee" perfect.

The staff working in the villa was nice and friendly

I didnt like that I paid for a seaview double room for the price for two people even I was by myself and the only window I had was facing the side wall not the sea. The room was very old and didnt look anything like booking.com pictures. Also like other people mentioned it was really uncomfortable to have your lunch when you were surrounded by cats and wasps. Dont even start with location which was awful, rubbish everywhere on the road.

Nice spot but overpriced considering the room standard

The spot at the sea with its great view and the terraces of the hotel are very nice. The staff is friendly. It's clean overall.

We were surprised by our room which was much older and of much poorer quality compared to the main pictures we saw here. The modernized rooms are in the lower floor, we were above in an oldly furnished room which was not worth the price. The view is great but the room's quality was poor. The bathroom is comparable to a camper. Super small, like a shower with a sink and a toilet inside. After the first use the whole room was flooded because the drain didn't work. Luckily they kind of managed to fix it. The fridge in the room is nice but it's super noisy right next to the bed. Also, there's loud music the whole day and much noise from the neighborhood until around 12 o'clock. Cocktail prices are way above, 10 Euro for a Spritz in Albania...

Staff was lovely, very friendly. Bed was very comfortable. View from the balcony was great.

Very disappointing breakfast. My Continental’s “fresh pastry” was nothing more than packaged croissants with ‘chocolate’ in them. The juice wasn’t fresh either, more the Bravo kind. Shower was very tiny next to the toilet and water quickly overflowed to the main room. The wifi in the room did not work. And just a preference, but I was hoping for a more quiet spot than in the centre, but just like everywhere they blast the music here as loud as can be, so sadly still no real relaxing for me.

A lovely relaxing property

Loved this property. The staff were super friendly and welcoming. We aren’t ‘stay in the hotel’ types but ended up spending our whole stay just chilling at the property because it had such a friendly and chilled atmosphere. It was the perfect was to start our trip to Albania- couldn’t have received a warmer welcome!! Our room was on the top level and was a more traditional style room and we loved the homely feel. A great property - definitely recommended !

Deceiving.

It's very deceiving from what you see in the photos, where it looks nearly luxurious, it's not at all. The rooms that don't have the bathtub have a joke of a bathroom, never seen anything like it, with the shower being right on top of the toilet... The rest of the room is spacious but very old fashioned.

The private beach was nice.

This place runs on scamming people. It advertises on being a luxury hotel and all the pictures give an illusion, that every room is great and luxurious, but the truth is a different thing. There are really ugly and bad rooms. These rooms have basically nothing and are almost unfunctional. 5 seconds in a shower and the bathroom floods, A/C remote didn't work and it was fixed at 24 centigrade. Staff was like "well it blows, so why do you complain?" Also the TV is just a decoration. Breakfast is basically storebought juice and pastries. Lots of cats running around, lots of flies and other flying bugs trying to get to your breakfast. The price difference between luxury and bad room is about 25 euros. Nothing about this room is worth 90-100 euros. The staff was also very condescending and rude, the owner escaped behind "I don't speak english" and didn't wanna discuss our experience. 0/5 don't support these dishonest scammers. My wife also made an instagram post about the experience, and they blocked her. 🤦🏼‍♂️ most disappointing thing in the end was that the Booking didn't take any responsability about the false advertising on their site.

Breakfast was delicious, staff were friendly, access to the water is lovely and great location to avoid the crowds of the town.

Just check which room you are booking, we didn't realise we were selecting a specific room when booking as it wasn't made clear so double check as we would have chosen a different one to avoid being so close to the restaurant area. We had to fully close the curtains to use the bathroom as it was in direct view of the bar... Get the right room and this place would be perfect.
