Lovely location with fantastic views in such a peaceful relaxing place within walking distance of places to eat and drink. Run by an amazing friendly couple that really made us feel welcome from the moment we arrived. Breakfast was served to us on the balcony helped by the weather so we could take in the view before a day of walking some of the great walks in the area.

The location was excellent and we had a stunning view from our window. We were able to access wonderful walks every day from Sinai house. Alison and Victor were welcoming hosts. Breakfast menu was varied and the food was well cooked and well cooked. It was great to have fresh milk available for our room and very nice coffee bags. It was a special stay for us and we had a wonderful time.
This is not a complaint just an observation that the shower would benefit from an update . It was clean and functional but dated .

The breakfasts were beautifully presented and extremely good. Alison was very helpful with guidance about places to visit. A very comfortable sitting room was made available to guests, which has a wonderful view, so it didn't matter that the bedroom was small. The well-stocked bar, run on an honesty principle, the fresh milk available daily for tea/coffee in one's room, and the provision of books and games in the sitting room, made it all very comfortable.
It was extremely useful to have parking space for all the guests but actually getting into it in our quite large car was tricky, as space was tight and the road narrow.

Very clean, lovely comfortable beds and Alison and victor were amazing hosts, nothing to much trouble, they upgraded our room and put us next to my sisters room which such a kind thing to do. There was a lovely lounge to relax in and an honesty bar where you could get drinks or snacks which was really nice. They were so informative about local areas and where to go, we really did enjoy the whole stay. Thank you for welcoming us into their home.
I cannot think of anything I would put in here, sorry, our whole experience was just so lovely .

Great location for exploring the coast and Exmoor around Lynton & Lynmouth. Easy access to shops and eateries. Hosts very friendly and helpful. Good quality brteakfast.
Not a complaint from my perspective but I think people should maybe be aware that the B&B is up a very steep, narrow road, though pretty close to the centre of Lynton. But maybe not ideal for anyone who is not a confident driver or who would physically struggle with a steep walk if on foot.

Very accommodating hosts with a comfortable clean room with sea-view. Breakfast was great!

Friendly, helpful hosts that looked after us.
The room was spotless, modern with an array of hot drinks. The bed was a superking size and the room had enough space for a table and two comfortable chairs, which allowed full enjoyment of the sea views. The bathroom was spacious, clean and fresh with a shower in the bath that was easy to work.
Breakfast provided an excellent choice of cooked breakfasts, with an array of alternative choices on toast, also available were muffins, fruit loaf, porridge, cereal, fruit and yoghurt (lots more, but I can't remember it all)
Homemade honey and, good gluten free choices.
I highly recommend Sanai as a place to stay with views, good food, lovely gardens and friendly hosts.
I have been thoroughly relaxed, comfortable and well fed.

A very warm welcome, extremely clean and well equipped, help finding bus routes and a nearby bus stop, a small but well thought out room with tea and coffee, and fresh milk available. And a lovely breakfast in the morning.
Nothing to dislike

The hosts at Sinai House are very special and provide a lovely service. There are so many personal touches that made our stay memorable. Outstanding breakfast made to order with such care and attention.
Nothing could be better and I would add that if there are hotels looking to improve their customer experience, come and stay here and feel the experience of getting it right.

Genuinely friendly, beautifully managed B&B. Alison and Vic go above and beyond to make you both welcome, and to feel like your stay is a home from home.
Sinai House itself is a fabulous building in a beautiful location, with views from the rooms and the breakfast area simply magnificent. The pictures really don't do them justice, but that can be said for all of this coastline - you need to see it with your own eyes to witness the full beauty.
Cleanliness and facilities have obviously been lovingly though out and implemented for the variety of guests who stay here. I did a lot of long hikes and it was always a lovely place to come back to for winding down and enjoying the evening. As mentioned in many of the reviews, the breakfasts were to die for. So much choice. I don't often have full English any other time of the year, but the breakfasts at Sinai genuinely got me through the whole day, often on long hikes, without feeling hungry at all. But even if full English isn't your thing, the variety on offer is fantastic, and Alison & Vic were always going out of their way to provide for fellow guests wanting other options.
I don't get away very often, so to find somewhere so genuinely enjoyable to base myself and to explore the area made the whole week so much better, not to mention the excellent value for money.
Thank you Alison and Vic - I had such a great week and will definitely be back next year 😊
I genuinely can't think of anything that would have made my stay better that it was. For me, it was as close to perfect as you're going to get.

Breakfast was excellent with lots of choices to suit all tastes. Dining room has amazing views
The shower in the on suite needs updating as just came out very slowly and was a little frustrating after a long day walking…. But water was always hot

no faults everything was good

Excellent breakfasts with a wide range of both standard and more unusual options. The room was clean and airy (so nice to be able to fully open the windows) and the bathroom was well fitted out. Bar available with a good selection of drinks and complimentary chilled fresh milk. Customer lounge with nice balcony giving sea views. Convenient location near to town (as long as one doesn't mind the hill climb, but then that's Lynton for you). Excellent service.
Parking was a little limited and tight, the house being on an extreme dog-leg from the road. Access to the room was a challenge, being on the second floor and only accessible via narrow, windy stairs (no lift or offer of help with bags). But I'm sure anyone with mobility issues would be catered for if the owners were alerted in advance.

The view, breakfast, comfort and cleanliness were truly exceptional. And for £65 including breakfast I was blown away impressed!
there was nothing not to like. I chose the smallest room with a private bathroom that was a few steps down the hallway - that may not suit everyone, but it was absolutely fine for me because it made the value for money so exceptional.

We absolutely loved our stay!
Alison and Vic are lovely hosts and the attention to detail is great. Breakfast was fantastic, there were fabulous views, the room was lovely and very comfortable and we slept well after walking up and down all those steep hills!
The shower wasn't particularly powerful but it didn't spoil our stay at all, we would definitely go back :-)

A truly memorable stay in a beautiful guest house with views over Lynton and to Lynmouth and the coast. Fabulous breakfasts with an amazing menu choice, including fruit platters, smoked salmon and French toast with maple syrup. Everything was absolutely delicious. The hosts were friendly and very approachable. They've taken the best bits of everywhere I've ever stayed and rolled it into one place. Perfection.
Nothing. It was perfect.

The view from my room on the top floor was stunning. Good value. Welcoming hosts and allowed me to drop off my bags early. The honesty bar is a very nice touch, as were the biscuits/water etc. in the room.
If I were being picky, the lack of milk in the room for tea/coffee (although going down to the bar is not exactly a hardship). The toilet was separate too, but that wasn't a major issue.

Definitely would recommend and will book a stay here for my next adventure in Lynton!

Amazing breakfast and the best picnic lunch prepared by the owner. Offers cheese and meat platters for sharing. This is a real treat following a serious hike and not wanting to go out for search of evening meals.

Wonderful owners who went out of their way to be welcoming and to accommodate a special request.
Fantastic views.
Superb breakfast, including a delightfully unusual vegetarian/vegan cooked option.
Just be aware that Lynton is extremely hilly, with very steep and narrow roads, including the one approaching the guest house. If you're fully mobile and a confident driver, this won't be a problem.

A thoroughly enjoyable 3 nights stay. Great hosts, nothing was a trouble and always smiling. The views from all around the house are wonderful. And the breakfast! So generous and so much choice! Not to mention everything is fresh and tasty. I did 2 long walks from the house - no need to drive anywhere. Plenty of good food options 5-10 minutes walk away.
I will return for more hikes and for some star gazing 🙂
Thank you, Alison and Vic!
