Wonderful host we were made to feel so welcome and nothing was too much trouble. The bedroom was huge and beautifully finished with the comfiest bed I have slept in for a long time. We were just sorry we couldn’t stay another night!

Sign postoing on entrance not obvious-could be on both sides of entrance as there is another sign which distracts you first. The sign also needs to be larger or illuminated at night. It is on a busy road so advance sighting is essential for indicating that you are pulling up. Page states 'fabulous breakfast', should realy be 'limited breakfast' as on that one would expect the full breakfast that is referred to on all other sites. A little misleading, or incorrectly stated. This then added cost to buying elsewhere. A bit too close to a noisy road.

We were greeted by Annie on arrival who was very accommodating to us arriving late.
The family room was gorgeous and very spacious. There was a king-size bed, a single bed and a single mattress which was on the floor. This was perfect as my children are too old to share a bed now. Had it's own bathroom with a bath overlooking the view and a separate shower.
My children loved the cosiness of the breakfast which was in the kitchen of the house. We helped ourselves to what we wanted. There was toast, jams, Nutella etc along with a variety of cereals, tea and coffee. This was included in the price.
We stayed the one night to break up a journey to Scotland.
Thanks Annie and we would definitely book again.
Maybe some fruit juice with the breakfast.

The place was very clean, comfortable, well decorated, easy to find, free car park, free breakfast, good storage area, nice friendly host, wide bed. Wifi, TV, kettle are in the room.
I was really disappointed that The bathroom is not en-suite, this was very misleading. The information on booking.com says it's a private bathroom but actually I was surprised that it's outside the room, you have to walk in a communal hallway to reach it which is not appropriate for people who are keen on privacy. This important fact was not hidden in the pictures as well. No way to find that out unless you see the place.
The bathroom was very old and mal functioning
There is no mixer in the tap, it is either very cold or very hot.
The shower is leaking, very weak flow
The toilet flush does not work.
There's nothing to hang your clothes on.
Also, the location is in rural area, no public transport or nearby facilities or services.
when I arrived, I could not find the bell, knocked the door for several minutes until by coincide, there was a visitor to the host who know the place introduced me inside
The room was in a 1st floor with stairs, no Lift. difficult with heavy luggage to carry.
The view from the room was on the backyard, garage, nothing special.
The breakfast is (help-yourself) style, no much variety or options available.
No air con
All the above disadvantages I could handle, but the problem of the toilet being outside the room for someone like me made my stay very miserable. That's why I am giving the bad rate.
I hope the host would make a note in the description of the place to inform the visitor about this important fact.

Property was easy to find, just a few miles off the M6. The property was clean and comfortable. The.decor was, for me, a delight. Breakfast was fine. The owner was helpful and friendly in equal measure. Not intrusive yet not invisible. Would happily stay again.

The room was nice, cosy, spacious. French bath and shower, nocely made everything. We had warm electric blanket in the bed, when we came it was so relaxing to get into warm bed.
Breakfast what you want, Annie prepared table and we could have cereals with milk, toast with marmelade, in the fridge was 2 types of milk, so even perfect for my lactose free diet.
Evening were spent at the living room at the fire pit which is giving nice touch to space.
Annie our lovely host has this lovely house like farm style, she is welcoming and beautiful person.

We really liked the independence to use the large farmhouse kitchen when we liked. It was well stocked with many different items to make a really enjoyable and healthy breakfast.
For cyclists the final bit of our journey was a little tricky due to the recent building of a ring road which did not appear on our OS maps. Once we had understood the new layout we were able to access the property easily on our cycles. None pf the above was the fault of the proprietor.

Breakfast is so good, with a lot of choices. The room is cleaner than I expected. There is free parking area and a swing for kids. The most important thing is that Anne is so nice. Absolutely come here again in the future.

Anne (and mum) made us very welcome in this character cottage. Big comfy bed and room. Plenty of hot drinks (coffee pods), toast, jams, fruit and cereal in with the price for breakfast. Bottled water in room. Ample towels. Even offered us a heated blanket incase we got cold. Corner bath and shower. Use of kitchen. Happy for us to bring takeaway food in. Lovely homely atmosphere. We would not hesitate to go back. Price very reasonable.
Unfortunately road works which were out of Anne's control. However she was contactable to give directions if needed.

The property was very spacious and had everything we needed. The shower was great. The bed was massive and very comfy.
Annie made us feel very welcome as soon as we arrived, and by the time we left it was as though we were family🥰
The breakfast was very comprehensive and varied, so much choice. Annie even showed us the chickens and lambs and fed them. We will definitely return to Newby Cross.👍🏻

The host, Anne, was most helpful & accommodating. (She recommended a lovely country pub nearby [Bridge End Inn] for our tea that evening whose food we thoroughly enjoyed!).
Our large family room was beautifully decorated, gorgeous patchwork quilts strewn over the very comfortable super kingsize bed, etc. We all had a great night's sleep & varied breakfasts the next morning.
There was absolutely nothing about our stay that we didn't like!

We arrived early evening as a stop over on way home from Norfolk. Anne was lovely, friendly and very welcoming. Room was very clean and definitely big enough for the 4 of us, husband, 4 year old and under 2 plus myself. Big selection of breakfast cereal and toasts as well as teas and coffes. Would highly recommend and would definitely stay again if we are in the area.
