Great location, easy to find and the host had lots of information on accessing the property and a really useful guide for places to eat and information about the local food specialities.
The room was had almost everything you need, the one thing missing was some milk for tea or coffee. I guess all Italians drink it black :-)
The big downside were the windows as I guess they are original single panes. This means they let in a lot of noise from people walking by and lots of people appear to walk by until around 1am and that was during a quiet season. Unless you are also planning to stay out late this could be a problem.
The room tax should be included in the price, it's not that easy to get the small change if its not your local currency!

The shower had been plumbed in incorrectly - the hot and cold pipes did not match that on the indicator.
The electric lights were poorly installed; it was not possible to turn off all the lights without turning off all the electrics including the power points.
