No response from hotel in emergency situation.

The property and hotel was fine and lovely.

It was midnight and the code to the front door wasn’t working. We called the two numbers available to the hotel to help, no one answered. Locals and passers by tried to help, we had to bang on the windows, waking another guest up to let us in. We tried the code again in the morning and it still wasn’t working. We have messaged the property and still nothing back from them. We were 4 20 year old girls at midnight in the cold with a flight to catch in the morning and no response from the hotel.

Directions to the hotel could have been clearer. GPS often struggled because of all of the little alleyways in Venice.

Great spot, about 15min walk from Venice central station. Lots of good food options around and good shops for anything quick and souvenirs (but watch for fakes too)

The rooms were very spacious and beautifully decorated. They were very clean & the maids were very attentive. The location was excellent as 5 minutes from a waterbus stop.

Exceptional place

Excellent location! There are supermarket and great restaurant literary 5 meters away. Our room number was 9 and we had two cozy balconies. Very comfortable beds, air conditioning, complementary water and coffee in the rooms and in the lobby. There is luggage room on the ground floor to leave your baggage before chek-in or after the cheek-out.

Great easy stay in a perfect location for Venice touristing

Fine place to stay for a night in Venice, it's clean and easy to access at all times, you can leave your luggage if you need in the closet. Not the most fancy/most beautiful but fine if you are just there passing by. Great location!

The place is tricky to find but the owner sent us a map and google map finally gots its act together and actually worked. The place is very close to all the tourist sites and very clean and comfortable. They sent us a link to register and pay after we booked on booking.com on a different link and register on the system. I was skeptical about it but it looks to have worked. I would have like to pay on booking.com online because giving my card details on a link provided by a message felt really unsafe. That is my only complaint! The place was nice, very clean and they give you pin and codes for the outside entrance and room, which was convenient for us.

Brillant Location, lovely staff

Brilliant location, the bed was comfortable, and there was plenty of room for the whole group. The bathroom was good and the facilities were great. The staff, while minimal as the check in is done digital, was super friendly and she was lovely, friendly, and even made sure we didn’t oversleep breakfast. I would stay here again in a heart beat

It was very nice, can’t really complain. We were there during carnival so the extra noise and masses of people were expected. We were on the top floor, so distance from the hectic. The seagulls can be noisy in the morning, not the hotels fault at all, so maybe bring earplugs if your a light sleeper. The heating was also quite powerful, and it took us a bit to figure out how to turn it off.

Great room! Was not aware breakfast was included not communicated well. Check process was self service communication via whats app for get in code etc. Luggage storage available if you arrive early. No room keys everything is via personal code. Very spacious room and bathroom.

A very good place to stat

Location was perfect, easy to reach from the train station and very close to main attractions. Just across the building, a supermarket and a superb restaurant. Very lively place. Hotel was furnished modern, room was clean and with perfect aircondioning. The open buffet breakfast served exceeded our expectations, the lady - Ms.Teresa helping at the breakfast was very nice and friendly.

The bad smell at the main entrance - possibly from the toilette inside locker room was irritating. But there was none during the breakfast times so it might be something occational

Smelly, leaky & noisy

We liked the location.

Our room, the room #1, smelt so badly of sewer and the shower had hair all over it. Once we looked around, we noticed there was a leak running along the bathroom wall. We messaged the property and the next day they sent someone to fix it, however, when we returned later that day after they said it was fixed, it still smelt awfully of sewer and the leak was still there. Also, it was very noisy in the morning because the breakfast room was right outside our door. Would not recommend if you are staying in room #1.
