Advertised as self catering accommodation but other than a very small fridge (couldn't put in a pint of milk) and a kettle there was no catering facilities.
Difficult to get parked nearby due to all the guest houses in the area.
Felt like we were the only people in the building - would have preferred to be met at the beginning of the stay.

Disappointed
The location
Texted with problems (see screenshot in photos), and the text shows as being read straight away. Said we didn't want to be disturbed that night, so I'd be in touch in the morning. Sent two texts and tried to call three times during the next day. Eventually, I got a call after 6 pm saying she was busy until 9 pm. I was glad that she brought round a softer pillow because all but one of the pillows we had were very hard. But she turned up with a guy with an adjustable wrench to fix the radiator, and she offered to change the broken toilet seat. But we were winding down and didn't want all the upheaval and intrusion, plus it was hardly worth it 13 hours before our check out, plus although I'd explained that the radiator needed the air bleeding out of it, the guy didn't have a radiator key with him. There was a general sense of the proprietor(s) putting as little into the property as possible: peeling wallpaper, dirty mirror, toilet seat hanging off, radiator three quarters full of air, bathroom towel rail/heater hanging off the wall, shelf sloping downwards and resting on something jammed between it and the radiator to stop it coming off the wall, no coat hooks anwhere in the room, plastic plants infront of the property while the other guesthouses had real plants, loads of air freshener devices up the stairwell. It just didn't feel like a cared-for space and therefore didn't feel like good value for money. Plus the practical issues of the room being cold and the toilet being difficult to sit on!

It’s in a central location which is handy for the town centre
Parking is extremely difficult and the room was very small with a tiny bathroom. Expensive for the size of the room considering there was no breakfast either

Not to be reccomended
Host let us in 2 hours early and helped carry the small cases up last flight of stairs. Location was great.
There was no welcome package in
the room, 2 teabags and no milk at all.
The mirror was also dirty. I do not think it was worth £100 a night. The bedroom was really small and awkward to have the sink in the bedroom. The bathroom is tiny and the shower water was barely warm.
We were freezing cold and no access to any heating as radiators in our room was stone cold all weekend and the outside temperature had fallen dramatically as it rained non stop for the first 2 days.
The lack of space and flat surfaces was inconvenient as I was constantly picking things up off the floor.
The pillows were rock hard so not much sleep either. There was a broken bulb in the main light which had not been replaced.
Total lack of any personal service, the host didn't even introduce herself when we arrived and it was the only time we saw her during our 4 day stay. Yes I did get the welcome package the next day but I feel this is only because I asked for a room freshen.I am unsurprisingly now full of cold after a uncomfortable, freezing and sleepless stay at Lyndhurst.

Avoid This B&B – A Nightmare for Disabled Guests
Booked this place for my daughter’s birthday — ended up ruining the trip. Despite declaring disability on the form, we were given a room only accessible via 4 flights of stairs. No lift, no help, no empathy by the host
The first-floor room we were moved to was cramped, mouldy, and had a sliding door bathroom too tight for anyone with mobility issues. My asthmatic daughter couldn’t use the shower due to black mould. No parking, misleading photos, and zero hospitality.
The host ignored calls, refused refund even when had no room to accommodate for 3rd night despite paid and besides Booking.com’s support, and threatened to call the police when I asked for basic accountability. She should be reported — not running a guest house. She is profiting off people's trust. What should have been a joyful birthday celebration turned into a nightmare. We left with our money taken, our time wasted, and our hearts heavy.
This place is a scam dressed up as a B&B. Stay away. The host BARBARA has shockingly inconsiderate attitude toward guests.

The location was awesome as it was a few seconds walk from all the restaurants and shops and the hotel was dog friendly too so I was able to bring my dog along too.

Enjoyable stay
Location is great and room a good size and comfortable. Communication with owners good and they were kind enough to upgrade my room when they received a cancellation.
The only thing I would add is that £100 per night is quite expensive given breakfast is not included. Other accommodation in the area is similarly priced and includes breakfast.

Overall, a really lovely stay. Fabulous location, fabulous service, very clean and tidy!
Very clean and comfortable and more room than I expected. Window you can open to let in some fresh air in which was appreciated as I sleep with a window open. You can come and go as you please and it takes only a couple of minutes walk before you're in the town centre so the location is fantastic!
The pressure of the water in the shower could be better but I appreciate it can be difficult to achieve this. Having breakfast would be great too though it was nice to try all few local places in town such as Henry's which was lovely!
