Stunning location, lovely facilities, and helpful staff.
I’ve stayed here twice now, the first time I got a courtyard room, which was massive and beautiful.
The next time, I booked what I thought was the same room (but cost more), and was given a much smaller room within the main hotel – nowhere near as impressive, but comfortable.

I love it at knoll house, never disappoints. Its old world charm always delights. It’s a little worn around it edges but adds to the atmosphere. Great staff and excellent for the dogs.

Location was good. Quiet countryside. I liked how the hotel had lots of different rooms. Large hotel but you never felt over crowded.
Some areas could do with updating, but I felt the hotel never pretended to be something it wasn't.

Beautiful location, lovely atmosphere, that gave it a feel that you were stepping back into the past.Very handy for the beach. The staff were great and the hotel was exceptionally clean.

Indoor spa wasn’t very desirable. It’s £10pp even for guest booked to stay at the hotel. The sauna and steam room was out of order the pool was tiny and I hate to say but the pool itself didn’t look very clean. There was a green rim above water level on the inside of the pool.

When they say it's dog friendly I didn't realise just how dog friendly! Pretty much everyone there seemed to have a dog!
Despite this, the hotel seemed clean and it definitely added something to our experience.
The hotel itself is sprawling and a bit tired, but it was also nice staying somewhere with character and it has a very relaxed feel. It was nice seeing so many people playing games or reading and I don't think I've stayed anywhere where so many different people have spoken to each other! The staff were very welcoming and the bar was very relaxed.
Cooked breakfast was very good but despite having 2 coffee machines neither of them did good coffee! 🤔

Position and first impressions
Awful communications before arriving and even in the hotel. My enquiries about an upgrade were met with misinformation. Attempt to book dinner resulted in in one dept asking for details already provided to another. No information about the hotel provided in the room. Reception didn’t answer the phone ( as with calls from outside) and subsequently I found the receptionist gossiping with a barman. No information given about location of dining room or times of meals.
Click-clack waste in bathroom failed to hold a basin of water
Finally when I enquired about a lost computer cable I clearly had left in the room I was told the staff “ couldn’t find it”
Talk about Fawlty Towers. I got the impression the (young) staff just didn’t care.
And another thing. There was a man “hanging about” the breakfast room who vaguely looked like staff but certainly wasn’t dressed as such. We only realised he WAS staff when he brought my wife’s requested porridge( good porridge though)

Reception staff were very grumpy and not particularly welcoming. The hotel facilities although dated in parts were nice and the hotel is excellent for families with games and movie room and close to the beach - slightly longer walk than it looks, but still fine with kids.

Room very small despite having requested larger due to having 2 dogs with us which cost us £80 for 2 nights!! This is more than we have ever paid anywhere for dogs to stay. The windows need replacing the blind didn’t work despite us reporting it.

The location is absolutely stunning - right opposite National Trust land, with views across Studland Bay and just minutes from the beach and horse riding stables.
The food itself was very good once it finally arrived, and the dining room has potential to be a lovely space.
The staff were friendly and clearly doing their best within difficult circumstances.

The hotel is very tired and badly in need of a full refurbishment. Our room was dated (room 50), the balcony neglected with empty plant pots, and my elderly in-laws struggled with the many stairs.
Although their room had been freshly decorated, their bathroom was shocking - tape on the side of the bath, rusty radiator and very old fittings.
The main lounge area by the open fire could have been cosy, but the bright overhead spotlights completely ruined the atmosphere.
We’d booked the earliest dinner slot at 8.15pm (the first we were offered earlier in the day), but when we arrived, three dishes on the set menu had already run out.
The set menu was £34 for two courses, but we were initially told we could only have a starter and main for that price - not main and dessert - only after speaking to the manager was it corrected. It just felt disorganised and poorly managed.
Although the hotel provides Elemis products, it feels like they’re trying to polish over much bigger issues.
£20 per night per dog is shocking considering they don't supply blankets or bowls and our dog weighs just 1.5kg - our in laws paid an extra £80 for 2 labs/2 nights. Not sure how they justify that as it's wildly different to any other hotel we've stayed at.
No other food available other than a breakfast buffet and set dinner menu - no snacks.
Rooms weren't made up, we had a collection of dirty cups after 2 days and the in room tea/coffee/biscuit were not refreshed.
10% surcharge added to all meals/drinks.
Our kettle continued to boil even when the kettle switch was off.
Very limited non alcoholic drinks in the bar.
We paid £462 for 2 nights (double room with balcony & sea view) which is a lot for the standard of hotel.

Beautiful location and lovely helpful and friendly staff. Buffet breakfast was excellent. Unfortunately I booked a twin room via Booking.com and the room was very small. The beds once split so there was a gap between them were only approximately 2 ft wide and totally unacceptable for a 6 ft adult to sleep on. The room rate wasn’t cheap either so we did ask if we could be moved into a larger but the hotel was fully booked. So although we paid for 3 nights bed and breakfast, due to being so uncomfortable we had to lose our money and stay elsewhere. The staff tried their best to accommodate us but were unable to offer any compensation as I had booked through Booking.com. If only I had booked through the hotel directly!!

"Doggy dining" area welcome and a thoughtful touch. Breakfast was excellent, plenty of choice. Room was very clean, spacious, light and comfortable.
Hard to find a car parking space. Also, I think my booking was mixed up because I booked a twin room but was given a double; the restaurant contacted me about a dinner reservation I'd never made; and an invoice was posted under my door when I'd already paid

The property was built in the 1930's, and it felt like little had changed since it opened. Very small, unwelcoming rooms, a "spa" which desperately needs updating, lots of fittings and furniture in dire need of replacement.
As someone who works in hospitality, the whole hotel felt very understaffed. In the sitting room, meals were left on tables for up to 2 hours before they were cleared away, no cleaning agent or blue roll was used to clean the tables. Most of the staff unfortunately had very poor fitting clothes, shirts hanging out etc. Upon leaving, not once did the receptionist ask "how was your stay?" Or "thank you for staying with us", just paid the bill with minimum small talk.
The "games room" felt very vacant, with only 1 game I remember seeing. How hard is it to buy a few packs of cards or board games from a charity shop?
Outside the hotel, it desperately needed some tlc. Walls and windows covered in dirt, bins scattered across the carpark, hanging plant baskets only hanging by one chain.
It's a shame because the hotel location is amazing, it just feels very underfunded and underinvested. At £400 a night, I was very disappointed.
