Darren was very friendly and sent messages about all of the things I needed to know( location, door codes, eating places

It was in a great location right opposite the pier. My room was spotlessly clean and great value for money.

The bathroom was tiny. The 4 poster looked lovely and was comfortable. However the mattress sits in the wooden frame making it uncomfortable to get in and out of. Remedied by using a pillow as a buffer.

Amazing accommodation which made a lovely weekend.

The room was spacious, clean and had a fridge, microwave and a kettle with tea, coffee, milk and sugar supplied. The view was amazing. The parking was great and very convenient.

Great stay with a fantastic sea view

Darren was very friendly and welcoming and everything was provided for. Communication was either by phone or WhatsApp and there was always someone there ready to help. Darren showed me where I could iron my shirts just next door which was great because I thought I would have do it in the room upstairs. The bathroom and bedroom were quite spacious. Milk was also provided when I needed more. When some chicken and rice fell on the bedding and carpet I cleaned it up best I could. There was ample parking space in front of the guesthouse. When I told Darren about it he said don't worry it will get sorted. All you could ask for in a host. Highly recommended.

The one thing I would suggest is perhaps the mattress could have been more comfortable. I think it has had its day and just needs replacing. Everything else was fantastic.

Great location with a room with seaview, and nearby eateries. Staff were friendly to chat to. I was allowed to leave a package of books there for a courier pick up, after I left.

It is an old building that probably needed tidying up. The frontage also looked "old".

Super stay at the Balmoral and Terrace

Location perfect right by the sea. Nice area. Plenty of parking in front of the Balmoral and Terrace. Room was a good size as was the bathroom (I had an ensuite room). There was a both a double bed and a single bed in my room. Although the room was of a good size it might have felt a little cosy for three adults, but plenty of room for two. I was travelling solo so oceans of room for just me. Both bedroom and bathroom was very clean. Great communication from hosts providing details of check in procedure etc. I would definitely stay here again.

Can't think of anything really. If I am nit picking. I could hear the other guests moving around outside (on the stairs) sometimes but it wasn't loud, ie no more than you would hear at any other hotel. The Balmoral and Terrace do not provide a breakfast - well it wasn't included in my booking anyway - which was a shame. But didn't really present a problem as there are a couple of places nearby where you can get a breakfast.

Northumberland Trip

The owner met us and provided basic instruction then handed over our keys and left us to settle in. The room was fantastic, very clean and cosy, with beautiful see views. We stayed for two nights, the location is perfect, right on the sea front. The location provided private parking for guests too which was a bonus. We will definitely be staying here again in the future.

I genuinely can't complain about anything other than the weather one day. The place was exactly as advertised.

WRWC stay

We were greated by a lovely lady who made us very welcome. Our overall stay in Roker was great we came to Sunderland for the women Rugby world cup and The Balmoral was ideally situated

I thought the Balmoral was very dark and very tired but linen was clean and the views were just great Not quite what I was expecting in appearances, outside space was also untidy

Pleasant guest house with a warm welcome from tremendous staff.

There is no breakfast but a good cafe is less than 5 minutes walk away with lovely staff and very reasonable prices. The view from the window is stunning. It looks out over the sea. There is a decent bus service to the city centre, mostly running half hourly. The staff at the guest house are tremendous. Super friendly and extremely helpful. I am very appreciative of how they looked after me. And a real bonus is having a microwave and small fridge in the room in addition to a kettle with coffee and tea supplied.

Only two issues. The wifi was not reliable. It came and went regularly and even when it showed I had it, there was so much buffering it was frustrating. Most of the time I had to use my mobile as a Hot Spot. And the mattress in my room needed changing. Not too comfortable as it was worn down more on one side that it was uneven when lying down.

Perfect location and was privileged to have a sea view. Room was clean and had good coffee. I didn’t use the microwave or fridge but was good to have them.

The shared bathroom was a little awkward but didn’t spoil my stay. Would have been nice to have breakfast included but for a basic stay it was fine as plenty of local choice.

Weekend stay - short notice booking

Darren was fantastic - he was adept at communicating effectively and ensured that I was checked in and safe despite late check-in. Had a booking issue that was entirely my error and he was brilliant and very reassuring whilst we sorted it. Info was clear and concise and room was very comfortable and very clean!

A slightly larger bin would help, it was emptied by cleaner daily (who did a great job of cleaning without disturbing belongings), but bin was really small for microwave food packaging and would have possibly been problematic for full capacity of room (1 double and two single beds). Feels like nitpicking to mention it, though. I was pleasantly by having a private outdoor space with table and chairs and think this could be advertised better!

A little paradise

What a gem! The view, the location, the neighbourhood, the beach, the staff, the bed, the bath, the shower, the privacy, the easy self check-in, the atmosphere… I loved it all! I visited Sunderland on my own for a film festival and felt so happy and at home in this guest house. I’ll definitely be coming back. Darren, the owner, and the household staff were incredibly welcoming - thank you for creating such a lovely place. I already miss this little paradise! Oh, and I also loved The Bungalow around the corner – such a great spot for food!

Awesome guest house close to beach with all facilities

Everything! Perfect views and close to the beach. Very friendly staff nothing too much. Well equipped room with microwave fridge and kettle. Huge comfy bed four poster a lovely feature. Big tv. Great shower room. All clean fresh and bright. Fluffy towels. Fan provided to cool down. Loads to do nearby. Easy to get into town or further a field.
