Good location a short drive from city center; free parking. Staff were very friendly and helpful. Good restaurant on premises and breakfast selection good.
Needs an upgrade. Carpet and sofa were dirty and stained. Furniture was dated and chipped. The hotel is functional but lacks charm.

We had a lovely six days at the hotel in the middle of August. All staff that we encountered (front desk, house keeping and breakfast room) were, without exception, friendly and helpful. We had a third floor triple room for two with wonderful views south towards Assisi. The hotel had plenty of easy parking and was a gentle, uphill, twenty minute walk to the Piazza IX Novembre via the Etruscan Arch. The 5th floor, rooftop facilities were excellent; a nice dipping pool, plenty of covered seating and spectacular views of the Umbrian countryside. We had no issues with the quality of the room and ensuite. The air conditioning was quiet and we could open a window (!). The buffet breakfast was plentiful, comprehensive and constantly being replenished by the friendly staff.

the only thing i did not like was the pool, it was a bit dirty no towels where available, and it was untidy.

The hotel is a little run down. The carpet is worn out, the toilet leaked, the pool is really small and the solarium only had 4 sun lounges

The friendly attitude of the concierge staff - they help me with all the information I needed and offer their support in some situations. The cleanliness of all the spaces, the pool on the roof - with a amazing view to the hills of Umbria - everything made my short stay a memorable one.

The staff were so friendly and helpful while the conciege staff spoke English which made a big difference. The breakfast was varied and consistent. Pleasant hotel for 2-3 days.
It's about a 20 minute walk to the old fortified city and it includes some steep climbs. You need to be fit or want to get fit.
As a suggestion, I think the hotel could do with a freshen up. I think the four star rating is very generous. Paint the corridors and introduce some international TV channels. I think international visitors would appreciate this. 253 channels in Italian is great if you're a local.

The roof terrace is stunning. You can see the entire Umbria from there and the nice town of Assisi.

Great communication with the reception, fast and smooth messages helped us to get from the airport. Great breakfast, delicious coffee and staff really helpful and caring. It was a really pleasure to stay in that hotel. Stunning View from the panoramic tarace!

An excellent hotel, with great roof terrace with amazing views and swimming pool. Swimming pool is not big but it wasn’t crowded. Rooms are very comfortable and clean, and bathrooms are especially nice. Hotel is a bit of a walk from the historical city center, but that is the price to pay for a swimming pool. Stuff is very kind and helpful.

No bar and no restaurant on premises. Minibar in the room was empty. One elevator could not keep up with the demand. Breakfast was not something a 4* hotel would offer.

Decent quiet location.
Breakfast was so poor that you wouldn't call it so. Very little choises and everything running out at only 1 hour after buffet opening. Got down at 8.30 and almost empty trays. Far from 4 star breakfast, very disappointing.

We liked the room was very clean and warm enough for the period of time when we visited, it had nice surroundings, the staff was great and treated us nicely even though we arrived later than expected. We also had a breakfast included which was delicious, rich and diverse.
We stayed in a room where I think we were maybe too far away from the wifi router, because the only area where we could have used the wifi was in the lobby, even though they said it's great. Maybe in other rooms it is different, but in this room we had no wifi.

Unless travelling by car, it is a bit far off the centre and buses don't always stop in front of the hotel. If you don't feel like going out the hotel does not have lunch / dinner options and the restaurant in front of the hotel is closed.

Very nice and quiet hotel at 20 minutes' walk to central Perugia. Spacious and comfortable room (and bathroom). Good wifi. Excelent value for money breakfast. Free wide parking is a real bonus that the kind receprtionist allowed us to continue using on the day of our departure (...all staff were kind and professional)

For 50 EUR/night - excellent. Slightly renovated rooms (although there are some parts left unfinished or untouched), new bathroom fittings, excellent soundproofing, friendly staff. 20 minutes by foot to the centro, 15 minutes by bus to the train station. Quiet and nice location uphill.
Breakfast is very poor and food starts to disappear after 9 AM although the breakfast is till 10AM. Nothing is replenished and the staff starts to clean the tables. Wi-Fi didn't work in the rooms.

The staff were very nice, decent, caring, engaging p, hard working people. I will have to give them that, they hire incredible staff.
The hotel is a bit shabby. The wood baseboards next to the elevator on our floor are falling off and rotten - that should be replaced. The phones do not work in the rooms and the front desk were using their personal cell phones to make calls for the customers. Their is no restaurant that is open. The worst thing however is the location. It’s nice enough where it is but it is a very long walk to the city centre and the cabs ate a joke in Perusia. You just cannot get one. The hotel and the restaurants had to call and call and call. All they got was busy signals or if they did pick up they would tell you they are too busy now, call back later. When you are trying to get to a dinner reservation or to catch your train, this is unacceptable. Not the hotels fault mind you, but you are much better off booking a hotel downtown.
