Big quiet comfortable clean room (D1) in historic building in old city centre but 10 min walk from train station. Superb breakfast.

Terrible, however premium price!

Nothing, it was terribly hot.

The weather was hot, however this is a facility with windows that can not open (ok, one window completely locked and the other 2 you can shift them 5cm up). This makes it a greenhouse. When the temperature outside is going down you are with extremely high temperatures inside. There is no AC. There is no functioning ventilator. The one on the roof was bent sideways and made a terrible noise. Moreover is was not ventilating. When I called and asked for a ventilator, I was told to go and pick it up in one of their other hotels. When I asked whether this was a joke, they told me nothing could be done. At midnight I did receive a ventilator by one of the staff which later appeared to be broken! Of course i understand that it’s not their fault for being hot outside, but the fact that the windows cannot open, there is no AC, there is no good ventilation, and the fact that they say FU when you call them, when asking a premium price makes me mad. Well done! Mediocre service for a premium price!

Good but smudgy

Amazing breakfast and staff. Location was also good.

It looked like the floor and bedside tables were cleaned for at least a week… it was a surprise for my girlfriend that she could join on my work trip but I had to clean a lot of dust and some dead ladybugs off the floor first. Also toothpaste stains on the bathroom floor, which were not very inviting. Takes literally two seconds to clean. Very unfortunate.

breakfast was very great and a good selection to choose from. Nice to have tea and coffee available outside of the room. Great to have real soap available in the room rather than the liquid stuff. Very helpful staff who showed you to your room which is very considerate.

As can be expected in the centre of a city plus it being a weekend it was lively! Still a bit too lively at 3-4 in the morning and so I did not get much sleep the first night. They did supply earplugs which I did use. Second night it has rained so the city was much quieter. Beware the steep stairs up to the room, this is a typical Dutch staircase.

Excellent B&B

Great location in the vibrant old town canal area right next to numerous cafes, restaurants, bars, shops and historic buildings. The bedrooms are above the owner’s cafe with a separate entrance. Superb breakfasts are served in the cafe from 8-11am. It is almost impossible to get close to the B&B by car. Better to park in the Springveg car park as it is literally 3 minutes walk away and drag your luggage to the hotel.

Stairs were steep and the stair carpet a bit grubby but the rooms were very clean and comfortable. Springveg car park is VERY expensive but you could consider moving to a cheaper park once checked in

The check in was easy and the staff were very accommodating, helpful and happy. The location is perfect for a stay in Utrecht. The breakfast provided was delicious.

Very disappointing, we left after one night although we had paid for five

The breakfast was a standard tray of food in the café beneath. The location is a very noisy street with late night cafés and bars, and only 50 metres from the Domtower which chimes every 15 minutes.

The room was poorly furnished with no wardrobe or closet, no desk or table, and the one bedside light was too far away to reach from the bed. There was no safe. Tea/coffee making machine was in the hall outside. We had to ask for bath towels.

Delightful B and B

A lovely spacious room well positioned right in the middle of the old town. A delicious breakfast platter was served in the delightful downstairs cafe. Highly recommend this small B and B.

This was our first visit to Utrecht. We loved the city. And would definitely return to this B&B.

Loved the room, location, and especially the breakfasts! The B&B is above its own restaurant and we were able to choose anything we wanted from the extensive and healthy breakfast options.

The nightly rate was a bit higher than we usually pay, but everything about the experience was exceptional.

This was one of our most enjoyable stays. Clean room, cheerful staff, great breakfast, convenience!

We found the place charming and even though the staircase was steep for 2 old people we loved the position and the noise from the bars on Fridaynight didn't really worry us. The staff were so kind and cheerful and we looked forward to our breakfast downstairs each morning. The location is excellent, picturesque and perfect for transport and everything a tourist needs. Thank you to everyone!

The location was perfect for exploring. Breakfast in Anne&Max downstairs was wonderful and the staff were all super friendly and helpful. Altogether a fantastic experience - highly recommended and we would love to stay here again.

The staff from the cafe where you check in were very kind and helped me with my bags as the Dutch staircase was too steep for me.Nice breakfast in the cafe downstairs included with my stay.The location is beautiful as by the canal.Bars and cafes everywhere.My room was the smallest with a view to the garden.

Construction which weak up us at 7 am and did not advised

The room was clean and spacious. Breakfast was good.

There is a loudly noise from downstairs starting from 7 am. Some constructions happening. Nobody advised about that noise in advance when we booked hotel and we had to wake up at 7am which wasn’t in our plan. We are disappointed a lot. It will be great if eggs dishes could be prepared by request. Me and my family don’t like scrambled egged which served my default.

Room was in great location (10 min walk from Utrecht Central) and very comfortable. The breakfast included (next door at Ann&Max) was excellent.

We were so pleased with this stay. The location was wonderful in the heart of old Utrecht. The staff were so friendly, attentive and helpful. The room was quiet and the bed comfortable. The included breakfast was amazing. We'd book again if we return.

Fantastic location Lovely big room, lots of space, wonderful street and canal scene!

Whilst there were coat hooks and a chest of drawers there could have been a small wardrobe to hang clothes out. The advertised double room was lovely but actually 2 single mattresses pushed together. This created a big gap down the middle by the morning. Double mattress would be better.
