Location was great as we were in Belfast for rugby. Room was clean, well equipped for price we paid. Secure entry. Fantastic to have fridge and kettle in room. Bountiful breakfast! We walked easily from Belfast city centre.
No ensuite, toilet shared but quite near room. Duvet and bed a bit basic but comfortable. Stairway quite steep and narrow.

It's good value for money. The bathroom was very clean. It was handy to have a small breakfast.
I was expecting to be closer to city centre. It's not that close.

Only a few metres from Hatfield Street bus stop (and Hatfield pub). Very clean and good functioning kitchen.
Elaborate key procedure worked perfectly.
Easy to reach town centre by bus.
Very clean and kettle in room. Good kitchen.
They say free breakfast, but it is actually some packets in your room.
The walls, including exterior, are not sound insulating at all, and it is right next to a major A road. If you cannot sleep through loud car and street talk noise, do not book here (I can, and my spouse had good ear-plugs).
The TV worked, but relied on a tiny digital aerial that could not pick up most channels - we gave up and used iplayer on our own tablet instead.

Water and breakfast items
On booking, it doesn’t say upfront it is a shared bathroom - I wouldn’t have booked. My room (4) in top floor had a small window, a slight smell and you can hear everything in corridors and even someone coughing next door. There is better options in Belfast around the same price point.
