Common areas unheated when weather cold. Bathroom not heated. Cereal stale. For price point would expect a higher standard overall.

The handling of a food-safety issue during breakfast was very disappointing. The gluten-free bread on the communal breakfast counter was visibly mouldy. When I reported this through the hotel’s messaging system, the message was read but ignored. The next morning the bread had simply been removed rather than replaced, leaving no safe option for guests with dietary needs. Breakfast is included in the final price, so this isn’t a minor extra - it’s part of what you pay for. The explanation provided afterwards didn’t reflect what actually happened and there was no sense of ownership or compensation offered. This raised concerns about food safety, housekeeping, and communication standards.

Good value, great location, no fuss

Location is great for QUB, city centre and Ulster Museum.

Rooms were cold as there are no curtains on the drafty windows but heaters are provided

Beautiful building, not good enough value for money

The room was very clean as was the kitchen. loved the decor and the ease with which to check in/out. Location was convenient.

The room was absolutely tiny for a 2 night stay for 2 people and i felt it was expensive for such a tiny room. The room was located facing a busy road so it was quite noisy at night time. The booking included breakfast but didn't mention that we would have to make our own! Again I thought it was expensive for this.

Decor, kitchen, location and cleanliness were all excellent.

Noisy. There was something unsecured either outside our window or in another room (perhaps a window) and it kept banging all night. Zero sleep. I read this in another review but thought it may have been a once off. But it wasn't. The sink was tiny and the poorly positioned shelf right above the sink made it impossible to wash your face or brush your teeth without getting water everywhere.

Beautiful decor and aesthetic! Our room was very spacious, clean, great little bathroom and bed was very comfortable. Communal kitchen and laundry room were a lovely addition and very clean. The location was great - a short walk into the main core of Belfast. Highly recommend this spot!

Good for 1 night solo traveller

Clean room, comfy bed, comfy pillows. Nice size bathroom. Perfect for a solo traveller and I stayed one night. Biscuits and little chocolates on the pillows were a little delighter. There was a radiator you could turn on and the room warmed up quickly.

It was windy when I was there and there were these loud noises which I think were the sash windows banging back and forth. Also the windows didnt block any sound from outside so you could hear I think a train horn, cars and people. I had earplugs so it was fine.

A really stylish place. Not sure if the people at breakfast were staying or worked there but they were really pleasant. Easy to gain access using code system.

Good location close to university but a tad noisy!

Close to city centre and university area of the city. Several restaurants also within walking distance. Building nicely restored and tastefully decorated with a very comfortable bed.

Lighting at front entrance poor making it difficult to key in access code after dark. The Cavan room no 9 is extremely noisy due it backing on to a Dominos pizza shop - we had to endure delivery drivers blaring car radio and talking loudly to well after 2am - so avoid this room if you like a good nights sleep. Bathroom also very small and narrow - and not very well designed. No shelf/hooks and a badly placed shelf within the shower itself that you wack yourself off if you move round. Floor in room hadn’t been cleaned with a layer of dust in corners. Parking - check-in team said it was £8 to park at the accommodation & had to be booked in advance but on arrival there is a sign at the front of property saying ‘free parking’ so not sure why the mixed messages. Breakfast is totally self service and more akin to a hostel but was well stocked with food and equipped with toaster / microwave.

Noisy, the inner window mechanisms were missing bar to lock on 2 of the window so kept opening which made for a lot of road noise from outside which would have reduced if lockable. Walls are thin could hear everything from other rooms and I mean everything

The Warren is our no. 1 choice for a trip to Belfast again.

Ample choice for breakfast with use of hob and microwave. Lovely rooms, hot showers etc.

Not enough time to relax and enjoy our time in The Warren as attending an early morning graduation in Queens. However, The Warren was the perfect location as we were able to leave the car parked and walk across the street to the ceremony.

Ok stay , beautiful interior, fantastic location

The property was beautifully decorated in the interior of the house but unfortunately the front of the property was lacking the same aesthetic as interior. Could have easily been done with some nice aged planters pots. Breakfast was good with plenty of choices.

We asked for a twin room with two single beds. Unfortunately the beds were not the standard 3 ft wide. They were only an inch or two bigger than the pillow on bed. I would say they were probably 2ft 6 inches wide. A young child’s bed. Unfortunately we both suffered a bad nights sleep because of it.

Building location good. Welcoming feel to building. breakfast was self service and fine. Some mornings the yoghurt and bananas had run out, so would have appreciated more supplies. Great to be able to use kitchen at other times than breakfast

One room very different size and quality to the other one. Bed comfy but sheets not a suitable size for deep mattresses. Company responded well when we pointed this out, but replacement sheet still not that good. Quite noisy location

Beautiful boutique and unique rooms and space. Gorgeous. Very luxurious and everything you might want and need. The info book in room wa excellent and we went to the Italian on the recommend and it was also gorgeous.

It was a little far out walking wise, maybe some fresh pastries and not pre packaged ones? Just one per person who is staying would have been nice for the price.

The location was excellent for the purpose of my visit to Belfast. As highlighted by my 'scoring' the accommodation was really great, spotlessly clean, good quality materials and a great kitchen which was fully stocked.

While the car parking was adequate it did test my driving skills lol.
