highly disapointing scam

Read the google reviews before booking. this hotel might be ok for a short stay, however the area is overpriced so don't reccomend chosing.

it's a scam - this place doesnt meet the hotel standards. they take the money for things they dont deliver. There were issues with a hot water in mt room. They sell breakfast that they don't provide, the TV not working, internet is very slow and obviously there's no city view...highly disapoiting stay

The location was great and the overall room was ok. Very basic facilities.

There was a horrid smell downstairs which I didn’t like at all no idea what it was but was very unpleasant. The room could have had some basic amenities such as soaps and a kettle with some tea. This could be a lovely hotel they just need to really renovate it.

We had to wait for the room for 45 minutes. The lobby is messy and the hotel needs maintenance and deep clean.

SCAM hotel

The place is a scam, nobody was there to check us in. I called their "emergency phone" 5 times with no answer until they turned it off. They didn't answer any emails, calls or messages over the course of the trip, stole €350 off me to leave me stranded on the streets of Dubrovnik. Didn't even leave me a note, instead there were 2 mystery keys which to my horror (and the other guests!) opened rooms that were already occupied. Tourists pay your wages and do not deserve to be treated with such blatant disrespect. Shame on you.

Run away! As fast as you can!

- Dust everywhere, it was like there was no cleaning service. Dust on the floor, on the lamp, on the tables, strings of a mix of spider web and dust hanging from the ceiling. We had to clean these things ourselves. First time we enter a hotel room that both feels and looks dirty. The only thing they must have done is putting clean sheets. We hope so. - The offer on Booking was saying "cot available upon request". He had requested it but neither got a response nor a cot. - Killed mosquitoes on several parts of the walls, clearly visible. They could have easily cleaned them. - An absolutely disgustingly dirty carpet that should had been replaced long time ago, with dust and big dirty stains that were either blood or vomit, or God knows what. - Holes in the ceiling of the bathroom, inviting mosquitoes and cockroaches continuesly. - A cockroach visited us in the night, probably either from the hole on the ceiling or the little holes on the floor. - The sink in the bathroom and also the shower had mold, a significant amount of mold. - There was neither shower gel nor shampoo, and the handsoap liquid was almost empty. - Paper thin walls, the music from the bars downstairs kept us awake until after 2am and at 06:30 we woke up to the voices of other residents that were also complaining, distinctively saying "someone needs to call Booking". - The breakfast offered in the morning was a shame for a "4 star hotel". Some cereals, salami, cheese and bread. Overall, that was nowhere close a hotel advertised with 4 stars. For the end, after we emailed the hotel and booking customer service to get a refund, the hotel marked our stay as „no show” asking for a full payment. Just ridiculous.

Everything was just bad. Including the treatment we got after making a complaint.

AVOID. Dirty and overpriced!!!

Apart from the location, everything was awful. Dirty blankets with stains, unclean toilet, no proper bedding, internet not working. For 140 € + tax per night, this is unacceptable. Felt disgusted the whole stay. Avoid!

COCKROACHES in the room. This place should be SHUT DOWN!!!

Nothing. This place is in breach of basic health and safety norms and should be shut down. We had to leave in the middle of the night as we could not sleep in a room with cockroaches.

DON’T BOOK THIS PROPERTY, THIS PLACE SHOULD BE SHUT DOWN!! The photos on the hotel’s page are very old and do not reflect the reality of the situation now. The place is extremely run down, dirty and there are SERIOUS health and safety concerns. We only had one socket working in the whole room and it was in the toilet dangerously low and close to the shower, it would be quite easy to spill water on it. The other sockets are dangerously coming off the wall (again in the toilet, one can end up electrocuted). The room was smelly, there was black mould in the toilet, the door locks are dodgy and the hotel is not staffed during the night, while it is falsely advertised on booking.com that the front desk is 24/7. The aircon was not working and there was no remote for the TV. But the WORST thing was finding a massive COCKROACH in the room. We could not sleep there, we had to pack our bags and leave in the middle of the night and found ourselves with no place to go. Of course because the hotel is not staffed during the night, there was no one to help us. We called booking.com customer service Who basically told us that they may issue a refund IF THE PROPERTY AGREES, and told us that we needed to book an alternative accommodation at our own expenses. We ended up having to pay for a pricier accommodation out of desperation as it was the only one available and contactable at that time of night as well as an uber to get there as it was out of Dubrovnik. We ended up spending double the original price and Booking.com has shockingly still not been in touch with us regarding a refund nor has offered us compensation for the very distressful experience. It is deeply concerning that booking.com advertises unsafe and misleading accommodations and provides no support to customers when something like this happens. I will have to escalate this complaint if it is not resolved swiftly and adequately.

The location of this property was fantastic

In short form, this is an old building. We were not expecting anything luxurious and we really aren’t very picky. However, there was quite a bit of mold in the ceiling of our washroom. We were not given proper bedsheets, the staff, although mentions 24 hour concierge was not there at all. We paid for breakfast for three nights and did not get breakfast one morning. There was never anything set up for us in the mornings to eat. In terms of amenities and things “ included” in the room, we ran out of toilet paper and had to purchase our own, we went to ask for shower gel and received two small bottles for the duration of our stay. We paid far too much money for the value and service that we received here.

no tv o safe in room as promised. wifi was often very slow or cut off. ac did not work properly, breakfast was always 30min late. no 24h reception as promised. had to buy my own toilet paper because new roll was not provided until last one was on cardboard. half of lights did not work, bathroom was dark. if you had questions/problems, staff say they are only barmen. send e-mail to owner.

perfect location in the heart of old town, close to everything. Decent room with nice interior, bathroom with shower and hot water

main problem of the property is a lack of investment and desire for any effort or improvement. reception shown on the pictures is non-existent, instead a clattered hall that looks like a storage, with constant old building smell and small bar-looking area in the corner. This property has definitely seen better days. The room full of dust, didn't look like it was cleaned for out arrival except for bed sheet change. Breakfast could have been more thought through as well. Looks like no staff there at all except a bar tender. Would have been a really nice place if it was properly cleaned and taken care of.

Good option right in the Old Town.

The place is on a quiet alley. Just across a good wine bar. As in all of Dubrovnik's old town, there are plenty of shopping and eating options around. The room is spacious.

I arrived after 7 pm and left before 7 am, so I didn't meet any of the staff or had breakfast.

I was very dissappointed. I had paid breakfast and city tax included in the room price when I made the reservation a month earlier. Still I was made to pay breakfast and citytax (and was asked to pay city tax even once more - would have been third time!!) at the property. The guy working there said that he only works for the cafe downstairs and handles check in and breakfast, gets lists from the hotel and list sai I hadn't paid these - I don't know, seems very shady and like a scam. The quality of my double paid breakfast was also very poor. I have send them email asking for a refund for my doubles - no response, of course. Can't recommend this hotel.

Convenient last-minute booking and perfect for a one night stay in Dubrovnik

Very convenient location just off the main street in Old Town. We arrived very early in the morning and needed to store our luggage. The hotel was very responsive and communicative and had a room and key ready for us. Room was on the 3rd floor and fairly quiet, although it seemed like anything lower than that would be in the range of the loud music blaring in the restaurant. We only stayed one night and it was great for a quick, short stay.

Room was not stocked and we had to request things from the staff. They ran out of towels. Shower did not drain at all and no toiletries were provided. The room had very outdated furnishings and was a little stuffy - I imagine this would be worse in the summer. Also, Wi-Fi signal was spotty.

Location is awesome, but the hotel was kinda disappointing.

The location is in the center of the old town.

The hotel has a lot of stairs and there isn’t an elevator. At night, it was super loud outside, so we couldn’t keep the windows open. Breakfast is not worth the money. You get a few slices of bread, cheese and ham and that’s it.

A nice place at the great location right in Dubrovnik Old Town

Great location (right in the center of the old town, next to very nice restaurants and a wine bar across the street), comfortable, cozy and clean rooms. Hotel staff were very friendly. The breakfast was really good.

There was some strange sewer smell in the lobby during the late evening/night hours.

Staff was very friendly. The man on the reception allowed us to check out 4 hours later without additional payment. The location is great, center of the old town.

The was a permanent smell in the room and hotel lobby. The toilet in the room is very small. Before entering you have to think why are you going there ;) Most of the lights are not working, everything looks very old. And it is not the style, it is just absense of investments in the hotel.

Staff was fantastic and extremely helpful. Location is phenomenal and easily accessible to the entire Old Town of Dubrovnik within a few steps.

The most helpful of the staff was unavailable until our last day (of 4 nights) on the property. The 'regular' double room as well as the bathroom was a bit cramped
