Excellent location, short walk from piazza San Marco and teatro Fenice. Tucked away in a side calle, it’s a historical building refurnished as a small hotel. The owner/receptionists were super kind, communicated clearly via WhatsApp and suggested a nice spot for breakfast on the last day. They are at reception only during the morning, but if you arrive in the afternoon/night you’ll have a code to access the building and you’ll find the room key ready. I was in the smallest room, which was still a good size and had a relatively large bathroom. So overall good space. Fridge and kettle available. The fridge is empty so maybe buy some water on the way in.

The A/C unit kept switching on and off and the noise was weaking me up. Minor thing really, and essentially I set it very low to cool the room and then switched it off. 38 degrees outside and perfectly pleasant inside!

Location is superb, staff are excellent, apartment was super clean. Aircon and other facilities were very good.

How can I describe this wonderful hotel? 😇 Special thanks to Alvise for his exceptional hospitality. 😌 The hotel is very close to Piazza San Marco. If you’re arriving from the airport, simply take the Alilaguna Orange Line and get off at the Santa Maria del Giglio stop. The hotel is just a few steps away.Our flight arrived late at night, long after reception hours, but Alvise had already prepared everything for us. He sent us the entrance code and left our room key ready, making the check-in process incredibly smooth and hassle-free.The location, service, and attention to detail were excellent. I would definitely recommend this hotel to anyone visiting Venice.

Amazing location, close to landmarks but not in a super busy area. Good food places close by. Nice and quiet.

Unfortunately the A/C in our room was broken, we had to go 2/3 nights without. The substitute was a portable fan which didn’t really work. The room was very hot and we were unable to sleep for most of the night. Due to this issue we were swapped into another room on our final night which was quite nice and had working A/C! Besides this inconvenience it’s a nice hotel and the final night was great!
