Location, room was very thoughtfully decorated with some welcome small touches .
Only criticism was lack of area dedicated for residents to enjoy in the lounge area ... we were not able to find seats whilst we were there.

We had the last room which was number 7 and although very comfortable, it had a frosted window with no view and just outside were some noisy generators of type. Which woke us up early.

We stayed in room 6 which was freshly renovated which was great but two things made it a poor night's sleep: there was a noise coming from behind the bathroom, probably caused by heating or a generator which went on all night and could be heard even with earplugs in, and there was a small green button light in the corner of the ceiling probably related to the smoke alarm or some sort of safety feature but it was incredibly bright - so much so that we had to cover our eyes with t-shirts in order to sleep. Not ideal!

Exceptionally friendly staff, very welcoming, easy to follow house rules, was very cosy in the restaurant and bar areas.
There were items not available on the menus which was a little disappointing and led us to eat elsewhere in the town.

Room 2 , absolutely awesome, decor is fantastic, bathroom awesome has twin sinks , shower , and a beautiful copper roll top bath with window views over teignmouth, TV to watch while you bathe !!! And yes there is a loo as well , bedroom has lovely decor , nice big screen TV , tea coffee kettle , there is a balcony off the bedroom with fantastic views over the sea/ estuary , bed super comfy , pub/restaurant very homely, food excellent quality and value for money , staff very very nice . A short walk down the road and you can catch the little ferry (£2.50,) takes you straight into teignmouth town .
There are a few free parking spots at the ness but there is a big car park over the road

The staff were all lovely and super helpful but there were a few things we asked for during dinner that were forgotten, this was only a very minor inconvenience though

Breakfast choices were very good. Room 2 was excellent, spacious with a large balcony and a sea view. Lovely bathroom with a shower and a copper bath.
Pillows hard. Walls thin and noisy plumbing, you could hear toilets flushing and showers late at night and early morning.

We ordered and got a very nice room. Fantastic views from the balcony. Great facilities and goo comfort.
The highlight was the staff though. Young and enthusiastic, unfailingly polite and helpful (despite the unexpected arrival of a number of dinner guests most of whom were unreasonably impatient). Great place to stay. We would recommend the Ness to anyone.

Absolutely everything. The room was spacious with a lovely comfortable bed and a balcony. It was almost in the woods and felt quite secluded. The food was delicious (both breakfast - great veggie sausages - and dinner) and the staff were friendly and helpful. The location is perfect, just a short stroll via the smuggler's tunnel to Ness Cove. And a final shout-out to the nettle beer. What a revelation!
I wish we'd known about the Sunday half-priced deal. Next time.

The location is wonderful and the room is a lovely quirky seaside melange. We had a Seaview with a lovely balcony. The staff were really helpful and welcoming .
The only niggle was the smoki fish pie which was basically a sauce with potato- you had to go fishing amongst the potato to find even the smallest amount of fish. However I mentioned this to the waitress who immediately removed the meal from the bill without being asked.

Excellent choice for breakfast, fruit, pastries etc. Lovely bedroom with a large balcony & view across the water to Teignmouth. Chose casual dining for our evening meal & had a table in the conservatory with great views of the water. Food was very good! Will return soon!
