hotel should not be open during building work

The hotel sat by the river, offering stunning views. The hotel is truly exquisite, and its decoration perfectly complements the environment.
The sole drawback was the breakfast during the weekend. The hotel appeared to struggle with replenishing supplies.

Very beautiful hotel, especially interesting for those who are interested in art and history. Infrastructure in the room is a bit outdated but clean and the unique atmosphere of the place fully compensates that. The staff is very friendly and helpful. It was not a problem to leave a luggage for a few hours after check-out. Location is excellent for sightseeing, just in the heart of the old town.

The location, staff and history was allll great!!!
Very very noisy outside at night and the water pressure was very low…

Great location on the ponté Vecchia
Great host / staff
Breakfast was lovely
15 min walk to the leaning power of Pisa
Bit tricky driving to the parking lot as it’s in ZTL area but great bonus

Breakfast and location good, cool strange hotel. Need a bit of love

The staff were superb. The location was excellent. The room was large.
The room was cold, primarily because the central heating was not effective. The staff quickly supplied an electric heater which helped.
The shower was very small, and the water was tepid at best.

Breakfast was satisfying, Sacha and her colleague were extremely helpful and looked after us very well. The location couldn’t be better, reception staff and cleaners were also very friendly and helpful
The bedroom view😂

This hotel has so much charm and fully lives up to its name (The Royal Victoria). The ceilings are high and slightly peeling. Stunning River Arno view.

Location
Really noisy setting, no hot water in the shower, bowed beds

Beds uncomfortably, air not great

Lovely faded Art Deco Hotel in a great location by the river in Pisa. Artwork and artefacts from the past on display. Old fashioned ‘phone and radiator in room (which we liked), also has air conditioning. Friendly staff and room service could be ordered. We were able to sit out on the lacing with a pot of tea. Breakfast was very good with a great selection (continental style).
Shower probably needs updating. More fresh fruit at Breakfast. But enjoyed our stay.

elementary breakfast and not fresh
The bathroom was extremely dirty, so the first thing I did was call them to come and clean it, instead of resting

Right on the river. Great location
With great location comes loud bars nearby

The quaintness and the location
The bathroom was very outdated, there were cockroaches scampering around in the bathroom in the morning, the twin beds were the size of a baby crib, and the noise from the bar next door was going strong till 5 in the morning.

I loved the faded grandeur of the hotel. I felt I was on a set of Room with a View.
I had a room facing the Arno which proved to be noisy with revelers out until 4 am. The bed was of poor quality

An absolutely wonderful hotel – elegant, stylish, and truly unforgettable! The rooms are huge, bright, and airy with impressively high ceilings. From our window, we had the most stunning view of the river. The location is perfect – right in the very center, just a short street away from the tower. Everything is within walking distance: restaurants, shops, and beautiful viewpoints.
The beds are incredibly comfortable, with fresh, fragrant bed linen. The bathroom was well stocked with plenty of towels, as well as shower gels and shampoos. Breakfast was delicious, served at convenient hours between 7 and 10.
The staff was extremely kind and welcoming. We even managed to check in a little earlier than expected, and our room was already prepared for us.
I can wholeheartedly recommend this hotel – 100% worth staying at!

The location was ideal and outside view of hotel was nice.
The hotel is trying to keep the victorian style but it comes across as incredibly dated. The hotel gives a haunted type of vibe and doesn’t feel incredibly secure. I felt the staff didn’t seem overly happy to see you (maybe just a bad day). It’s quite busy at the bridge bit outside and I don’t think I would feel safe to wander around outside at night. The bedroom seemed heavily neglected and was uncomfortable. We had breakfast included but decided on our own accord to leave the hotel early and go somewhere else, as the breakfast hall seemed quiet with small selection of food and uninviting.
I think a good bit of redecoration or even a couple coats of paint and new furniture would spruce the place up a bit. The doors felt flimsy and I didn’t feel incredibly safe if someone was to try come in. There were no amenities like a kettle or coffee in the room and the shower wouldn’t warm up. The plug socket didn’t really work and the TV is very small and away from the bed. The ceiling was a high ceiling with what was at one time a design on it but now it just looks like a big damp stain when you walk in.
There was a lot of dust and dirt on the floor especially under the bed and there was mold visible in some areas which is upsetting. The views were quite poor too as we were facing a wall where it is advertised that you are facing the beautiful river at the front. The room was very warm not sure if there was any aircon in the room. It also had a damp smell about the full hotel. I understand that it is an old hotel but it didn’t feel charming to me, more scary and outdated.

Breakfast was better than expected. Very nice staff at breakfast. The location and history of the hotel was fantastic.
The AC wasn't the best, the room was very warm however it's the middle of summer so I can't be too harsh.

This is the oldest hotel in Italy (1050) so it's very special and super quirky.
The staff were lovely and helpful when we needed to order coffee at breakfast, store luggage and call a cab quick (due to torrential rain).
We had 2 rooms for our family of 4 which were on different floors.
The plumbing is old so the cistern took a long time to fill up - which was annoying when I was trying to sleep - but eventually it did.

We had a fantastic stay at the Royal Victoria Hotel! The location is perfect—just a short walk through charming little streets to the heart of Pisa. The hotel’s historic charm and beautiful views made it feel really special. The staff were super friendly and helpful throughout our stay. A highlight was the cooking class with Claudio and Lorenzo—such a fun experience making fresh pasta and enjoying a delicious dinner we prepared ourselves! Highly recommended!
We can’t fault the hotel! We just drove around in circles for a bit while looking for the parking but the hotel staff were able to direct and accommodate us!

Location was excellent, facing the river and quiet when the windows were shut due to the air conditioning. The staff were very helpful and we enjoyed sitting on the roof garden with a cocktail in the evening. These were cheap in comparison to UK. around 7.5 euros. The furniture is old and very beautiful. We were in easy walking distance of the Tower, etc. and the side streets were great to wander in.
We took a train to the Pisa Marina, trains are cheap, and had lunch down there and a train to Lucca on another day. There are buses to the station.
I think they need a better sitting room for visitors with a few more comfortable chairs and sofas and perhaps a proper bar.
The drinks had to be ordered at Reception and brought up to the Terrace.

Staff were all very helpful and friendly.
Breakfast was very good with plenty of choice.
Bags of old world charm.
Rooms are a little tired and in need of redecoration.
Public areas could be cleaner.

Very quirky, cute hotel. Central and along the river. Breakfast was very good. Lovely toiletries and towels were very good. Bed surprisingly comfortable.
The air conditioning didn't work and the room was stifling. No air through window in our room and room door banging all night. Shower cubical tiny.

Couldn’t be in a better location and the property has so much history so even though the rooms are very dated you can understand why
The beds weren’t amazingly comfy and the bathroom/shower was questionable. A/C functioned OK but not very strong for the size of the room.

Location
I understand property old.
Air conditioning noisy and not working great. Bathroom door did not close. Toilet difficulty in flushing. Shower very small.

Great Location , loved the old world charm of the interior
Breakfast a bit lacking

This is a very exceptional hotel but if you stay here, make sure you don’t accept any room on the eastern wall overlooking the side lane as you will definitely be awaken at 5:00am every day when they power wash the laneway. The lane is also a meeting point for local hoods and 2:00am-4:00am fighting and smashing glass bottles is a regular event…. The hotel and staff are great. The rooms are clean and breakfast is also good… The common areas are filled with antiques and the hotel has a great feel about it… Just a huge shame about the room, located on the eastern side which meant we could never have a good night sleep….

This hotel COULD BE stunning.
Some of the public areas are charming.
It needs of a lot of renovations particularly the rooms. The rooms are big but poor and in need of a complete makeover.
The bathroom was bad and so small.
The beds are cheap and my daughter's bed was broken.

Location was right in the heart of Pisa and everything was walkable. Easy to get to from the train station even with suitcases. Hotel itself was really cool and historic. View over the river from the rooms was epic.
The downside of being historic is that nobody has maintained it and it's showing signs of significant wear. Stains on the walls from previous water damage, window frames split and damaged, wafer thin mattress, no aircon. The windows were also incredibly thin so our river view came with the downside that you could hear all the crowds of drinkers who sit on the wall until late into the night / early morning. Top tip - bring ear plugs.

The room was cleaned very day, location was great only a 15 minute walk from the Central Station. Plenty of shops, cafes and bars. Leaning Tower was 10 minutes walking distance from hotel. Very old and quirky.
The continental breakfast was very basic and tea, coffee facilities would have been nice in room. No hot food menu only drinks (cocktails etc). Problems with TV Remote breaking down on numerous occasions. Wifi not a problem. We thought the "City Tax" was included in the price as Booking.Com shows on our invoice as "inclusive of all charges and Taxes" which was not true. This had to be paid before checking out.

Lovely big room - super interesting building, decor, artefacts antique/period furniture
Location ideal, all sites of interest within walking distance. Loved the history.
Plumbing understandably dated and noisy.
Shower cubicle was very small. Persons of larger proportions would find it difficult to get in.

The history of the hotel and great location. Comfortable beds.
At night the noise travels through the hotel inside and out and can disturb sleep.

The location and staff are wonderful!
The shower pressure was not great. It could use a small refrigerator in the room. The beds were fine, but not the most comfortable that I’ve slept on. The furniture was a bit rough, the drawers would get stuck and you couldn’t open/close them. The free breakfast was terrible, worst croissants I’ve ever had and not a great variety of foods.

Excellent location in city center, extremely interesting history, unusual rooms (to me!)
