Our booking was changed from Ca' Morosini to Hotel Grifoni due to “renovations” at Ca' Morosini. We agreed to the change and that part was fine. On the positive side: great location and the option to make coffee/tea in the lobby.

What I didn’t like was the constant messages asking us to pay the city tax through a third-party website and to send scans of our passports. Some of the messages included incorrect links, which didn’t help. We stayed in Venice in December, and the AC unit (with heating function) was extremely loud — we couldn’t sleep because water kept running inside it and the noise was really disturbing. The cleaning was okay, but… the cleaning lady used our toilet twice in a row and didn’t flush afterwards. I mean she flushed but not properly...

Excellently located in a central location in Campo Santo Stefano, clean room, towels changed daily. The Pisani room on the second floor was a reasonable size. Easy check in and hosts answered any queries promptly. Could leave luggage on arrival, allowing us to explore from day one. Just outside the property there were two lovely cafes for breakfast. Walking distance to St Marks square and all other sites. Would recommend.

whilst there was a communal area to sit and make a coffee or tea, it would have been nice to have a bottle of water in the room

Property has an authentic feel being on the farm. Which has been family run for over 90 years.

Had no coffee / milk / sugar etc. you’d think they have some as complimentary. Also the next door flat, if they are on the balcony, well they may as well be on your balcony there is no distance so if your neighbours are noisy then you will hear it .

Don't stay here.

There is no one available to assist in emergency situations such as power outages. The property manager states in several responses that staff is always available. That is not true. Several people staying at the property were locked out due to a power outage. That is not the issue. The issue is that to restore the power, the circuit box inside the building had to be reset. We couldn't get into the building. There was no answer to phone calls or messages until the following day. Eventually a permanent resident opened the door. This happened the first of what was to be a 3 night stay. I left the next day. I am still waiting for my money to be refunded. This was unacceptable. It's a great location, but don't stay here. Believe the comments that say management is unresponsive.

The location of the place was good, and I appreciated the small box with personal hygiene products and also the body lotion.

We stayed at this place in Venice for 4 nights and it was a very disappointing experience. From the first day, we found ants in the bed, near the trash bin, and around the toilet. The fridge didn’t work, and there was no internet connection at all. I messaged the host because I needed to keep something cold, and he/she just told me they didn’t have another fridge, no solution offered. The next day, I contacted him/her again about the internet, and he/she simply left me on seen and never replied. That was the last time I heard from him/her. I ended up spending 5 days without internet. The room itself was much smaller than it looked in the pictures, and I felt misled. Someone apparently came for cleaning every day, but I have no idea what they were doing, apart from changing our towels and making the bed, the ants never disappeared, and there was still dust in several spots, including on the bathroom mirror light fixture. Overall, this place is absolutely not worth it, and I’m shocked by the high rating it has on Booking. I’m a Genius Level 3 user and have stayed in many accommodations, but none like this one. I definitely do not recommend it.

Away from the crowds but not too far from all areas

Location was great. We don’t mind walking and it was located a short walk from the Grand Canal from the airport or Vaporetto. It is located by a piazza with plenty of restaurants and Cicchetti.

Perfect hotel in the coziest location, clean and beautiful

We had a fantastic 2-night stay! The place was clean, cozy, and exactly what we needed for our time in Venice. The hosts were incredibly friendly and provided clear instructions for entering, which made everything smooth and easy. The room, while a bit small, was perfectly comfortable and great value for the price. Plus, the location is simply unbeatable—right on a beautiful square, with so many attractions just a short walk away. It made exploring Venice incredibly convenient and enjoyable. Would definitely recommend this place for anyone looking for a charming and well-located stay in the heart of the city!

True feedback on the stay in the hotel

The location is not far from San Marco Square (about 700 m). It is the only plus.

I booked a room for two nights with two single beds for me and my daughter-teenager ( the remark about two separate beds was copied in the notices during the booking). When we entered the toom, we found only one big bed. There was no one at the reception. During 3 days I saw the staff of the hotel only once to solve the problem with beds (after my request they brought a single bed to the room). The only possible way to contact the staff was via Wazzup. I tried to solve this question with them online, but they were very unfriendly and tried to persuade me that they had never had rooms with twin beds ( however this offer is still available on the page of this hotel on booking.com). If I knew at once that there was no such an option of two separate beds,I would have never ordered this hotel.The room is rather small and has got very thin walls, so you can hear everything what people say next door to you.The worst thing is that the trip was a present to my daughter for her birthday and was spoiled from the early beginning. I have been using Booking.com for many years, but it is the first time when I got such a bad experience of unfriendly hotel staff and very weak support from Booking.com.Hope the owner(s) of the hotel will pay attention to this feedback to improve the service.

The hotel in campo San Stefano, with restaurants, shops, a museum and a chapel. So the area is very lively and a walking distance to San Marco square. The room is clean and the staff was very helpful in giving directions to get to the hotel. The owner also gave us great recommendations for our stay in Venice and was also kind enough to allow us to keep our luggage in the hotel after check out to allow us to spend time in the city freely prior to our train departure.

The hotel doesn’t have an elevator so make sure to carry small (20 kg bag or smaller) when traveling there, also we didn’t feel that the room door was very secure, we could see the outside light through a crack between the door and the frame.

Pleasant

The location is quite convenient to walk to the sightseeing points. It closes to one water bus stop so it is also a plus in case you don't like to walk a lot. The staff is nice and friendly.

Even though the staff is friendly but it took her sometimes to respond to my messages. It took her a couple days to see and reply so it was quite inconvenient at first. The cups and water bottle provided my room weren't quite clean. I saw stains on them so I didn't use them at all. The building is old (which is very common in Venice) so sometimes I sensed this old, rusty smell but not sure it is only me or anyone can smell it.

shower was broke , Wi-Fi didn’t work , for breakfast here is only kettle and caps, without spoon , I don’t understand how I should mix sugar in the cap. The door in our room was in spots. When we checked out , the host write me that we damaged the furniture in the breakfast room. The kettle has been left too hot near the wooden furniture. 😞 I didn’t mind in this, but it’s can be happens because in the hotel very little space. My mood is spoiled after this message
