My suitcase was hell heavy but she took it to my beautiful room :) than having her trust to have the keys of the front door and my room without having to be watched coming or leaving was even extraordinary! Freedom with assistance when needed !!! It’s definitely like staying in a kind humble family friendly atmosphere but they are around if you need them :) the German shepherd dog added the blooming of the sweet home touch :) plus the location is perfect as you wake up listening to birds , watching ducks flirting from the window 😜and the back architecture of the town beautiful buildings:) lovely view ! Next time I will book room 7 balcony:) to walk to the center you just have to handle few steps to be in the center so it’s wonderful!!! Excellent even deserves 7 stars ! The lady room cleaner is adorable as she just follow your schedule! Lucky you if you meet the Father for an early Buongiorno:) it’s just a wonderful family making you feel home without hypocrisy or extra of whatever expectations you are looking for 🤣😜so definitely I felt home and welcomed and I will always bless them for delivering the best to make me feel at home ! Plus you have a beautiful church ⛪️ next door:) stunning! To see :) so it was a 7 stars with a tiny affordable price !!! I can’t wait to go again there :)

Cozy hotel nearby the University

Central position in Perugia, with parking. Very close to the historical center and the University. The owner was very kind: allowed for and early check in and took care of the paperwork for accessing in Ztl with the car.

A bit difficult to reach if you don't have a small car.

Friendly, clean, small family run hotel in an historic but quiet and leafy suburb . 10 minutes walk to the centre. As a single female traveller I felt safe and well advised and looked after. I had a lovely balcony overlooking a beautiful garden. Lots of restaurants and a local shop nearby.

No complaints. Some people might suggest it needs some updating but as a two star it is fine.

Comfortable, accomodation, really close to the city center. Dont' expect anything super modern but everything works the right way and it's simple yet comfortable.

I liked the location (walking distance to the centre), the room itself - clean, comfy, with a nice view, calm neighbourhood. The host was very sweet and helpful. The perfect room for resting, relaxing, working. Highly recommend!

Great little hotel close to the centre.

Very friendly and helpful staff, great, quiet location, close to the centre (just 233 steps up the hill!), spacious room with comfortable bathroom, lovely view. Parking space available. WiFi available, bit temperamental but I think it was due to UJ crowd overload.

We stayed In extremely hot weather and it was bit warm, owner provided the fan which helped a lot, albeit air conditioning would have been 5*!

Bad customer service

I stayed at hotel San Sebastiano for 2 nights and was charged for 6 nights. When I got to the hotel room the bedsheets had not been washed and the floors were dirty. The bed was very uncomfortable and the walls were thin so I could hear my neighbors and the street noise all night. It was so noisy that my friend and I did not sleep at all the first night. In the morning, I went to speak with the front desk agent and asked for a refund. She told me she did not speak English and could not help me. I waited until the afternoon when another front desk agent arrived for her shift. I knew she could help me because we had had a long conversation in English the night I arrived. She pointed me to some fun activities happening in Perugia, gave me directions to the city center and told me about the hotel facilities. However, when I went to speak with the agent that afternoon to ask for a refund, she told me she did not speak English. I was very confused since the previous night she spoke fluent English. I asked if I could speak to a manager or someone who could help me and she told me she did not understand. I logged into my booking.com account and requested a cancellation but no one at the hotel or booking.com ever got back to me. I spent 1 more night at the hotel while I searched for another place to stay and returned my key to the front desk in the early morning. I am so disappointed with the customer service at Hotel San Sebastiano. I would not recommend staying at this hotel.

Superb

The receptionist guided me to the parking for the motorbike. It's private and secure and just about 50 meters from the hotel door. The room was as described. The shutters are great to keep the early morning sun out. There was ample wardrobe space and plenty of hangers. The hotel's on a quiet street only a few minutes walk to the Etruscan arch and main square.

Grumpy about damaging the van but overall happy.

Location for old town.

The hotel was a little difficult to find due to the one way system around the historic centre. Beware the last corner before the hotel, I scraped my camper van on a low wall there but it should be fine for a normal car. The owners and staff were really nice and it is a wonderful city to visit. No problem finding restaurants to eat in.

A great place in the center of Perugia

A amazing welcome. A good help to park our car which was full in a secure place. The bedroom was simple but lovely and super clean, with a great view. The location is perfect to enjoy the city, all by walk. I would definitely come back to that place

The economy room bed is very narrow, shoupd not be considered appropriate for two people. They have no kitchen, there is no possibility to eat at the hotel. There is no view.
