Steps to carry bags up to rooms are steep

Excellent location right in the heart of Dubrovnik's Old Town, just steps from main street. Almost no stairs to reach the house — a real plus in a city known for its steep, stepped streets. Communication was clear and quick regarding how to access the room.

No staff on-site for check-in or check-out — you just receive a code/instructions remotely, which can be frustrating if you have a question or an issue once you arrive. It's really some independent rooms in the city center rather than a proper hotel with a front desk — great if you value autonomy, less so if you want service. No local recommendations provided (restaurants, activities), and only a paper map — feels a bit dated compared to other places to stay in Dubrovnik

The guesthouse is located within Dubrovnik Old Town, therefore all the main touristic attractions are literally steps away. Our room had enough space for a couple, the WiFi worked well, the cleanliness was spotless, the bed was comfortable and the shower was good. Although there is no reception 24h, the online communication with the property was smooth and quick whenever required.

The guesthouse is located in one of the main street of the Old Town, full of bars and restaurants, but the room sound insulation was good enough to muffle most of the external noises, but not completely. It didn't bother us, but it can be tricky to sleep if you're a light sleeper, since even with the double-glazed windows you can still hear voices, laughs, clinking of plates and cutlery until late in the night.

The house located inside the old town close to buza gate, it’s Handy to explore the old town . The room is clean and tidy. The staff Vinko who we met at the property was very friendly and helpful.

the owner Annamaria who keep contacting us is not friendly, helpful n hostile. When we ask about the house exact address & how to get a public transportation like any shuttle buses from the airport to the house, *she’s impatient to answer and not willing to give help*, just offer her own pick up service at 50euros and suggest to take a uber stop at buza gate which is around 28euros. In the end we couldn’t figure out to get a bus because there no information on Google maps upon we arrived in the afternoon. When we’re taking shower there’s no hot water supply (I just took a quick shower without washing hairs)in a halfway and one of us, my friend had to use cold water to finish it in this cold rainy days, and she got a cold next day. When we told her she said: We have a boiler system. When you use up all the water, you have to wait half an hour for new heated water to arrive…..🫥🤔 When my friend was using the washing machine to wash clothes, she popped up with texts and call to questioning and blame us: Did you use the machine? The app notified me. You can't take things without permission. You should have asked me. That's not allowed. 🚫 We don’t offer that. It wasn't even advertised and you didn't even ask. You should have asked. Vinko maybe didn’t understend. You should ask me. I just asked him, he said he allowed you. I don't allow that. ……. My friend had asked Vinko(her husband) if she could used the washing and get the permission to use. And there’s no any guidance no information upon our checked in, she should’ve sent someone who knew the rules and explained something to us but but keep questioning n blaming.
