Position of the building and comfort was great. We felt like home somehow. The bathroom situation can easily be fixed. A

Beautiful building, with nice entrance, fresh clean smell while entering. Very spacious room with great big windows, a huge wardrobe, one double bed and a single one too, both very clean and fresh. The bed was really comfy and warm; weren’t cold a second. Lots of different night stand lamps, 5 overall, but I loved that.

Unfortunately the bathroom really needed more attention to important details. I am not referring to being an up to date bathroom only to cleanliness. Hair all sizes on the floor and in the shower, lots of old dust, mould in the shower like big stains and marks from other people’s showers. It was really surprising as the beds were so nice and clean. The kettle provided in the room would need a change as it looked rusty and the towels too need a chance as we’re very worn out.

Lovely staff, really comfortable bed, great location.

Unsure why there are so many bad reviews - we thoroughly enjoyed our stay. We met 2 members of staff who were both extremely friendly and accommodating. The mattress, duvet and pillows were all really comfortable. The location was ideal to access central Edinburgh. We managed to find street parking close by and overall it was great value for money compared to other hotels during the fringe.

Slightly dusty but no big deal. Bedside table was broken, but again not really an issue. Could maybe do with a bit more modernising if we were being picky.

Available at a week’s notice during peak Festival. Not quite as bad as the Google reviews suggest, but Edinburgh has much better to offer at the price

Good location, quiet yet not far from some good individual shops. Lovely bright reception area on arrival. Good warm/hot shower. Easy come and go to property. Clean comfortable bed.

Hot drinks area was neglected. No indication it had been refreshed or cleaned before new guests.

Good location, easy check in, comfy bed. Warm stay with extra heater in room. Shower easy to operate.

Bathroom floor wasn't very clean. Also a dirty toilet brush with toilet roll and other dirt all stuck to it, dirty bathroom mirror. Lack of plug sockets. Would have been OK if it was a super cheap stay however for the price I would have expected good standard of cleanliness. Walls are also cracked and dirty.

I am disappointed with the conditions

good localization

no heating - in addition, an electric heater was placed, which for such a surface did not meet the conditions. Small detail - no coffee cups in the room. Only one piece was available and there could have been at least one fork and knife.

Poor conditions

Good location within walking diatance of main station. The bathroom, however very small, was clean. The staff was friendly.

The room was extremely cold and noisy. The room decoration/furniture is old fashioned and in need of modernisation. Given the big size the room needs better heating and cleaning. We were glad to stay there for one night only.

Location! And it was also pleasantly quiet.

The window in the room was facing the street, and sadly had no curtains. We had to get up early for our flight and only slept there one night, so it wasn't such a big issue, but it would have been if we had stayed any longer

A perfect place to stay for several days in Edinburgh

Both our host and hostess were very kind and helpful. Room was extremely clean and well kept. It has reasonable amount of amenities but it is all you will need during your stay in Edinburgh. Even though the guesthouse does not serve breakfasts, there are plenty of markets and breakfast places nearby. Location is excellent, you can reach the Edinburgh Castle in 15-20 minutes on foot.
