On the first night, I arrived to find that the bed linens—both on the bed and the pillow—were terrible: dirty, with stains, and some undefined marks. I then tried to reach the reception or anyone, but no one answered. There was no security or Reception. The next morning, the manager was absent, but fortunately, a cleaning staff member helped me well. The following day, when I went to shower, the showerhead fell off, causing a huge stream of cold water to shoot out of the wall. After that, I returned in the evening to the hotel after a long day, only to find there was no electricity. They told me, “Go have dinner, and when you return, it will probably be fixed.” However, when I came back, there was no staff member to be found—only guests. No one knew where the staff was, and there was no power, no lights, no Wi-Fi. We were all just sitting there, which caused a lot of unrest and panic. Overall, it was an incredibly poor stay, and I would not wish this experience on anyone else.

The location is good
The room we were in, room 11, made us feel very claustrophobic and the bed was very uncomfortable. The images on the booking didn't reflect the room that we stayed in.

Our room was comfortable with twin single beds but our shower in the bathroom was filthy. It seems the drain had coughed up some debris and the room had not been checked for 2-3 days as the debris was very dry. We called a staff member when we noticed the dirt who came to clean it immediately. The night porter was great, he was very pro-active.
Beds were comfortable, the room was not very large as there was a lot of furniture in it.
Location is great, centre of Seapoint, shops, beach easily accessible. Parking is first come, first served otherwise, street parking is available
The whole hotel was FULL of furniture and other items like books, statues, paintings, all sorts of items which made me feel a bit suffocated. Breakfast was served in the reception/lounge/dining area which is all one space, with chairs/armchairs/sofas all thrown together to offer seating. It was not too comfortable having breakfast sitting on a sofa.

Great location - Fresnaye is probably the safest neighbourhood in Cape Town, and it’s 10 min walk from the sea point, where all restaurants and bars are. The property its beautifully decorated, nice rooms, super friendly staff and great views form the rooftop terrace.
The water pressure in the shower was terrible, barely any water coming down.

A charming old house in an excellent location, with friendly staff who are always willing to assist. The safe parking was a big plus, and the complimentary breakfast was an unexpected and delightful surprise. I also appreciated the fresh fruit available throughout the day (like apples) — a thoughtful touch that made the stay even more enjoyable.

I really like established old places to stay as they have a character and unique view as Ashby Gust House. It was a very easy to find and drive all way steat from International Airport. Quiet and safe location near by waterfront. Very friendly people, clean and comfortable room. Thanks a lot. I will difenately recommend this place to my family and friends and I will be your guest again.

The place was exceptionally clean, and I really loved the aesthetics, from the beautiful wall paintings to the charming Victorian-style design. It’s conveniently located close to Mojo Market and within walking distance of other shops, with the beach just a few blocks away.
The bed was very comfortable, and the bathroom was spotless and sparkling clean. Towels were changed daily, which was a thoughtful touch. The staff were incredibly friendly and welcoming, making the stay even more pleasant.
One of the highlights was the great view of Lion’s Head, absolutely stunning. Overall, a wonderful stay that I would highly recommend.
Breakfast was complimentary, and while it was appreciated, a few improvements could make it even better.

Bed was comfortable. Reception guy was very helpful and friendly.
Quite a fee rooms, but the house was still quiet and peaceful for my quick sleep there.
Not enough parking - I was worried that I would get parked in and not be able to leave at 04h00 which I needed to do.
But the reception guy helped me out with this.
The hot water took a few minutes to reach the shower, but this was thoughtfully explained by a sign in the shower. The water in the shower tray drained slowly. Old building, not the end of the world for me.

The location is good, although being on a main road the traffic noise can become a little intrusive. It is an old mansion built circa 1903 and still retains a lot of the character of they. Decor is very good and homely, wooden floors, high ceilings, chandeliers, headlight windows etc. Staff very helpful and polite. Continental breakfast served in the mornings. A small off street parking area and security is very good. Short walk to all the shops and restaurants you'll ever need, and a brisk walk on the famous Sea Point promenade is a 5 minute walk away.
Water pressure was a little iffy when I was there. The first room that I stayed in was noisy as it was close to the road, but the second room was fantastically quiet and sun drenched in the afternoons. No microwave ovens in the rooms so one has to use those that are located on each floor, which I found inconvenient, as I preferred to eat in my room rather than eat out every night.

Since it is winter, it would be great if they offered a heater in the rooms.

I truly appreciated the art. It's a beautiful old building with antique features. Made me feel right at home.
We had a spectacular view of the sea and skyline. Needles to say the sunsets were breathtaking. The staff are friendly and accommodating and dont hassel a lot. It will be my preferred accommodation when in Capetown. I Recommend if you're here for rest and relaxation. 😌

Everything was perfect. The room with an amazing view. Armando was super kind and helpful as he greeted us and showed us around the place and then checked on us each evening when we returned. The bed and pillows were amazing. The room and bathroom were both spotless and kept that way the entire time. Ashby Manor Guest House definitely exceeded my expectations.

The staff were amazing and the place was clean, with beautiful decor both inside the rooms and hallways. The room was much larger than many and we were very comfortable.
