Brilliant location and close to city centre, friendly hosts, had all the facilities needed for bed and breakfast, lovely range of foods for breakfast! Peaceful place to catch up on sleep after busy days

This hidden Gem was perfect for our stay.
The room was lovely with everything that we needed.
The host was very welcoming and the Scottish breakfast was lovely.
We were close about a 15 min walk to princes street and the castle and local amenities.
Will be booking for our next stay.

The location was very good and the guy at the breakfast was very nice.
The breakfast was good.
There was mold in the bathroom and water infiltration signs on the wall of the bedroom.
The floor under the bed was very dirty, we even found things left by precedent guests.
