The hotel was lovely and the Receptionist was so helpful with our difficulty. We could leave the bags there whilst touring Venice. Just beware that the check in instructions are not always accurate, they said we should go to the Terino to book in but actually we were fine going straight to the hotel. Location was great too, right next to a water bus stop.

We were a little suprised to be taken to another building a short walk away. Sadly no lift at this one. Lovely room, well stocked fridge (free drinks). Balcony and great air con a bonus. Location very close to Giglio water bus station. Opaque bathroom door no fun when you can see your mate on the loo.

Stayed here one night and never write reviews but what a scam. “AC” is let out through a tiny crack on the floor. When we reached out, the host said he couldn’t do anything and to open a window. So we left hot and with about 40 bug bites all over. Save your money and stay away from here. Also the place smelled

This property is misleadingly listed as a hotel, but it did not meet the basic expectations of one. I originally booked a room with Palazzo Pianca but was instead taken to an entirely different building. There appeared to be one individual managing several locations, and there was no signage to indicate where to check in. We were approached on the street by this person and escorted to what was described as our accommodation. While the check-in process seemed standard at first, we were then walked to a separate, unmarked building. The room’s air conditioning unit was non-functional, and the same individual who checked us in attempted to fix it with no success. When we raised concerns, the management showed little interest in resolving the issues and responded dismissively, saying, "Well, this is Italy." Overall, this experience was disappointing and unprofessional. I would not recommend staying here

Very nice stay in a gorgeous room, well stocked bathroom, with all amenities. Location is great for all of the sights you come to Venice for, though you do have to go a little further out to find good restaurants. Daily cleaning and mini-bar stocking was great. Could have done with a larger bin for rubbish within the room. The only friction really was trying to figure out the check-in process if arriving outside of hours (8am-4pm). Hotel Torino, round the corner, is the 24/h check-in location, which is fine, but it took a couple of days for email/text replies to confirm the process ahead of our stay.

This property is difficult to find. All other hotels in area have huge signs. This one a small 6 x 4 maybe on doorbell. I wasn't the only guest whom had trouble finding it. Nice place, convenient to the square, within walking distance. Room was nice. My biggest beef was, because i have no upper body strength, it was difficult for me to push those solid wooden doors open. Overall, it was nice!

Unfortunately i was unable to stay here, due to the airline rescheduling my flight, but it looked amazing. They still took my money though which i guess they are entitled to do. Please read the small print, the reception is only open for a short time in the afternoon and isn’t actually at the property. Be aware that you can get a train as far as Venezia St Lucia but after that you have to get the Vaporetto (line 2) or a water taxi. It takes 30 or so minutes. And the streets of Venice are v confusing! My advice unless you are arriving early is to look for a hotel you can walk to easily from Santa Lucia

The location is great - close to all the main attractions and right on a vaporetto stop There are plenty of good bars / restaurants on the doorstep for breakfast (which isn’t offered in the hotel but there was a fridge and coffee machine which was more than enough) Easy to communicate with - very helpful with transfers, restaurants etc The rooms are modern but many retain the charm of the old building (the suite was exceptionally good value)

It was great. Customer service could use improvement, but this is a small boutique type hotel. The annex rooms are not in the same building or square as the main hotel. This should be explained in more detail in the reservation. The annex rooms do not have an elevator. Also not disclosed.

Hi our rooms were in another building Anex did not realize at the time of booking. So it was a bit disappointing since we booked 7 rooms and 2 were in another building. It should have been mentioned on the website. Overall experience was great reception was closed in the evenings so had to what’s app for any issue. Rooms were clean and very comfortable beautifully decorated and all the rooms were excellent. My mother’s room on the 3rd level AC didn’t work properly and it wasn’t as cool as others rooms. Overall we had a great stay and they arranged taxis for us from the hotel to the airport. Staff were co operative and replied to our what’s app message quickly. Reception area should be improved since the rooms were so nice.

This is a great little hotel in a really good location just a 10 minute walk to St Marks Square. Very clean and comfortable. We had a mezzanine room which had a bathroom and living room area with sofa and TV down stairs and a very comfortable bed upstairs. Our son had a sofa bed downstairs which he said was very comfortable too. Toiletries, bath robe and slippers were provided as was a complimentary mini bar which we found handy after a day out sightseeing in mid thirty degree temperatures. Breakfast is not available but this didn't matter as only a two minute walk away is a little place you can buy croissants etc! Staff were very friendly. Would highly recommend this lovely hotel.
