Great location, with lovely views. Pool was amazing and a wonderful temperature to spend time in. Most bedrooms are a good size. Multiple fridges throughout the property so you can stock up rather than needing daily supermarket runs. Bedrooms come with standing or table fans, which helps manage the heat to an extent. Loads of parking for cars, the caretaker is very helpful but we did need to use Google translate to communicate as other reviews have noted. Villa comes with activities to do, which we all took advantage of. About a 30 minute walk to Colvenza which has a bar and a wonderful patisserie. 10-15 minutes drive Todi, which has multiple supermarkets, and 40/60 minute drive to a number of other towns including the beautiful Assisi. The pizza oven is excellent, and really worth cooking on as well as the BBQ.

The bed situation wasn't as described in the advert. With more beds being chair/sofa beds instead of actual beds, and the distribution wasn't accurate to the advert either, with 1 room having a single width sofabed. There are 7 'bedrooms' upstairs, and 1 downstairs. A few of the bedrooms have dining tables in them. Whilst the room is a decent size once you add a dining table in the centre with 2 beds it starts to get cramped. Whilst this wasn't the end of the world, we actively discounted other villas in our booking process as they had only sofa-beds in some rooms, so arriving at the villa to find the sane was disappointing. The kitchens are quite small compared to the volume of guests and size of the villa. Which does make catering for 16 people tricky, but manageable.

this was an excellent property in the rural area of Umbria, lovely renovated old building on the top of a hill. absolute perfect for a whole family (we travelled with 10 people, 3 generations). Antoinella, the care taker does not speak English but via Google translate we were able to communicate easily. She lives on the same property but in a seperate house so is always available if needed. She was very helpful and even showed us how the Pizza oven worked and lent us some trays. we had all necessary items in the kitchen (we actually had 3 kitchens, but we only used one) Coming to the property is a bit tricky, Jonas the owner will send you a google maps link which actually stops a few meters AFTER the driveway you have to turn in. I would advise to have a look at google maps satellite view before travelling to this property and go down the road a few meters, you will see on the right side a drive way marked with 2 red/white poles, that is the right property. no other signs to be expected but also not necessary the next supermarket is about 12 min car drive in Todi, we recommend the Coop which is well supplied or Euro spin. there is one a little bit closer, an alimentary in Collevalenza but still about 10 min drive. The weather was fairly cold in April, therefore the swimming pool was not used as already advised by the owner to us when we booked the property. The central heating worked well, the showers also had nearly always hot water, you just need sometimes to let the water run for about 5 min before the hot water comes to the shower. the area is absolutely stunning, I would advise a trip to Todi, to Terni, to the marble waterfalls, and to Perugia (that is what we did in 9 days) and if you want you even can go to Rome: we went to Terni, parked the car at the railway station and then used the train to Rome just for a day trip.

We loved our stay,. As 4 families sharing, with an age range of 6 - 52 yrs we never felt crowded, there is plenty of opportunity to give each other space, . The house is fairly 'rustic which adds to the charm and is kept spotlessly clean by the caretaker. The main kitchen is functional and there are two extra fridges upstairs which was ample to make sure we had cool food and drink at all times! The outside seating area was lovely for our group of 13 and we made use of the bbq and pizza oven which was great. The space is really versatile and we had so much fun with our friends., plenty of time playing ping pong and table football as well as volleyball and cricket in the back garden as well as lots of games in the pool. The Pool area is fabulous, enough sunbeds for everyone, large refreshing pool, plenty of sunshades, outside shower/wc facilities and cleaned every morning by the caretaker. It was very hot when we were there but there are fans in every bedroorm The local supermarket (Eurospin) was a 5 minute drive away and full of great produce at a reasonable price. Todi is 10 minutes drive away and a beautiful town with lovely restaurants/views etc. We also visited Lake Tresimeno, Spoleto, Assissi and the waterfall nearby. There is a family living in a cottage onsite who are the caretakers, they are very descreet, but warm and friendly, our Italian isn't good and neither is their English but we muddled through with a translator app and any queries we had were answered. They are always around if you need help. Above the house is a small village called Colvalenza which is walkable along a very quiet road in about 20-25 mins, there are a couple of restaurants there , a small bar and a petrol station Jonas the owner was very responsive in our communications, We've had a fantastic week and will definitely return!

It would've been nice to have an information sheet with a few guidelines on the house and the local area, restaurants etc but the lack of these certainly didn't spoil our stay!
