Very very expensive for what it is.
Comfortable.
No staff and online check in a nightmare. Paying city taxes separately and via an app not good enough.

It would be great if there is an elevator. Because I have a big luggage, It is so heavy for me to move it to upstairs.

Try a little harder
The rooms are good, but recent refurbishment not quite finished and partly falling apart. All nice though. The problem is communication: messages with codes via WhatsApp instead of booking email. Reception nominally open between 4 and 10 pm. But there no one there, you have to reach them via WhatsApp. Not always possible. General impression: the owners spent money on the premises but then there is no service, even though the caretaker is amiable enough. Example: main light switch not working and just one towel for the floor, nothing else, the claims to be a hotel but there is less assistance than in a private room. Otherwise location and premises are pleasant and it good be great. Try a little harder!

Bad experience.
When I arrived in the afternoon, the hotel door was closed. Two other guests have been waiting outside, just like me. Some minutes later a delivery man arrived bringing pizza to a guest, who already was in the hotel. That guest opened the door. Inside, at the hotel reception: No one! Just a slip of paper saying: If you need help, send a message to a WhatsApp number. After several minutes a message came in with the code number of the room. I answered via WhatsApp: Bad service. A man called me immediately, talking english, he did not mention his name, he said: "Good morning". I asked: It is afternoon, from where are you calling? He said, he is not in Belgium, but he did not want to say, where he was. I quit the phone call. - In my room I realized that the electronic locking system did not work: It was not possible to lock the door! I met another guest, a woman from France, who had the same problem. So when I left my room, I had to take my lugage with me (fortunatly it was only a backpack). Never again!

This is not a three star hotel. It is student accommodation.
Unfortunately this isn’t a three star hotel, it is 20 rooms. With no facilities, no restaurant and no bar. It’s a bit like student accommodation.
Complete lack of any restaurant or bar or staff on site. And we had to have a cold shower before we went to Formula 1 at Spa on the Saturday morning which was very poor. It’s misrepresentation to state this is a three star hotel.

If you just want a bed for the night then it’s passable
The staff member who we saw on reception when we arrived was very friendly and helpful. Clean towels each day.
There was no hot water the first night. It’s not in a great location but walkable to the city centre. Strange you get a WhatsApp message with an entry code and told which room on the day. It’s quite run down and the restaurant is permanently closed. The first night we had no hot water and it wasn’t reliable for hot water the other days. Also no shower screen so water went everywhere. The bedding was clean, the room and bathroom were cleanish but it was run down and doesn’t look like the photos. There was a fan but it was old and made a racket wasn’t worth using. If you just want a bed and nothing else otherwise I wouldn’t recommend it was one of few places with rooms left during F1 weekend so was still quite pricey especially for what it is

Clean and had everything we needed in a pinch.
It was the only place in town with a room when our other booking.com property turned out to be a fake. The property was very quick to respond with availability and checked to make sure we were happy with the type and number of beds we booked since what we booked was different than what we got.
No lift to take luggage up, no AC and no shower curtain made the room wet, it was very expensive for what it was but that’s because the F1 race in Spa was happening.
