Unfortunately the sofa bed was filthy and stained and the duvet had multiple stains and was unusable. There was a smell of damp in the very small bathroom and the water temperature was haphazard.

The room and facilities were good, modern and catered for all our needs. The staff were friendly and helpful (online and via phone). The check-in/check-out process worked easily. All queries were addressed swiftly by phone and email. The location was perfect, very close to the University and an easy walk to the city centre or Central station. We would definitely stay there again!

Location, decor, clean, well equipped room, good breakfast.
Unfortunately we were freezing cold due to a draft through the windows. It's a beautiful building but the windows definitely need upgrading .it would be no problem in the summer but in winter it definitely tainted our stay at your beautiful hotel.

The breakfast was just like home.. anything you fancied..... great selection. And for me Kingsmill bread is delious. Cant get it down south... The beds were comfy and the location to the hospital was perfect.... this is my third time staying there. I would highly recommed it.

We love the location of the place as it is near the city centre. The bus stop is just right outside the accommodation. Walking distances to the Ulster Museum and Grand Central Station. The room is clean and tidy and I would like to commend the comfortable bed, linens and pillows.
The luggage storage room is too small and almost has no space as it has other stuff that was stored in there that were not luggage but this is only a minor issue. We are still very grateful for this service!

A nice and very pleasant mini-hotel. We were pleased with the service and the room. It was a surprise that we had to make our own breakfast, but we managed. The location is good, a 10-minute walk from the train station and a 10-minute walk to the Ulster Museum.

the self check-in process is simple. the property is very well decorated and furnished, clean and comfortable. kitchen is really well stocked with everything you could want for breakfast.

It was such a wonderful stay. I regretted not staying for two nights. The room was beautiful. The bed was a little hard but it sure some people would prefer that. Breakfast was nice and gave “homely” vibes. They had a great selection of breakfast items. I wanted to write a thank you note in the book when leaving but I didn’t have access to a pen. Would definitely stay again
I can’t really fault it. I enjoyed it all. I was wrecked going up so many flights of stairs it made me and my partner realise how unfit we are but that’s of no fault of the hotel. Ohh. Maybe fix the squeaking on the door of room 10. I had to go to the car at 5am to get something and felt I was making a racket with the squeaky door. And the room was a little cold. That’s all

The hotel is in an ideal location, close to public transport but also within walking distance to the centre if you prefer a wee bit of exercise.
The staff are friendly and willing to go above and beyond to make your stay enjoyable.
The kitchen is well stocked for all breakfast requirements and is spotlessly clean.
There isn't anything negative I have to say.

Nice room
There was no hot water in the morning meaning I had to have a cold shower despite paying full price for the room. Even though I didn’t park there, they texted me on checkout asking if I had used the car park for an £8 charge which was a bit irritating.

We Love the Warren its spotless and so warm cosey. The beds are amazing and its only a short walk to the city centre. We will be staying here again soon

The location and room were good
The handling of a food-safety issue during breakfast was very disappointing.
The gluten-free bread on the communal breakfast counter was visibly mouldy. When I reported this through the hotel’s messaging system, the message was read but ignored. The next morning the bread had simply been removed rather than replaced, leaving no safe option for guests with dietary needs. Breakfast is included in the final price, so this isn’t a minor extra - it’s part of what you pay for.
The explanation provided afterwards didn’t reflect what actually happened and there was no sense of ownership or compensation offered. This raised concerns about food safety, housekeeping, and communication standards.

It’s nicer than the photographs. Room was toastie, shower was hot, had nice bedside lamps, plenty of choice on the telly, bed was comfy, decor was lovely, easy key code system.

The room was very clean as was the kitchen. loved the decor and the ease with which to check in/out. Location was convenient.
The room was absolutely tiny for a 2 night stay for 2 people and i felt it was expensive for such a tiny room. The room was located facing a busy road so it was quite noisy at night time.
The booking included breakfast but didn't mention that we would have to make our own! Again I thought it was expensive for this.

Decor, kitchen, location and cleanliness were all excellent.
Noisy. There was something unsecured either outside our window or in another room (perhaps a window) and it kept banging all night. Zero sleep. I read this in another review but thought it may have been a once off. But it wasn't.
The sink was tiny and the poorly positioned shelf right above the sink made it impossible to wash your face or brush your teeth without getting water everywhere.

Beautiful decor and aesthetic! Our room was very spacious, clean, great little bathroom and bed was very comfortable. Communal kitchen and laundry room were a lovely addition and very clean. The location was great - a short walk into the main core of Belfast. Highly recommend this spot!

Clean room, comfy bed, comfy pillows. Nice size bathroom. Perfect for a solo traveller and I stayed one night. Biscuits and little chocolates on the pillows were a little delighter. There was a radiator you could turn on and the room warmed up quickly.
It was windy when I was there and there were these loud noises which I think were the sash windows banging back and forth. Also the windows didnt block any sound from outside so you could hear I think a train horn, cars and people. I had earplugs so it was fine.
