Great location for a short or long term stay in Orvieto.

The apartment is centrally located to all the wonderful things there are to see in Orvieto as well as the eateries and shopping district. It is a spacious and comfortable home away from home.

The additional parking fee is not obvious when booking the apartment but it is handy to have such a spacious garage to park our car in.

Very good flat, but with odd extra costs and poor wifi

The flat is spacious and cool, with 2 bathrooms and a large kitchen. Very walkable location inside Orvieto's city center.

Parking comes at an extra cost, as does aircon. We didn't see these were to be paid as extras in the lenghty listing description. WiFi did not work for almost the whole stay (the owner's instructions to restart it solved the issue for just an hour or so). The sofa bed is not comfortable to use as a bed.

Loved Orvieto - just choose a different place to stay!

The town of Orvieto is wonderful and charming - we loved everything in the town and had a great experience - we just would choose a different accommodation option.

Air conditioning was an extra charge but then you aren’t allowed to control it - it is controlled remotely by the property manager - we had the Airconditioner turn off when we were there several times, and had to ask numerous times for the temperature to be adjusted (the room never got cooler that 27 degrees which is madness for air-conditioned rooms.) the lack of independence in being able to control temperature is just not acceptable in the July summer heat.

great place to visit a beautiful charming town, between Rome and Florence.

perfect location to see Orvieto: a very charming old village, a must see and great combination with city trips to Rome or Florence. A short trainride to either city, and Orvieto in itself is great to see. Great food, nice shopping, beautiful church, nice walk around town and for the not so agile: a comfortable little electric tourist train takes you through town.

Quaint, safe and quiet

Google maps kept trying to send me through somebody's property which wasn't possible so in 30degrees it was a bit annoying trying to actually find it. A little drawn map showing how to walk there would be really handy 😀 Once you got bearings was an easy walk without suitcase to the main hub and the town is beautiful. Nice and quiet setting.

It was adequate but certainly no little extra touches. Overall the property was fine but felt a little 'unloved' . Towels, bedding etc all clean but have really seen better days. The host is remote but I was met by a lovely family from the building.

Spacious, clean, quiet, comfortable and well-located. A gem!

This first-floor apartment was very well located in a pretty and quiet side street away from the hustle and bustle but only a few minutes walk to the centre and the Duomo. It was clean, comfortable and spacious, perfect for three of us, and we appreciated the two bathrooms. It was generally well equipped, including a washing machine, but as English people we would have appreciated a kettle to make tea!! Our host and his representatives were very kind and we had a lovely stay. Would very much recommend and hope to go back.

Exceptional

Both Andrea and his wife are very helpful and friendly, open to any questions you might have. This appartment is big, beautiful, has a gas stove, fridge, microwave (personally i don't like to use them ;-)) and a washing machine (not always a given thing). It is located close to the inner city but outside of the main tourist areas (what i prefer) and thus it's pretty quiet there. I really enjoyed my stay and may return some day.

Very nice apartment in a quiet area of Orvieto, not far from the Duomo and Piazza Repubblica

The apartment was perfectly located for my needs in Orvieto. It is a nicely outfitted apartment with plenty of space, a comfortable bed, nice bathroom and kitchen, plus a washer. The area is very quiet. Andrea was very communicative and helpful.

There were no defects with the apartment or the experience.

Solo trip

Andrea is an amazing host, very helpful.and communicative. The apartment had everything I needed, so clean and functional. I had originally only booked 2 nights and Andrea accomadated me for a third night. I felt completely at home at Casa Maria, totally loved Orvieto and feel like I made a friend in Andrea. The location is super.

Very nice apartment, centrally located and spotlessly clean!

Location was great and the owner (Andrea) was wonderful. Check-in was a bit bumpy at first but was finally worked out by the owner. A nice lady met us on the bus to the center of Orvieto and led us to the apartment. The kitchen was fully stocked with all of the essentials needed for self-catering. There are two bedrooms however one is quite small with a single bed. Access to the larger bedroom is through the smaller bedroom, so this may not be ideal for privacy. Both bathrooms were quite large and provided all necessities. The living room was also large and was furnished nicely (we did not use this room during our stay). The apartment was spotlessly clean and well maintained. Overall we really liked the place.

Everything was great however there was a EUR 1.20 cost per unit of gas used to heat the apartment that was not made clear at time of booking. The total cost of the heating ended up being EUR 37.50 for our 2 night stay, however Andrea (the owner) was kind enough to only charge EUR 25.00. We ended up leaving EUR 40.00 to cover the entire cost anyway. My suggestion is to make this very clear in the estimated costs section before the booking is finalized. This would allow the consumer to decide whether or not to book the apartment. Only after the booking was finalized the info was available obscurely and in fine print. One would have to really search to find it. We became aware only when Andrea messaged after the booking was made. At this point it was too late to cancel without forfeiting the entire amount paid for the stay.

We liked the location and number of bathrooms.

We were unaware of local fees. We were charged an extra €40.00 when we arrived at apartment. We had been notified ahead of time about the fees for gas but not the local fees the property owner told us. Also the site states that we can arrive between 10:00-19:00 into property. The owner told us we would not be able to check in until 18:30.

A perfect stay in Orvieto!!

I cannot recommend this apartment enough, so large, comfortable, and a perfect location. The price was unbelievable!! Modern comforts in a beautiful ancient city. Our host, Andrea, was always available, very welcoming. Some basic Italian language skill is helpful but not necessary. Please, do yourself a favor and stay here! I dream about coming back!!!

There was nothing that we did not like other than the apartment was very warm, but Italy in August.

Valida soluzione per pernottare sulla rocca di orvieto

Appartamento ampio e pulitissimo, con due bagni. Ottima posizione in un angolo molto tranquillo della rocca, a poca distanza dal parcheggio campo della fiera. Era inverno, abbiamo trovato il riscaldamento perfettamente funzionante e in generale la struttura gradevolissima. Check-in e check-out gestiti con precisione.

Unico neo, la comunicazione dell'indisponibilità del parcheggio privato (a pagamento, € 12 l'ora) pubblicizzato dalla struttura ed inizialmente indicato come disponibile, che è avvenuta immediatamente dopo il pagamento previsto da booking e la fine del termine per la cancellazione gratuita della prenotazione. Essendo periodo di alta stagione (feste natalizie + orvieto jazz) trovare posto al parcheggio pubblico di Campo della Fiera è stato, come preventivabile, un po' complicato (quasi un'ora di attesa perchè si liberasse un posto). Devo riconoscere però che il proprietario per compensare non ci ha addebitato l'utilizzo del gas, previsto in fase di prenotazione in aggiunta al costo dell'appartamento

Un po' di cura in più...

La zona senz'altro, la possibilità di stare in tanti amici

Il divano letto molto vecchio e scomodissimo, le lenzuola consumate e con alcune macchie così come gli asciugamani, un tappetino del bagno probabilmente non cambiato/lavato da tanto, la tenda nella doccia, le persiane che non si chiudevano con la luce che entrava in casa...insomma un po' di sciatteria. Consiglio ad Andrea un po' più di cura nella casa e un po' meno messaggi agli ospiti ,a tratti un po' insistente

O apartamento estava limpo e era central

O apartamento é bem central, mas não tem onde estacionar. O proprietário cobrou mais 12 euros para guardar o carro na garagem. O apartamento fica no primeiro andar, sem elevador. Apartamento estava bem limpo. Fomos muito bem recepcionados por Rafael.

Os móveis são muito antiquados e deixam o apartamento muito pesado e desagradável. A mobília da sala é tão antiquada que não dá vontade de ficar naquele ambiente. Além disso, a TV da sala não pega os canais.

Ottima posizione dell'appartamento! Orvieto si presta a essere girata a piedi ma l'appartamento è in una posizione strategica da cui è possibile raggiungere in breve tempo tutte le attrazioni principali. Si trova in un'area silenziosa e tranquilla ma vicino anche a molti interessanti posti di ristorazione. Appartamento pulito e spazioso con molti punti di appoggio (consiglio un appendiabiti o qualche soluzione per appendere i vestiti). Il proprietario, Andrea è stato molto gentile, disponibile e facilmente raggiungibile tramite whatsapp per qualsiasi necessità. Ci ha fornito preziose indicazioni sui ristoranti più tipici e meno turistici, sui posti da visitare assolutamente e precise indicazioni per raggiungere l'appartamento. Sicuramente consigliato per vivere appieno Orvieto!

Struttura centrale e confortevole.

Avevamo prenotato anche perché c’era la disponibilità del parcheggio, ma pochi giorni prima ci è stato comunicato che in realtà non era disponibile. Il parcheggio pubblico era stracolmo, un delirio.

Visitare le bellezze di Orvieto facilmente

Appartamento a due passi dal centro., confortevole e tranquillo.

Tra le dotazioni sarebbe stato utile avere una fornitura di posate maggiore,erano appena sufficienti per le esigenze minime. L'addebito aggiuntivo di 15 Euro richiesto per il cane, al fine di dover effettuare una pulizia più accurata dell'appartamento a fine locazione, è stato incomprensibile, visto che al momento della prenotazione non era previsto.

La casa è molto grande, pulita, silenziosa e con tutto il necessario per un soggiorno senza pensieri (c'è davvero tutto: cucina attrezzata con forno, moka e caffè, phon, ferro da stiro, lavatrice, ombrello per la pioggia, 2 televisioni smart, 2 bagni spaziosi.... e molto altro) La posizione della casa è eccellente. Il proprietario Andrea è attento, preciso e pronto. Potete chiedergli consigli ed informazioni lui vi risponderà in un attimo. Anche la sua collaboratrice, che ci ha accolto al check-in, è stata cordiale, disponibile e dettagliata nelle spiegazioni.
