This is our third time staying at the villas, for the last 2 years we have booked the Annex but on both occasions we have been let down and had to stay in the main building which is very poor service to be honest in my opinion, when I book a room and pay up front for it I expect said room, sadly breakfast wasn't up to the previous years, it was over cooked and I had to asked for more lighter toast as it was over done otherwise nothing else to report but the hotel is clean and functional on the whole. This is just a personal view from our third stayand doesn't reflect what others might think.

Great location and comfortable bed but this room needs some TLC.

I stayed in Room No. 4 in this Grade 2 listed building. This is a large room with an en suite. The bed is very comfortable! There are some nice period features, marble fireplace with nice tiles, original sash windows. It's in a great location handy for walking into town and as a base for exploring the area. The front garden is nice and there is off street parking. I was working all weekend and left early each morning outside of the times when breakfast was available.

The owners pride themselves on cleanliness and hygiene (glasses in plastic bags, disinfectant wipes etc) but several things had been missed in this room e.g. the remote control. The carpet is tatty and needs to be replaced. The towel had frayed edges. The table and chairs were shabby, The bathroom is tiny with no shelf or hooks so no where to put toiletries or hang towels and the loo roll holder is on the wall behind the toilet - awkward to reach. The kettle is too big and doesn't fit unter the taps in the sink. I filled it using a water glass but a smaller kettle would make more sense. The plumbing is really loud when you flush the loo or even turn a tap on and I could hear the same rumbling noise from adjacent rooms. The windows have nice net curtains but bizarrely they only reach half way down so no privacy. They should be hung at the half way mark or replaced altogether for full length ones. The windows are in need of some work as the paint is peeling and there is some black stuff along the edge of the panes. The smoking area seems to be right outside the front door where there is a large flowerpot of fag butts.

Cosy annex room, friendly greeting from Colin, located 5 min walk to city centre, lovely continental and cooked to order breakfast.

Bed was too firm for me. By placing the duvet under you as a mattress topper that worked for a more comfortable night.

Home away from Home - Old inn Charm

The house was beautiful and the owner was charming and friendly. I had my own private shower adjacent to my room and enough space to re-pack my bags. Breakfast was well portioned and they had tables pre-set for the guests expected for breakfast.

Car parking was a little tight but it was fantastic having off the street parking

A welcoming, thoughtful stay that made everything stress-free and enjoyable.

We stayed here for a wedding and had such a wonderful experience. I contacted the owner beforehand to ask if an earlier check-in might be possible so that myself and my 4-year-old daughter could get ready in time. They could not have been more helpful — they arranged for the cleaners to prioritise our room, and it was ready within 30 minutes of our arrival on Saturday morning. I was so grateful, as it made the day much less stressful and allowed us to get to the venue feeling refreshed. Breakfast was fantastic, with plenty of choice and unlimited tea, coffee and soft drinks. The young girl serving us was absolutely lovely, giving my daughter lots of attention, which was very much appreciated. When it came to leaving, we checked out but still had a few hours before our train. The hotel happily stored our luggage and even offered us a spare key so we could collect it at our convenience before heading off. I would highly, highly recommend this hotel to anyone staying in Dumfries. It’s only a short stroll into town and just minutes from the train station. Thank you so much for such a welcoming and thoughtful stay!

Rubbish and a waste of time and money

Host was very pleasant

Booking.com messed up the booking. After saying the room was reserved in writing I arrived to find that the room had been double booked due to the inefficiencies of Booking.com. I managed to get my money back but nothing from Booking.com in the way of apologies or compensation for a fruitless and costly journey ending with my having to return home.

Great location and really good value for money

Great location just 3 mins walk to the railway station and 5 mins to the town centre. Well equipped room - it even had an ironing board and iron! Big south facing window. Nice little garden out front where you could sit.

The bed was fine but the pillows were dreadful - too big and lumpy I ended up using a folded up towel for the pillow and I slept badly.... My only complaint.

Ideal location for visiting Dumfries

Comfortable and friendly B&B in a central location in Dumfries. An overnight stop to break our journey and see a bit more of Dumfries worked very well. A good size room, which was very comfortable and we enjoyed our breakfast! A ten minute walk takes you to the centre of Dumfries or the river.

They were very accommodating and went above and beyond to make us comfortable. Right from checking in, they offered us their umbrella to get to our annexe room as it was heavy rain. The next day, my autistic daughter had a meltdown and couldn't go to the dining area to eat. They bought our breakfast to us, allowing my daughter to be able to calm down.
