It is located close to the city center, but still very quiet and nice location. You can reach the old port by foot within a few minutes.
It wasn’t clear from the website that this is not really a hotel. You're living in a room in the host's own house. This forces an intimate relationship, which not everybody is comfortable with (and which is at the very least unexpected, given that the location is portrayed like a hotel).
The host has a dog (who barks during the morning times or whenever someone arrives, which can be heard all through the house). This was not mentioned anywhere in the listing, and if you are allergic to dogs or afraid of them, you lose. One time we managed to enter without the dog barking, but then we later found the host trying to come into our room because she wanted to store some of her stuff in a closet. Her only excuse was that she didn't think we were there because the dog hadn't barked. What if we weren’t there? Would she have just gone into the room?
Also, our bathroom had a door to the main staircase and I once had another guest shaking the door non-stop while I was on the toilet.
On our last evening we went to bed early because we had a very early train in the morning. Only to find that the host was having a dinner party downstairs. The walls are very thin and everything could be heard in the room. Unfortunately some of the guests only left at 12.30 am, which made sleep very hard to come by.

A wonderful property at the perfect location, close to everything.
We loved the art collection throughout the house, it created a special feeling. Someone had displayed so many
beautiful paintings, sculptures and photos.
Breakfast at the patio outside our room was enjoyable.
The hostess had a very nice demeanour and made us feel very welcome.
The key system was a little problematic at first , but eventually we got the hang of it.

Location was the only positive thing to be said about this place.
The place was confusing, not matching the description of our booking and above all a word of advice, prepare to endure an overwhelming landlord. The only positive thing to be said is the location. But, upon walking the opposite side from the old port, we wish we had booked somewhere near the Major Cathedral.

The room was spacious and clean, and the breakfast was delicious.

Room was really lovely, spacious and I had a sofa and armchair. Aircon was good, bathroom was luxurious. Small balcony as well. The lady running everything was very kind, and spoke perfect English.
The wifi wasn't brilliant.

Absolutely beautiful property.
Location is excellent, 1 street back from the old port and in walking distance to all the major attractions.
Breakfast was lovely.
Probably a little bit more signage as to which property was the Abbaye, after you walk through the front gate there are 2-3 properties you could access, nearly went into a neighbours house.
Make sure you get an email detailing the code to get in, we sort of did but t was the wrong code, and then where to go.
Perhaps a short note detailing was areas of the B&B we could use, e.g. can I use the kitchen to make coffee? There’s a kettle in the room but only 2 teabags for a 4 night stay.
The blinds were broken which was a shame as the courtyard is beautiful.

What a surprise you have once you enter! It is amazingly calm in the middle of the hustle and bustle. You are very near the Vieux Port and a supermarket, the street is a bit dodgy but once you enter it is really a rare find!

Very stylish and charming place. Arlette is a wonderful host with clearly lots of good taste. Ideal location, right by the harbour.

Great location. Great Host. Beautiful house.
Room was not swept in five days. Slightly more variety for breakfast.

spacious room
This is Not a hotel. It is a house which has only 3 rooms, and the owner was surly and went into the room while we were out. There were no photos of the entrance and now we know why. A very uninviting metal door. It looked like a prison .

Location was perfect for us - in the heart of the city/old port area. Breakfast was good and just right for us as travelers on the go.
Room was a bit cluttered, and parking was tight. Host was late arriving home so we had to wait about 20 minutes for her.

The matress was extremely comfortable.
The host was really nice and friendly - we arrived pretty late and we did receive good instruction on how to get into the house.
The location was great for what we needed.
The breakfast did not have so many options, but it was good enough for us.
The room did not have a bathroom door. We dealt with it but we did not expect this.
The cleaning level was good, but could have been a bit better :).
The accomodation has a lot of paintings and pictures on the walls, which were not necessary on our taste, but some others can really like this.

This guesthouse has exceptional architecture and interior design, which feels glamorous but also homely. A warm welcome from the lovely host makes you feel instantly relaxed and on holiday. Very close to the Old Port in a nice part of town close to Rue Sainte boutique restaurants, but very close to the bustling heart of the city. Quiet and tranquil, a surprising hidden gem.
Nothing.

Quiet house in back street( not charming).
I really wanted to like this property. But 'beware' , it is up a steep street from Port area and around a couple of narrow streets . It is a major challenge for middle aged persons or anyone with mobility issues . Driving to the property is also difficult unless in a small car.You cannot stop outside . Despite advising the owner in advance of my wife's disability ,I was advised the room was on the ground floor . No Mention was made of the number of steep steps to get into the property. But in the room itself ,it had a split level to reach the 'bathroom' area. Two high steps without any support, open toilet , high( 30cms) to get into 'walk-in' shower. No curtains or doors for privacy . I think the owner was less then forthcoming with accurate description ,although she helped with taxis etc. We checked out early after one night .

Location, arrival, breakfast, the room, our host - all was excellent
We still need to get used to the fact that some bathrooms/toilets do not have a door. That might be typical in southern France - but it's not what you expect. It should at least be mentioned in the description.

It was a real pleasure to stay in Les Chambres de l'Abbaye!
Beautifully decorated, well equipped, very comfortable and most important - quiet and safe place in the center of big and noisy city Marseille.
Very nice and friendly hostess!
I had a feeling that I am even not in Marseille, because it was so quiet and relaxing..
Location is fantastic - close to port, streets with cafe and restaurants..
Nothing!
