A perfect B&B, in an idyllic location with an added bonus of a communal lounge and terrace. Walking distance to the towns of Lynmouth and Lynton. Steve and Lorna are the most beautiful giving hosts, nothing was too much trouble for them.

Relaxing comfortable and quiet
The guest house was in a perfect location, very quiet which was just perfect. It had a lovely guest sitting room and a well positioned veranda with wonderful views in all directions. It felt very relaxed and homely. Lorna and her husband did everything to make you feel welcome and comfortable. Our room was perfect for us with nice outlook and we could hear the river flowing. The bed was really comfortable. Parking at the property was spot on.

The house was lovely, great location with a beautiful terrace overlooking the river. Lorna & Steve are so warm and friendly and really make you feel welcome.
We absolutely loved our stay at East Lyn House and would love to return again one day. The house is perfectly positioned in a stunning location with a beautiful terrace to enjoy the views and the sound of the river. Lorna and Steve were excellent hosts and we thoroughly enjoyed our breakfasts in the sun room. We were encouraged to enjoy the terrace and were offered blankets to watch the stars at night and light up some lanterns. We saw shooting stars! Rooms were bright and airy, very clean and tasteful. The living area was also very pleasant. The stay far exceeded our expectations and wouldn't hesitate to recommend East Lyn House to anyone. Thank you Lorna and Steve!

My husband and I loved everything. From the moment we arrived, the hosts, Steve and Lorna, were friendly, polite, and welcoming and helped with taking luggage to our room. Steve guided us as we parked up on arrival and had to reverse into the parking spot. Was shown around the property. We were given a key to use for our room and the front door. Mentioned we could use the lounges and outside seating area at our leasure.
There was a good choice for breakfast, which the cooked consisted of sausage, bacon, mushroom, tomato, beans, eggs cooked of your choice, toast, or continental, fresh fruit salad, tea, coffee, juices, orange or apple, the food was delicious and always served with a smile.
All of the guests were always addressed by their first names.
Our room was a nice size and had a view of the river and the sea, in the distance, from a side window. The bed was very comfortable. There was a portable air conditioning unit in the room, which was much needed due to the weather being so warm. Tea and coffee making facilities. Fresh bottle of water every day. The property was always clean and fresh smelling. Our on-suite bathroom light wasn't working on arrival but was quickly fixed.
The view of the river from the outside seating area was absolutely amazing. We found the sound of the river flowing, relaxing. Such a beautiful area, with lovely walks and Lynmouth itself, is a lovely place. We used the cliff railway to go to the top and explore Lynton. Took a walk along Valley of the rocks. Spotted a few goats along the way, high up on the rocks. Stunning place.
We stayed for 3 nights and had time to explore all that was on offer of the area. There was no need to use the car, which was parked up for the duration of our stay. There is free parking at the property.
We really enjoyed our stay, as it is a very special place and will most definitely return in the future.

Fabolous stay in a wonderful place with amazing hosts.
Fabulous location, very close to the town. Our room was dual aspect and one window looked down on the river- so pretty and we loved the sound of the water.
Lorna and Steve are prefect hosts and made us feel extremely welcome. It was very much a home from home and we were very comfortable and well looked after. Steve’s breakfasts are amazing- he sure knows how to poach an egg.
Would definitely stay again.
There wasn’t anything not to like as far as we were concerned but sone people may find the stairs difficult.

This has to be the best B&B in Lynmouth.
The hosts Steve and Lauren were perfect in every way as was the room we stayed in. The breakfasts were to dye for. Lovely sea view from our room to compliment our stay. If all B & Bs were like this we would never go home. If you are looking for accommodation in Lynmouth then look no further than the East Lyn House.

Amazing stay
Breakfast was exceptional fresh products with a good range of choices. Our room was lovely roomy clean and had a lovely view. Beautiful terrace to sit out and enjoy the views and also have breakfast on. Nothing was too much trouble and we were always greeted with a lovely smile from the owners.All in all it was one of the best guest houses we have been to in a long time and of course we will be back.

I was looking forward to indulging in a full English breakfast both days we were there, something I never do at home, but unfortunately an ill timed bout of dyspepsia prevented it. Unfortunately, whilst the spirit was willing the flesh was weak. Luckily, there were perfectly acceptable alternatives that meant I didn’t go hungry. I will get over it but it may take time.
A longer visit is the only thing I can think of.
