Location was great right next to murrayfield stadium staff were very friendly and helpful
The place was budget wallpaper coming off the walls and so forth but it was a last minute booking and was cheap enough for one night

The guest house is well located however that is all that it has going for it.
Very unwelcoming, shared bathroom with a number of other rooms, far too hot, noisy with no insulation, asked for ironing board for a shirt and was told there were none - very dated and poorly maintained. No breakfast and vastly overpriced.

I didn't end up staying at the hotel, as I read the reviews online and was put off by the number of reviews commenting on the lack of safety, the fact no staff are on site to greet you, the uncleanliness. What tipped me over the edge and made me book alternative accommodation was the photo of the mouse poo and stains on the sheets. Unfortunately there's no cancellation policy, so I wasn't able to get my £45 back. But I'm happier to lose £45 and be healthy, than sleep in bed with mouse poo.

There was not much to like. My wife moved her pillow and a spider came crawling from up under it.
The whole experience was really bad, no communication from the staff, room was damp and musty.

There was a number on the door to do the auto check in once the check in was completed they did not answer the call😡😡at all very very bad I stayed with my 60year old mother the room did not have any heating at all the entire night I had to sleep in cold and in the down stairs there is no network at all even the WiFi does not work I hope they refund my money

Very surprised how good it was after reading the reviews. Was able to contact them straight away for code to get in! (But when we got back from dinner someone was waiting 2 hours to get in touch) our room was good, clean and comfy bed. Also had no problems with wifi! Great location as bus stop just outside and they come very regularly. Easy to get to airport and back! Pub and shops nearby!

Bed uncomfortable. Plugs blown and we told a member of staff and they knew but didn't seem to care. No proper heating, just a plug in radiator. Lock to get in the room was a nightmare! took ages to open the door. Had to buy batteries for the remote for the very tiny TV.

Great location for Murrayfield stadium. Pleasant room , clean enough, warm enough radiator’s came on morning and evening. Bathroom was immaculate (en-suite). Close to bus stop for Edinburgh. No damp like some reviews have said.
If you turn right out of the building about a 3 minute walk there is a restaurant called the Bothy, excellent food. A further 5 minutes down the road there is a Tesco express and a couple of nice pubs.
Tired decoration. Main entrance door needs attention, which is a bit off putting. Didn’t like the self check in. Overpriced for the room itself £150 for the night, however I guess supply and demand. Not enough pillows.

Although more expensive than I would expect to pay at £90 per night, still cheaper than similar properties.
No one available to meet at check in during advertised hours. Called numbers given but no reply. Was waiting outside for 40 minutes before someone returned my call and gave instructions for self check in. Other guests were in similar situation.
Plumbing system is extremely noisy. Was woken up whenever anyone used wc or basin.
Parking advertised although one car was already parked and no way of getting my car in without blocking it.

The location: great accessibility to the airport and the city centre.
We did not find any bed bugs.
Nearly everything else. It was dirty, the bed had stains, there was some mold on the shower head, open electric cables, broken furniture, weird stains in the water kettle, the list goes on...
Also no communication, you have to call the owners numbers scribbled on the door in a very shady way. (Dial +44 instead of the 0 when you don't have a local cell plan)

We had a small, cozy room. It had a small ensuite bathroom. EVERYTHING was clean, meat, worked fine. We heard others not happy with their accomodations, but ours was just fine. Room was #7, back of building. Quiet and had all we needed.

Couldn't get response re Self checkin. No reply to "Booking contact form". No reply to direct email. No answer to phone listed on website. Terrible at communications. Wall to rooms very thin. Shouting / screaming next door neighbours.

Extremely uncomfortable beds, pillow 1in thick, broken light hanging off the wall, broken bedhead falling off the wall, switches don’t work, failed to respond to any messages made well in advance through bookings prior to arrival. 2 chipped coffee cups!. A bit of scrappy paper on the front door with numerous phone crossed out of who to contact. Small pokey room.

Proximity to Murrayfield Stadium.
I specifically booked this hotel as it was advertised on booking.com as ‘with parking’ and because of its location near Murrayfield Stadium. This CANNOT be advertised as such, there are around 10 guest rooms, I believe, and parking for only 3 vehicles which meant when I arrived I had nowhere to park on the day of a concert at Murrayfield and then spent an extremely stressful hour and a half trying to find somewhere to leave my car that would be safe and not ticketed. Due to this I was delayed arriving at the hotel and there were no staff present, I had been given no prior instructions or communication as to how to locate my room or keys, or even gain entry, luckily an exiting guest let me in to the foyer. I then spent 20 minutes trying to get hold of someone to locate my keys and room and by the time I arrived at the concert I was over 2 hours late and missed the support band. The room itself is very worn, the wardrobe doors are broken off, the bathroom was not clean and the carpet was marked. The bed did appear clean at least, although extremely uncomfortable with the divan base having a very distinct cross-bed support at the halfway point (just level with my hips).
The poor state of the room, lack of communication and severely restricted parking facilities mean that the room rate was excessive for the service received. Obviously its closeness to the Stadium is its selling point but to be honest, next time I will either be happy to pay more for somewhere at least half-decent or less for somewhere further away, this was NOT worth the £400 price tag. I very very rarely write reviews but I was incensed by the lack of parking which was my main reason for booking.

Location only. Very close to Murrayfield and bus routes in to the city. It is located on a very busy road however.
There are no staff at the property. No one to welcome you, show you to your room or answer questions. No one answers the door when you ring therefore. You have to call a number scribbled on a dog eared piece of paper on the door (with lots of numbers scribbled out). You check yourself in and out. The proper try is old, tired, lots of doors locked, poorly decorated and dirty. The beds were terrible, really uncomfortable, as were the pillows. Don't expect to sleep much if you stay here. There are no facilities at all, no lounge and no breakfast. It's not a B&B therefore. It's just a bed and a pretty uncomfortable one at that.

Did not reply to my email (my phone was not set for calls in UK) advising of our late arrival. Therefore, I was locked out. If it wasn't for a friendly passer-by, I would have spent the night on the porch.

We stayed in room 7 and the other two guests in our group stayed in room 2. Both rooms were thankfully en-suite. Very close to Murrayfield for an event and plenty of places to park in the vicinity. Was a little worried after seeing reviews about bed bugs and dirty rooms however the mattress looked almost brand new, the carpets, en-suites and rooms in general were very clean and our bed was so comfortable. The bed linen felt like it was good quality and the room itself was bright with the added bonus of blackout curtains for sleep.
There were only small things that let the room down. No mattress protector and only one pillow each so had to use a folded up towel. Also one of the bedside lights had no bulb. The room could do with a bit of a spruce up with a fresh lick of paint. Minor issues though for how long we were actually in the room.

The facilities are quite poor. The TV is ridiculously small, no WiFi, the toilet seat was broken, the sealing of the shower was half removed and room's mirror also broken. They room did not have regular coffee, just decaf available, also the room's bin was not even empty once during our stay. I didn't even see a staff member at all during all of our stay to discuss any of these inconveniences.

Room was clean
Most of the switches in the room did nothing. There was a wire hanging near one of the plugs. One set of sockets was taped over. The toilet light was infuriating, it would forever turn itself on when no-one was in it making a clicking sound. And if you were in the toilet/shower it would go off every 5 seconds, you'd try and sit still on the bog so it wouldn't turn on and off all the damn time.

The wallpaper close to a Chinese and corner shop
Well the bed was not that safe, TV didn't work and only 14inch anyway, the host never stayed there, the room was clean, only 2 teabags and milk. The place was certainly not worth the cost of £130 for just a bed.

The location was excellent. It’s on the bus route from the airport and a nice walk from there into town.
There were a lot of issues in the room. These included: mould on shower roof, shower didn’t drain well, tap in bathroom leaked, a light fixture in bathroom didn’t work, window didn’t shut properly, inside door lock was broken so couldn’t lock from inside, bed not very comfortable as could feel bed springs, and bedside lamp fixture housing was broken and looked dangerous. Also, entering into the property upon arrival could have been problematic as you need to have phone access, but fortunately we got lucky as there was someone when we arrived.
