Closeness to centre and via Francigena and proactive and friendly host
I was disappointed with small single room which had one tiny window and single bed and was stuffy and hot. Fan just pushed around hot air

I guess I didn’t read the description close enough, the bathroom was private but not connected to the bedroom, just a minor nuisance in the middle of the night

A huge room, very clean, comfy bed
i thought i was getting a room with kitchen alone not as a part of a flat rented to other people. i took the room for 10 nights. on the t 7th night i asked to make the stay short, they didn't have any flexibility. i was really feeling disappointment about it
