Close to the beach. Fabulous breakfast. We were able to park our motorcycle in the hotel's underground garage free of charge :-)
Unfortunately the 'new and improved' tram that goes past the front of the hotel is very heavy and very noisy. The owners of the hotel can't do much about this but nevertheless, this spoils what would otherwise have been a fab stay.

All the staff were extremely friendly and helpful.. The room was comfortable, clean, a good size and everything worked perfectly.
The breakfast was magnificent. A huge variety of breads, pastries plus fruit, yoghurts, cereals and scramled egg - everything was delicious. One of the best we've ever had.
The parking behind was easy and well organised (for an extra €15) and there was safe storage for our bikes too (free).
It was only a short walk to the nearby beach.
Although we'd ordered a back room to get away from potential road noise, it was more both side and back so we could hear passing trams clearly.
