Everything. We received a warm welcome upon arrived and lots of helpful information. The room was spacious, clean and well equipped. The breakfast is plentiful and delicious.

Our maps took us to the wrong address (not far around the corner) but we were able to follow the accomodation signs to the right spot.

This is the best of Italy.

Everything was perfect. This is the best place we have ever stayed and we travel a lot. This is the second time we have been here. Food incredible, rooms are comfortable and shower has good pressure. The Pool area was amazing. Located 5 to 10 minute taxi ride from Assisi and neighboring towns. The host family is gracious, and passionate about everything they do. Truely hospitality specialists.

There is nothing we didn't like accept we wish we could have stayed longer.

Basic to good close to Asissi.

I would say basic to good. Nice garden. Nice people. Clean room. Very close to Asissi.

The surroundings are not the best. It is on a street with constructions and poor buildings. Not very idyllic. The breakfast has a lot of sweets, not the best choice if you like to eat healthy in the morning. The pool is very small, for family use more likely, not for 20 guests. You need car if you want to stay here.

Fantastic, 100% recommendation. Its a place like you wont find many. The family who is running the place cares about there guests like kings. The garden , the room , everything is just perfect and super clean. The best thing about this place is the location. You will experience real italy. Not a tourist hotspot.Thank you so much!!!!!

We had an unforgettable stay and hope to be able to visit again in the future.

This property is 9 min drive from Assisi and from the moment we stepped foot on the immaculately manicured grounds, we felt we were on holiday. Relaxing music, beautiful gardens with interesting nooks around every corner. Our room was spacious and clean and the bed very comfortable. We appreciated the personal tips and information about parking and sights in Assisi and surrounds from Alessia. The breakfast had a huge selection of pastries and breads and the barista made coffee was a bonus.

Beautiful place, very relaxing

The pool area was fantastic and lots of comfortable sunbeds. Staff were excellent so friendly and welcoming. The gardens are beautiful and the whole atmosphere is just lovely.

For me personally the bed was too hard but I have a lot of bone problems so may be ok for others.

This family run place was wonderful. the family was so accommodating, welcoming and clearly take good care of the property! The breakfast is a delicious variety and they would bring out cold juice and fresh fruit in the afternoon around the pool. highly recommend a stay if you are in the region!

The garden was amazing! Increadeble to relax by the pool with such a view of a garden, beautiful music and relaxing atmosphere. The breakfast was amazing with a variety of Italian dishes, local fruits, yoghurt and snacks.

the place is amazing. the room is very clean, comfortable and new. you can see that the owner really invest on the place. The family who runs the hotel is very friendly and lovely. I really recommend this place and I want to bring my family on my next stay.

Super friendly family run hotel

The best part is the family in charge; they're really friendly and helpful - they have excellent recommendations for things to do in the area. Maybe this has an effect on the guests as well? Everyone else staying at the hotel was so nice. Kids were playing in the pool sometimes organized by one of the adults. The breakfast and apperitivo snacks are really good.

The apartment is split-level and a bit cramped. The spiral staircase can be dangerous; my wife broke her small toe on it on the way to the bathroom in the middle of the night.

I'm happy we stayed at this place and would come back there again.

This is a family-owned business and they work hard to please their customers. Every morning, we would wake up and enjoy a delicious breakfast in the garden near the pool. The ambiance of the place was unforgettable. Also, our room was cleaned every day. The location is okay. When we wanted to visit St. Francis of Assisi church, we had to take our car. However, there are three public parking and we never had an issue with finding a parking spot. Walking through the streets in the evening was our favorite activity. If you go there, you must visit Spello, a city located only 10 minutes away. It is a beautiful place to see.

If you are thinking about location and want to walk to St. Francis church, this might not be the place for you. However, there are not many places to stay around that would be a walking distance, except for the hotels near the church. We did not mind driving there.
