Very nice and helpful owner, bikes available, possibility of breakfast, very close to bus and tram, about 10 minutes to center with the bike.

The house is poorly soundproofed. The house could have been cleaned better. for going to the bed there is a dangerous staircase, not suitable for oldies.

Absolutely wonderful tiny home next to a canal with public transit a 2 minute walk away. In a walkable neighborhood with pubs and cafes, art, and museums to explore! The owner/operator was kind, helpful, and gracious. He acted as a concierge, answering all our questions, and giving suggestions and advice on what to visit and how to navigate the city of Utrecht. Bikes were provided for our use at no cost. The kitchen was fully stocked with everything we needed to cook meals. We will book again without hesitation!

The property is a tiny home so the steps are quite steep and the bedroom/loft is a bit small. My partner is 6ft 5 and maneuvering in the loft and up the steps was tricky. The owner/operator offers a wonderful breakfast each morning if requested, however, be advised the breakfast is not free. We did not know this until we checked out and owed additional money for the service.

Host was welcoming, helpful and pleasant. Everything we needed for our stay. The location near the river was great and we hired the host's canoe.

Cottage was nice and cute, just perfect for short stay in Utrecht. Tram stop is near and it takes ab.10min to downtown. Free parking. Anthony is amazing hoast - so welcoming and helpfull! And makes best scrambled eggs in town!

Stairs to upstairs/bed are very steep and bed could be little comfier.

we did not ask for baby bed sheet or any extra bed, we told owner that our child sleeps between us, but the owner took extra 10 € per night for our 6 year old child. toilet leaked from under. water pipe in shower room did not work good. toilet had problems.

location near tram, bus and canal. It was very cozy. Netflix was a nice feature. Anthony was a great host and spent lots of time with us, suggesting things to do. He let us use his bikes and kayak (kayak for fee). He also called taxi for us on checkout.

Nice location, easy access in to town centre, even with tram/bus strikes this weekend we were able to take a pleasant walk of 45-50 minutes to the centre of the city, through lovely parks and passing nice cafes on the way. It is nice and warm (guests can adjust the thermostat), we were mostly set at 18-19° despite it being 2° outside at night, so it is very cosy in that sense.

I would agree with other reviews that it doesn’t feel very clean. Some signs of the previous guests eg. hair in shower plug. It is not very close to a grocery shop so it would be best to take those things with you in advance.

Anthony is very nice and offered many helpful suggestions about local living.

No recommendation to anyone! Dirties place we ever been. For that price we expect much much more. There was absolutely everything dirty. Designed 100 years ago. Horrible smell. Stairs not safety for anyone. Stay away from this place!!!

Anthony was a great host and so kind and helpful. Great breakfast and good location. Would be lovely in summer.

The breakfast was superb. The situation was great. We had use of bicycles and were straight onto cycle paths . Lovely little patio where we could eat outside. Our host was friendly and helpful, and couldn't do enough to help.

Antony was very kind and helpfull! He prepared for us a wonderful breakfast with vegan choices as we asked. The garden was fantastic and the nearby canal was perfect for walking around or even take a swim. Two old bikes that you can use for free! Canoe that you can rent cheap to go through the canals all the way to central town! FREE parking for car that you can find nowhere else!

The place was dusty here and there and full of spiders and spider webs which I adore, but my wife doesn't. Some hair and used handkerchiefs from previous guests that gave a feeling of uncleaningless. The mattress we slept on was not very comfortable

Cozy Cottage is a delightful get away nestled in beautiful surroundings and is exceptional value for money. Our host Anthony was superb, almost made us feel like family, nothing was too much trouble for him including carting in additional chairs for a dinner party and assisting with sourcing food for the party. Just marvelous, we were very grateful for all the special attention we were given.

Location, close to Utrecht centre and highway. Parking and bicycles included.

Close to trams. Bed not easy accessible: steep stairs to open floor and queen size bed only accessible from one side. It was sufficiently clean, but dust on furniture and hard to reach places should have been dealt with better.

Cozy little cottage placed very Well in Utrecht. Not more than 10 minutes on bike to the center of Utrecht and in walking distance from the University. And the owner Anthony is a very nice person. We loved staying there.

The host was absolutely wonderful and attentive, and the cottage is beautiful and has a lovely atmosphere. Inside was a reasonable temperature and all the facilities worked well.

This is my favorite place to stay ever, hands down. Enjoyed the ambiance, the environment, the great host and all the little perks that came with staying here. It was a surprise find and became a very memorable stay.

Uhm, I can't think of any issues of importance. The toaster died during my stay, but there's a new one now. You don't really need one though, because on-site breakfast is great. If you are fond of taking a bath (I am not), the cottage has a shower. You can have a morning swim in the river, though.

The house indeed is cozy and the host is just lovely. He made sure we had everything we need and let our son use the garden, the trampoline and the toys.

The extra bed is a pull-out-couch that is pretty uncomfortable to be honest. So I wouldn’t recommend the cottage if you are more than two people travelling.

It was a great cozy cottage! We really enjoyed our stay! The bikes were pretty old but we rode them anyways! Tony was very friendly and helpful! We will miss our little cottage! And the tram station is a 2 minute walk away!

It was a little dusty in places like under the bed couch and the stairs were very steep to get up to the loft so it's not for the old!

De Cozy Cottage is een ruime, maar niet heel luxe accommodatie nabij stadion Galgenwaard in Utrecht. Met de bus ben je inclusief looptijd binnen een half uurtje in de binnenstad, terwijl je hier gratis parkeert. Dus voor een dag of weekendje Utrecht ideaal. Wat het meest in het oog springt is de bijzonder gastvrije ontvangst van de gastheer, Anthony. Vooraf hadden we gevraagd of het mogelijk was om wat vroeger in te checken en later uit te checken. Zonder extra kosten was dit mogelijk, een belletje bij aankomst volstond. We werden ontvangen met een praatje en kregen een lunch aangeboden (tegen betaling, maar zeer schappelijk en lekker). Mijn vrouw is vegetariër, hier werd ook gewoon op ingespeeld. We besloten dus ook maar het ontbijt te boeken, stukje verdienste voor de gastheer en voor ons toch wel zo makkelijk. Mooi: ontbijt mocht ook rond lunchtijd, dus we konden nog wat uitslapen! Heerlijk. Het kwam op ons vooral huiselijk over, alsof je op bezoek bent bij iemand maar dan wel met de gewenste privacy natuurlijk. We zijn nog wat vergeten in onze cottage (laten liggen), hiervan kregen we kort na vertrek een sms-je. Ook netjes! De 2 belangrijkste redenen om hier te boeken zijn: 1. prijs-kwaliteit-ligging. In Utrecht ben je al gauw wat meer kwijt. Wij vonden de prijs zeer redelijk voor wat je kreeg, en hoewel je niet middenin het centrum zit, is dat heel makkelijk te bereiken vanuit hier. 2. de gastvrijheid is ongekend. Meestal is een 'B&B' wat onpersoonlijker, je checkt in zonder ontvangst of het is wat algemener. De benadering van Anthony is persoonlijker. Misschien moet je er van houden, wij vonden het erg leuk en zouden een volgend bezoek aan Utrecht zeker nogmaals hier willen overnachten.

De cottage was meer dan compleet, maar verwacht geen grote luxe. Er is geen chique badkamer (maar alles werkt naar behoren) en je slaapt in een eenvoudig bed onder een schuine dakrand. Dat viel niet per se tegen, maar het is een kwestie van realistische verwachtingen.

Tramvaj postaja je oddaljena dobrih 100 m od nastanitve, tramvaj številka 20 in 21 vozi na 10 do 15 minut v smer centra (postaja Utrecht Vaartsche Rijn, v podhodu garaža za kolesa), centralne železniške postaje in pa v nasprotno smer v znanstveni (študentski) park - (najbolj enostavno je hitro stično kartično plačilo z master card kartico (predplačniška) pred in po vožnji na avtomatih na postajah). Ob sobotah in nedeljah tramvaj ne vozi, takrat uporabiš avtobus št. 47, postaja cca 500 m stran v smeri nogometnega stadiona, brezgotovinsko plačevanje na avtobusu, pred in po vožnji. Center od navedene postaje do osrednje najvišje cerkve in naprej do trgovskega centra, ki je blizu centralne železniške, avtobus, tramvaj postaje je ob kanalih za prehodit v dolžini cca 2 km, priporočam.

Nekoliko preveč praha v nastanitvenem objektu, ki je bogato opremljen z baročnim pohištvom in slikami, potrebna je pazljivost na strmih lesenih stopnicah (ponoči) v objektu kjer je nameščena dodatna postelja.
