great location

Location was great, one street behind the main entrance and just behind many reaturants. The bed was so comfortable and the wifi was fine for working purposes. The room was well set out, and hot water strong. It is a small hotel with only 4 rooms, so there are stairs to walk up. When coming in, if you walk up to the street from the end closest to the gate (either one) you will have minimal steps to access the hotel. When coming in using goggle, it directs you towards the centre of the town to head up towards the hotel, this has the most amount of steps.

Nothing, through for some the room isn't blacked out and you do get light coming in from the street even with the shutters closed

Great stay in the heart of Dubrownik

Very nice room in a centre of Dubrownik, extra clean, comfy beds, quiet location , coffee machine, basic stuff to make breakfast. Very nice host, easy contact via whatsap. Thank you we could leave the luggage , it was much easier to manage. Perfect location, it does not make sense to sleep far away.

Even though the room was in a very centre location it wasn't so noisy. The room was clean. The bed could have been more comfortable.

Bed could be more comfortable. The AC was not working well but they provided a cooler which did the job. The bathroom sliding door was broken.

Great little place to stay so central but really quiet at night. Not too many steps at all and Lady Pi Pi was only a little further up from here. Lovely owners and staff very helpful we were able to check in early.

Great location and budget friendly but for a reason

The location can't be beat! It's not too hard to get to based on the restrictions cars have. You only have a few stairs in comparison to other places. Check in was also easy.

Unfortunately, the room was really small. That can be fine, but it was hard to deal with. The placement of the AC had it constantly blowing on your while you're in bed. There wasn't really space to even put your bag down to open it very easily. None of the doors lock automatically so it's super tedious and annoying to unlock and lock two sets of doors every time. Our bathroom was awful. They didn't give us enough towels or toilet paper for our stay. We ran out of toilet paper, and we got two thin bath towels total for two people, two face towels, and two beach towels. The issue is, the bath towels don't dry well because it's so dark in the room with no air flow, so they were basically damp our whole stay. There are only three hooks for all those towels too. The room was kind of dark and dingy, so nothing ever dried. The shower door was also broken and a huge pain to deal with. We couldn't close it all the way because it was off the hinges, and it would make our floor wet so our floor was just always wet and the floor towel was not absorbent (and also never dried). We were on the bottom floor so maybe the other rooms are a better experience.

The property is in an excellent location. We were prepared to walk from the taxi drop off point into the city walls to access the room. We were also aware of the stairs up to the room.

There appears to be “laundry” included but there was no information provided at check-in or in the boom about access to a washing machine. There was also no information provided on obtaining fresh towels (as the rooms are not serviced during your stay). This information at check-in would be appreciated in future.

Comfortable and interesting

The location was perfect for us. It was great to be right in the heart of the Old City, with bars, restaurants, museums and buses all within easy reach. The room in Villa Flores was spotlessly clean and very well equipped.

wi-fi coverage was a little sporadic, but this may have been due to two thunderstorms that passed through! Everything else was great!

The location of this place you can't fault, right in the heart of the old town. An absolute bargain for the money. Spacious room, good sized bathroom and you can walk to anything you need. Restaurants right on your doorstep.

Helpful Hosts and Comfortable Accommodation

The room was on the ground floor and included a comfortable bed, a safe, and a clean shower — everything was tidy and well-maintained. Even though I initially went to the wrong address, I called and the host was very helpful, guiding me quickly to the correct location. The place was easy to access and in a quiet area, which made for a relaxing stay. Would definitely recommend

The only downside isn’t about the accommodation itself, but more about Dubrovnik’s Old Town — there are a lot of stairs, so be prepared and bring your walking shoes! You definitely need to be a bit fit to enjoy walking around.

Charming and comfortable. Location : Fantastic!

The location within the old city is charming. Easy access and clear instructions to get into the property. Not that difficult to find although need to climb a flight of stairs before reaching the property , but the view up was beautiful in its own way.

A little gem in a treasure of a town!

The location of Villa Flores is perfect for visiting Dubrovnik. So close to the centre yet peaceful, quiet and a lovely haven to return to after exploring the town. Annamaria is a fabulous host, discreet yet available if needed.

Beautiful scenery from the window and nearby apartment to everything

The location of the apartment was in the heart of the old town. The ally where the apartment was in, is very scenic and beautiful with its stairs, that most of the passing by tourists take photos of the ally and the stairs. Area was full of restaurants. We got a very detailed and easy check in instructions. Room was clean, and downstairs coffee, toilet paper and sweet treats were included. We loved the space, location, scene from the window and it was worthy for the price that we paid. We highly recommend and definitely will book again if it's possible.

Poor

The air conditioning unit.

The Washer was broken so the owner offered to do laundry, she mixed the whites with the colours and ruined our clothes. The quality of towels and number decreased after the first day. The building and room are far from sound proof, you can hear everything that goes on inside and out. Window was broken so you couldn't shut the blinds meaning on the ground floor everyone could see in at all times as there were no curtains. Our bags were gone through multiple times whilst staying there, fortunately all valuables were kept on my person throughout. The bathroom has a toilet which the sink hangs over, a very impractical design for anyone not a child with short legs. Oh and the front door broke on the last day so we were stuck outside for an hour for someone to come out so we could go back inside. Its European, its make do and mend. Things are promised to be fixed but never are.

Spacious, clean and fantastic central location

The rooms are spacious and very clean. The apartments are in a fantastic location and very central within the old town (all you have to do is walk down some stairs and you are on the Main Street). In the entrance way there is a coffee machine and extra toilet roll if you need more, which we found very handy. The staff are lovely and welcoming. They also provide beach towels and change your bath towels daily. If I was to come back to Dubrovnik I would 100% stay here again.

An extra pillow each would have made our sleep more comfortable, but apart from this I cannot fault the apartments.

like all in old town Dubrovnik is not easy to access due to all the steps you have to climb. Also the city charges for everything, like walking the wall is expensive, the cable car is 30 euro round trip,! to steep I think

Great location - perfect for short stay

The location was fantastic, beds were comfortable and good wardrobe space. The bathroom was in good working condition.

We stayed for 7 days and our room wasn’t cleaned. Bedsheets weren’t changed. We had our towels changed twice but once was due to flooding - not the properties fault; it was very wet outside! This meant our room felt damp and the floors were dirty. We loved the location and it would have been perfect for a short stay, I think we just needed it to be serviced at least once during our stay !
