property is full self check-in. Lots of stairs but it’s old Italy so as to be expected. Room was on the larger side but view was of a back alley/restaurant unlike the pictures in the website/booking. I had try to contact them many times without any reply other then an auto response to “let them know if i needed anything”… got back to our room on our second day and the power would not work, luckily ran into the owner in the hallway. She was helpful but if not for running into her at the perfect time i’m not sure how we would have gotten that working. Website and booking said breakfast was included and that was not true. Overall it was clean and in a good location but would probably not recommend.

Issues with getting into room no answer when trying to call, then hot water didn’t work. We were moved the next morning, was made to sound like an upgrade but in actuality was a smaller room with no balcony. 1/4 of our stay had no hot water and hotel aren’t being helpful with any refunds owed.

We had a wonderful stay. It was a great location for bars and restaurants but not right by the super touristy areas. The room was nice and the communal area was right next to the canal where you can enjoy a drink. I would fully recommend this hotel.

The place is unique, perfectly located in the center of Lucca. The host/ hostess are extremely helpful and nice, the room is worth seeing and live in and w orthodox the price. Just be sure. To announce your arrival in time and be prepared for many steps to get to your room

Very spacious apartment could not have been more central to all the sights and brilliant, varied dining options. Rachel, who checked us in, went well beyond her remit. She sorted out a digital interactive map of Lucca for us, tea bags, suggestions for dining from breakfast, ice creams, value suppers to high end. And she organised our taxi at thr end. We had the benefit of a fridge and brought yoghurt and fruit back, only to realise no bowls or cutlery are provided so Rachel brought us some of her own! Would suggest a minimal selection of plates and cutlery would be a bonus. All in all a fabulous 2 nights. 3 days and we didnt want to leave!

This property will not take care of you. I booked the hotel on Expedia as a last minute booking as I was on my way to Lucca from Turino which was a 3 hour drive. I was going to be checking in late and of course the small print says you have to let them know 48 hours in advance and within 2 minutes of me booking it I realized that I had booked it for the following week. So I immediately contacted Expedia and the hotel and because it was non refundable they couldn't do anything. I get it. But minutes after I just booked it. They never responded. I even hit them on WhatsApp and they responded with hello. That was it. So I had to book another room for the night that I needed with another hotel. Definitely don't go there if you need any help or replies or have a problem once you're there.

The place is right next to Piazza San Michele. Lots of restaurants and shopping around. It’s an historic building. Room is beautiful and large. Bathroom is covered in beautiful mosaics. Note that there is no lift and that the rooms are distributed in two different storeys. This is not an hotel so there is no reception so make sure to liaise with Rachel before checking in, not like me… Ps: Rachel the manager is a gem. Very responsive. I can not thank her enough for helping me out. I would surely book again if I ever come back.

Brilliant location, lovely spacious room, perfect for travelling with our small, well behaved dog, staff so helpful, friendly and accommodating. We hope to return. We didn’t like the rain which made us cut our visit short.

I was charged twice for my stay, once by Expedia and then again by the hotel. This property charged 2 nights stay to my credit card without my authorization. Use caution when providing your credit card to the front desk. I tried to have the funds returned by contacting Expedia and the hotel directly but with no luck!

Enjoyed our stay! Lovely Property, really enjoyed the balcony and location. Everything was nearby. Only Feedback was that the listing stated “upper floors accessible by stairs only,” when it’s really ALL floors, not just the uppers. The reception alone is 2.5 floors up. We were fine with it, but my husband found a guest struggling with her luggage and she slipped down the stairs. Just something to be mindful of!

The location is superb! I would have rated it higher if they provided a better description of what to expect. It's a long climb with no elevator, the terrace is private for unit #3 (?) only and it is very loud since several of the shared walls do not go up to the ceiling and/or are simply a single layer of plywood. Hauling two suitcases up 59 step (I counted them) could have been to much for some travelers. It appears that they are in the middle of some serious renovations and they have done a good job of not making it obvious or allowing it to be a major inconvenience. Once the renovations are complete and "real" walls, etc. are in place I would stay hear again. My only real complaint is that they should be more informative and forthright with their descriptions.

My only complaint is that the air condidioner did not work well enough to keep the room cool. It was difficult to sleep in the heat. Also, there is rarely any staff at the front desk, so don't expect help. I did not know how to get in touch with a staff person.

I was there for the rolling stones concert on Sept 23rd, which the excuse to tell me there was no possibility of parking , and the person told me to ask the police where I can park which is totally useless. no water in the room, and despite an excessive price there was no breakfast. I will definitively never come back to this hotel.

It was not a hotel, just apartments? We had booked a suite, but got two separate bedrooms. Really high stairs even to the 1st floor (to "reception", where there were never no one). No elevator. No service. Though, location was good.

EXCELLENT! Rang for guidance re where to park and received great advise. Greeted by lovely lady who showed us the accommodation. Great 3 bed suite and a double for us. Very high standard, clean and overall faultless. Position is absolutely central, particularly if attending any Lucca music festival events. Love this place!

I booked a suite with fireplace balcony-terrace, and when we arrived Marco spent 15 minutes hunting and pecking on his laptop before asking to see our reservation. I produced this and he spent another 10 minutes typing, after which he said he has no suite with terrace, only a room with a double bed (turned out to be king size) with terrace and that will be an additional 20 euro. I booked this suite specifically for the terrace so I paid up. Meanwhile my daughter got busy and looked up this room and found all of the photos of the terrace, fireplace, suite that accommodates 4 people, etc. We were able to figure out that he didn't have our room because he has remodeled the suite, dividing it into two rooms (3 and 7). Worst yet there is only a partial wall between the two resulting rooms. We saw and heard Marco go into room 7, which he said he couldn't give us because it is booked (apparently by Marco himself). Once he even let himself into our room while we were on the terrace. He claimed to let us know how to turn on the terrace light, but we were super creeped out.

We arrived at the hotel without expectation. When Tanya opened the door to our suite we were in awe. A beautiful livingroom, 2 spacious and comfortable bedrooms with elegant bath and a rooftop patio overlooking the square. Easy access from train of by auto. Wonderful shops and restaurants nearby.
